Here's a few updates on current projects

1431 Jefferson - Marriott Hotel


1900 Broadway - great to see it fixed up so early even before construction on the adjoining tower started


2401 Broadway - hotel and residential - really like how the lower facade looks

I remember driving on 980 this past Saturday and seeing the Marriott and thinking "what is that narrow building under construction?"

The City of Oakland’s Design Review Commission is scheduled today to review plans for a substantial twin-block development surrounding the Lake Merritt BART Station in Downtown Oakland. The two blocks at 51 9th Street and 107 8th Street will create half a million square feet of new office space, retail, community amenities and contribute hundreds of new apartments to the Oakland housing market. Strada Investment Group and the East Bay Asian Local Development Corporation are jointly responsible for the development.

Building A at 51 9th Street is a 360-unit residential tower with 36 units set to be moderate-income households. The ground level will open up a 4,500 square foot retail area and parking for 105 vehicles. The structure will stand 275 feet above street level.

Building B will create 97 affordable apartments within an 83-foot envelope, 2,030 square feet for a custom manufacturing commercial kitchen, and 960 square feet for a limited-service cafe or restaurant.

Building C at 107 8th Street will rise 275 feet to create 500,000 square feet of office space on top of 11,000 square feet of retail. Parking for 254 vehicles will serve the building employees and staff. The 83-foot tall Building D, a final 100 affordable family-oriented residences are expected beside a 6,200 square foot daycare center and tenant parking for 49 vehicles.

I just got this email from the Oakland A's:

A's fan,

Oakland is our home. Together, we've shared so many memories at the Coliseum, but the Coliseum is at the end of its useful life. We need a new, modern, fan and player friendly ballpark.

We have a bold vision for a waterfront ballpark at Howard Terminal, and we've spent the last three years in pursuit of this goal. This project means more than just a ballpark for us and for Oakland: public access to the waterfront, greenspace and parks, housing for Oaklanders, union jobs, and countless community benefits. We've held more than 200 meetings with the community as part of a first-of-its-kind race and equity driven community benefits process.

We are prepared to make even more significant investments in Oakland, for the residents and community. Today, we publicly released our financial offer to the City and Community and now we respectfully ask that the Oakland City Council take a vote on our project before summer recess.

Our Development Agreement Term Sheet provides that:
The Oakland Athletics will privately finance a $1B+, architecturally significant and state of the art ballpark on Oakland's waterfront at Howard Terminal.
The Oakland Athletics will fully fund all on-site project costs through private financing and project-generated revenues, including public parks, protection against sea level rise, and environmental remediation.
The Oakland Athletics will commit to using unionized labor in the construction of the Ballpark Project and the operation of the ballpark.
The Oakland Athletics will earmark $450M of project-generated revenue to be used for community benefits, such as affordable housing. The City of Oakland and the community will direct how those funds are spent.
The Ballpark Project will be the most environmentally sustainable project of its kind in California history, and will meet the environmental mandates of AB 734, which include local greenhouse gas reduction measures.
At full build out, the Ballpark Project will bring approximately $955M to the City of Oakland's General Fund.
Let's keep this project momentum moving forward. Please join us in urging the City Council to review and take action.

I hope the A's proposal pushes through without delay. I think it's going to create a lot of positive improvements in the Jack London area the same way Pac Bell Park did in SF.

A lot of good looking projects in Oakland, especially the new ballpark.

Now if only we didn't have to wait 500 years for the 2nd transbay tube and that Jack London square station. And if an Alameda station is also included, i hope Alameda actually builds some high density stuff around it. They're doing some redevelopment in Alameda Point right now, but the renderings i've seen are for short 4 story buildings. Better than old warehouses and empty lots, i guess.

It's cool that you can see both the Fox and the Paramount in the Latham Square picture. The Cathedral building needs some taller buildings behind it on Broadway.

Recent photographs show significant progress has been made in phase one of the waterfront Brooklyn Basin development in Oakland since the last site visit by SFYIMBY. Groundbreaking has occurred for 845 Embarcadero, wood is rising for Parcel A, and a platform for future pedestrian space by Parcel J is taking shape. Oakland-based Signature Development Group is developing the project, with joint financing from Signature, China-based Zarsion Holdings Group, and Reynolds & Brown.

Brooklyn Basin will create over three thousand new apartments surrounded by retail and public parks at full buildout. Of the 3,100 units, several hundred will be priced as affordable housing. MidPen Housing will be responsible for managing affordable housing. Units will vary from apartments to townhomes, condominiums, and lofts.

There will be 200,000 square feet of ground-floor commercial space, several marinas, and thirty acres of public parks to welcome the wider community. The property is less than fifteen minutes away from downtown Oakland’s Lake Merritt Park by foot.

I wonder if there's a plan in place to improve the pedestrian connectivity from Brooklyn Basin to downtown Oakland. Seems like the only way to walk from Brooklyn Basin is through 5th Ave under 880, a rather pedestrian unfriendly experience.

Or walk up the (improved) Embarcadero to Oak Street.

Hines is responsible for the 622-foot proposal.

The 38-story tower will yield over a million square feet, currently estimated to be 1,074,000 square feet, with a footprint covering over 90% of the 41,000 square foot parcel. The development will add 862,050 square feet for office space, 2,280 square feet for retail plus a cafe, and 149,090 square feet for the 262-car parking garage. The building’s garage will take up four floors of the above-ground podium. There will be space for 156 bicycles as well.

415 20th Street could create 39,600 square feet of new open space, including a 4,400 square foot ground-floor place, a landscaped amenity park capping the podium, and a 7,000 square foot roof-top observation deck. The application does hint that this space could be opened to public use, but this choice will be up to future tenants. The staff report writes, “At the time of this document’s publishing, it was undetermined whether or not the open space included in the project would be dedicated as private open space solely intended for tenant use, or if it would be privately-owned public open space (often referred to as a ‘POPOS’).”

Sooo happy Oakland has a proposal that is above the ~420' common threshold and breaks the table top skyline developing. My only wish was that it had a bit more form breakup so it doesn't just look like another extruded rectangle from far away. Or at least some articulation or shape at the crown.

Either way I hope this gets built and shows other developers that higher buildings are viable in the downtown core.
