Turkish Consulate’s New Tower Across UN Finally Moves Ahead, Offices and Apartments Planned

After more than three years on the drawing board, the replacement tower for Turkey’s Consulate General and Permanent Mission to the United States at 821 First Avenue is finally moving forward. First announced in 2012, the proposed project, known as the Turkevi Center, has commissioned Perkins Eastman as the architects of record. The building will house new offices for the consulate, and diplomatic residences for permanent staff and visitors above.

Architecture firm Chelsea Atelier prepared a conceptual competition design for the project that envisioned a dynamic green-glass tower that complemented the iconic United Nations Secretariat Building across First Avenue. It swooping curves and a crown of geometric filigree evoke Islamic themes and Turkish art and culture. The tower programmed the 17 lower levels for consulate offices and a restaurant, while the upper stories contain residential apartments topped my several tiers of terraces.

Cityfeet reported in 2012 that client-advocacy firm Cresa is serving as the development’s project manager, and recent documents filed by the consulate show the firm remains onboard. The project’s lack of progress is unclear and according to Turkey’s BGN News, rent paid for temporary offices at nearby 825 Third Avenue are costing the country’s Ministry of Foreign Affairs approximately $5 million a year.

Demolition of the site’s two structures: an 11-story office building designed by Harrison & Abramovitz formerly known as the IBM World Trade Corporation Building, and a four-story townhouse, are slated to begin this summer. In relation to the abatement and demolition of the now vacant buildings, an RFP was issued this past summer in search for hazardous materials consultants. Another RFP was issued this past June to purchase 24,132 square feet of inclusionary housing certificates to potentially increase the size of the project. A preliminary schedule reveals the consulate hopes to complete demolition by next spring and begin construction in July of next year. The development is tentatively scheduled for occupancy in late 2018.

The proposed building is directly across from Zeckedorf Development’s 50 United Nations Plaza which is now wrapping up construction. Also in the works is a 27-story mixed-use building located across 46th Street that is being developed by the United Arab Emirates.

First Look at Turkey’s 32-Story Midtown East Consulate Building

A new, 32-story building is set to rise on the east side's Consulate Row. A press release from Perkins Eastman says that the firm's received the go-ahead to move forward with the Turkevi Center, a 200,000 square foot mission, consulate, and residential building for the Republic of Turkey. The Turkevi Center will stand at 821 United Nations Plaza, at the corner of 46th Street and First Avenue, and "feature prominent loggias along the upper floors of the south and east faces, and be stacked atop a podium wrapped in perforated metal paneling."

Perkins Eastman says the building's design, rendered here, is in part modeled after the Turkish crescent. In addition to the residential space for staff and visitors, the building will also have passport and visa branch offices, conference rooms, a multi-purpose prayer room, a fitness center, an auditorium, and underground parking, the press release says.

Perkins Eastman was tapped for the project in October. The building is scheduled to be complete in 2018 and will seek LEED silver status.

35 to 32 as the 35 was for an older design.

Changing the 821 First Avenue to 821 United Nations Plaza gives it a more identifiable address, although they are the same, it will be easier to identify with so many other projects sharing the 1st Avenue title.

Turkey Files Demolition Permits to Make Way for New Consulate Tower

The Republic of Turkey is moving forward with plans for a glassy First Avenue tower that will be the new home of the country’s New York consulate, records show.

Representatives of Turkey filed demolition permits on May 5 for 821 First Ave., at the corner of East 46th Street, and a townhouse next door at 342 E. 46th St. — both of which currently house various Turkish diplomatic offices.

The new 32-story tower will replace the plain, 11-story building that currently sits on at the corner of First Avenue and East 46th Street, as well as the five-story building next door, according to permits filed with the city.

No permits have yet been filed for the new building, but renderings from the architect of the project, Perkins Eastman, show a tower with a curved facade inspired by the crescent that adorns the Turkish flag.

The lower floors of the building will be dedicated to visa and consular offices, while the upper levels will house consulate staff and their families, along with other diplomatic staff, according to a spokesman for Perkins Eastman.

Construction on the new tower is expected to wrap up by 2018, the spokesman said.

Turkey Files Plans For 35-Story Consulate And Apartments At 821 First Avenue

In March, renderings of the Turkevi Center appeared, a planned mission, consulate, and residential tower for the Republic of Turkey. Now the Turkish consulate has filed applications for the 35-story development at 821 First Avenue, at the corner of 46th Street.

The building will reach 563 feet into the air across the street from the United Nations. It will also have an alternate address of 821 United Nations Plaza, as First Avenue is known between 42nd and 49th Streets.

Perkins Eastman is designing the building, which will be partly modeled on the Turkish crescent.

Roughly 102,000 square feet of commercial space will fill the first 15 floors. That includes an auditorium in the cellar levels, several stories of offices, a prayer room, passport and visa branch offices, and outdoor terraces on the seventh, 11th, and 16th floors.

Twenty apartments for staff and visitors will be stacked on top, beginning on the 20th floor. They’ll be divided across 40,915 square feet of residential space, for a typical unit measuring 2,045 square feet. Two apartments will be duplexes, and residents will have access to a gym with a terrace on the 20th floor. There will also be a 20-car garage in the subcellar.

Turkey will demolish its current 12-story building at the corner of 46th and First, and the new structure will fill that lot and an empty one next door. Demolition plans have been filed but not yet approved for the old building, which was constructed in 1958.
