Yarp... I was hosting on Google photos but the edited my gallery without thinking that it would break the links. I just need to settle on a different hosting spot. Any suggestions?

Not to go negative, but the midrise there definitely has a "chain-hotel-by-the-airport" vibe.

Townhouses are decent.

It's Berkeley Pepperell. It's turned out nicer than its counterpart on Gladstone Street IMO. There's no out front parking lot, it's built to the street while maintaining the porte-coche which is a necessary nuisance for an assisted living facility (ambulances, shuttles, ect).

I've had family in Berkeley before and the places are beautiful and well maintained. It's unfortunate they have a less than ideal urban design but providing housing for people who require home-care is an essential service. They end up looking like hotels but the design, I assume, has safety reasons behind it. I like to think of it this way. The building is adding 75 senior care units to the market. A lot of these units will be rented by seniors that currently live nearby. This will vacate some condos/apartments but most importantly some will be selling the houses they've owned for decades. These older houses will be sold to young families. Some could even be bought up by developers paving the way for higher density projects if they're well located.

Ah, I didn't know it was a seniors' home. That's good, and needed, but still, why do these kinds of facilities get stuck with second-rate architecture?

Having said that, you're right, it's a lot better than the Gladstone building.

The townhouses intrigued me so I looked up the listing. They are offered for $889K but with a property assessment of $1.2 mil, strange. Condo fees $300/mo. The one I saw was 1700 sq ft w/ 3 bedrooms and 2 baths. Decent if unremarkable interior finishes though the bathrooms looked nicer than the typical builder grade. Underground parking and apparently no outdoor green space at all, at least I saw no mention of it.

It seems expensive but given the location I suppose they will find buyers.

Agree. That assessment is likely stale, may reflect a pre-development parcel.

Probably so. PVSC still shows it as an undivided parcel with 2020 assessed value of $1,206,400 and 2021 at $2,206,400. The 2021 assessment is supposed to reflect the physical state of the property at 1 December 2020, which suggests that the individual condo units had not been registered at that date.

Peering around on Viewpoint, it's hard to find something in that nook of town right now under $1M except for student duplexes.

As for the seniors building, I'll mind it less with some tree growth. At the end of the day I don't blame an institution for looking institutional.

Looks like the final phase (the highrise on Quinpool) is in the works. Some data off of Halifax's Development-Only permits page.

Interesting to see that the developer has acquired all the properties west to Preston Street. (The parking lot beside Oxford Learning seems to be missing but I'm sure an omission). 217 units seems to be low and a missed opportunity given its location. I'd love to see what they are proposing.
