Lots happening in St. Louis' Central Corridor including transportation projects.

USDOT, Congressional and Metro officials recently announced a $10.3-million Tiger grant that will go towards funding a new station at St. Louis' innovation district - CORTEX. That funding will cover a majority of the projected $12.9 million project cost.

The balance of the cost is reportedly secured and completion of the new station should be finished in late 2016, early 2017.

Also, the Central West End Station, nestled within the Washington University University Medical Center, will see upgrades and expansion in the near future.

One of St. Louis' dueling outlet malls in suburban Chesterfield, which opened last year, is already in expansion mode.

Many predicted the death of one of the malls - which opened last year and are only two miles apart. However, both are reportedly doing very well.

Chesterfield's St. Louis Premium Outlets is planning a 70,000-square-foot expansion.

The $100 million mall built by Simon Property Group and Woodmont Outlets, which opened last August, is fully occupied and ready to grow, KMOX reports.

Libbey Tucker, Chesterfield's economic development director, told the radio station that the expansion is zoned and ready to go and new tenants are expected to be announced at the beginning of the year.

Here's progress on the Gateway Arch grounds extension (better known as Park Over The Highway or Highway Lid), which reconnects downtown with the riverfront over I-44.

It is PHASE I of a three phase major $400-million renovation of the Archgrounds.

Some new French language street signs - remarking the original street names - and historic markers have already been put into place to identify St. Louis's early settlement as a French colony.

I read somewhere that the French street signs were going all over downtown. Do you know if that's true Archcity? They look good!

Just eight original streets.

The streets to receive new signs are: 1st St., 2nd St., and both sides of Memorial Drive; and Walnut, Market, Chestnut and Pine streets. Street-level descriptive historical markers will also be erected.

The group Les Amis is erecting the signs in celebration of St. Louis' 250th birthday year. It also culminates with the CityArchRiver project.



Les Amis French Heritage Street Sign Project will place street signs denoting the original French names of riverfront streets in downtown St. Louis. The project will detail why the streets were given the names they were, such as "Rue d'Iglise".

St. Louis Arcade Building groundbreaking.

Video

Local officials held a ground-breaking ceremony Tuesday at the Arcade Building in downtown St. Louis.

Crews, however, have been working on the building since early August. Click on the video link to see the progress of the work.

The$118-million renovation, at 800 Olive St., will include 202 lower-priced and 80 market-rate, one- to three-bedroom apartments. The Arcade also will have 13,000 square feet of artist studio space

$55 million apartment project proposed in Clayton

St. Louis Business Journal

Covington Development has proposed the construction of a $55 million luxury apartment and retail project on Maryland Avenue in downtown Clayton.

The project, called Vanguard Clayton, would be built at 8500 Maryland Ave. next to Brown Shoe Co.'s headquarters, the St. Louis Post-Dispatch reports.

It would include 230 apartments on five floors, as well as two levels of parking.

A vacant two-story building currently is on the site, which Covington now has under contract. Covington hopes to begin construction by mid-2015, with completion slated for 2017, according to the newspaper.

Noted Jazz musician and historian, Wynton Marsalis, recently christened the newest preeminent jazz-only center in the country, The Harold and Dorothy Steward Center For Jazz.

The $10-million jazz center took an existing jazz club and restaurant then expanded into neighboring vacant buildings located in Grand Center - St. Louis' primary arts, theater and media district.

-A reconfigured stage and balcony layout with expanded capacity from 150 to 220 seats that allows for unobstructed views of the entire stage from just 25 feet away.

-Acoustical design from Sam Berkow of SIA Acoustics – whose work includes Jazz at Lincoln Center and the SFJazz Center – ensures that the music you came to hear is outstanding no matter where you sit.

-The former Jazz at the Bistro space at 3536 Washington (just east of Grand) has been transformed into Ferring Jazz Bistro and Nancy’s Jazz Lounge. The former is a two-level restaurant, with a three-sided mezzanine that overlooks a main floor stage.

-Nancy’s Jazz Lounge, located adjacent to the Bistro, is equipped with a 90” TV for streaming the live jazz show. It’s a casual, no-reservations space, with the same menu as the Bistro, but where conversation is encouraged rather than discouraged. There is no cover charge at Nancy’s and no minimum for food or drinks.

-Two large rehearsal studios will allow expansion of the JazzU program.

-The larger rehearsal studio will double as a recording studio with an adjacent control booth. The studio will be used to produce college audition recordings for our JazzU students and produce our own educational content, including lectures, master classes, lessons, and performances, that can be distributed through the Jazz St. Louis website.

-The recording booth will also be connected to the Bistro to make audio and video recordings of our performances for streaming on the internet, broadcast over the radio, and for our archives – preserving our history and leaving a legacy for future generations.

-Six soundproof practice rooms will allow students to practice individually, collaborate in small groups, and receive private instruction.

-The resource room will provide a space for students to study music theory, composition, ear training, and recording techniques.

-A student lounge will create a common area for kids from diverse backgrounds to interact, share experiences, and learn from one another in a safe, creative environment.

A grand-opening ceremony was recently held for the chic and metropolitan Magnolia Hotel-St. Louis (formerly The Mayfair).

Purchased by Denver-based Stout Street Hospitality, a nine-month, $15-million renovation was done to the hotel.

The hotel was changed to Stout Street's Magnolia brand, which has hotels in Houston, Dallas, Denver and Omaha.

A number of local and company dignitaries on hand in downtown St. Louis.

St. Louis' Lambert International Airport has been undergoing a gradual transformation in recent years.

Terminal, signage, restaurant and shopping improvements, exterior and lighting improvements, the addition of museum outposts including an interactive children's museum, artwork and other enhancements have given most of Lambert International Airport a fresh new look.

A new $7-million copper roof is currently underway and nearing completion.

The old green roof is nearly gone and the new copper will "bling" out the airport's Main Terminal designed by Minoru Yamasaki who was commissioned to design a new terminal at Lambert.

Completed in 1956, the four-domed design inspired terminals at John F. Kennedy International Airport in New York City and Paris-Charles de Gaulle Airport..

Be sure to catch the new sheen soon because within a year the new copper roof will start advancing into a mature patina.





New interior lighting, signage and flooring at Lambert.

Update on Mongomerty Tower

Plans were submitted to Clayton for conceptual review. SCB out of Chicago is the architect. http://www.scb.com/ Total job cost for the 31story, 546,000 sq. ft building is between $75 and $100 million.

The building will provide 316 apartments, street level retail, and 361 parking spaces on 9 floors. 39 additional spaces will be below grade. There will be an outdoor terrace on floor 31.














SCB does good work. 500 lake shore looks almost identical.

A mixed-use development in The Grove will be anchored by a grocery store and 250 apartments units.

A grocery store and more than 250 market-rate apartments are part of the first phase of a $73.8 million development planned for the eastern end of The Grove neighborhood.

Green Street St. Louis has 4.5 acres of land under contract at 4001 Chouteau Avenue to build the apartments, which will sit atop 65,000 square feet of commercial space, with about half of that space earmarked for a grocery store.

The land is next door to the nearly completed Commerce Bank facility at 901 South Vandeventer Ave. Commerce Bank is the seller of the property. Terms of the deal, which is expected to close in early 2015, were not released.

Brian Pratt, vice president of development for Green Street, said the company is in talks with several St. Louis-area grocery stores as well as a few from outside the region.

The project will include more than 550 parking spaces for public and private use.

Phil Hulse, managing principal of Green Street said the development will serve as “an iconic entrance to The Grove” and introduce new housing alternatives to the neighborhood, which is mostly made up of rehabilitated older buildings.

Pratt said developers are seeking $14 million in subsidies from the city of St. Louis to help finance the development.

Brooks Goedeker, executive director of Park Central Development, a community development corporation serving neighborhoods that include The Grove, called the project a potential “gamechanger” for the area and its future.

“It could really take care of everything for us,” he said. “It’s the biggest site and surface lot we had available in the neighborhood. If we can receive some quality development there, everything else falls into place.”A planned second phase, estimated to cost about $11.7 million, would include another 15 studio apartments with 20,000 square feet of commercial space underneath. Acquisition of that land, at the intersection of Chouteau and Manchester, is being negotiated between Green Street and property owners, which include the city’s Land Reutilization Authority.

Green Street which has $50 million to $100 million in projects underway at any given time, is one of St. Louis largest commercial developers, with 235,000 square feet of commercial space completed or under construction in 2014.

The Grove projects, once complete, would give Green Street two high-profile developments that bookend the area. The company recently completed its work on Urban Chestnut’s $6 million second location at 4465 Manchester Road, on the western edge of The Grove.

Green Street has hired Zanola Co. to complete a feasibility analysis for the first project to assist in finalizing details.

T-Rex is a coworking space and technology incubator located in downtown St. Louis.

Several floors of the eight story building are receiving a multi-phased multi-million update.

This 5th Floor update was completed earlier this month.

There are more than 100 start-ups in this downtown facility.

Minneapolis-based Dominium has started construction on the Arcade Apartments and Webster University-Arcade Campus project.

Contractor Paric Corp. has started construction on the 18-story Arcade Building at Eighth and Olive streets in downtown St. Louis.

The whole rehab will cost $118 million, and involves a mix of federal and state historic tax credits and New Markets Tax Credits.

Webster University will be the development’s main tenant once it opens in 2016. It has committed to a 20-year lease, and will occupy 54,000 square feet spread across the first floor, mezzanine and second floor. It will have room for up to 1,000 students.

The 18-story, 538,000-square-foot building will also include 282 artist lofts and market-rate apartments - with 1, 2, and 3 bedroom apartments, ranging from $563 to $3,560.

The Arcade Building is comprised of two buildings that were joined about a hundred years ago. The first building, the 18-story Wright Building, was completed in 1906. The Arcade Building in 1919 was built around the Wright Building, and the two were joined.
