The transformation of a “blighted” area along Market and Bank streets began on Thursday, with the Morristown council’s unanimous vote to revise a 2005 redevelopment plan.

If approved on second reading next month, this updated plan will pave the way for a triangular, five-story office building at the elbow of Market and Bank streets, a challenging wedge of land one block from the Morristown Green.

Developed by Medical Missions for Children, a city-based nonprofit, the proposal calls for a 14-story building with 145 rooms and a conference center, the organization’s chairman said. The project would sit on property owned by St. Joseph’s Regional Medical Center, also including a restaurant and expansion to an existing parking garage.

The New Jersey Community Development Corporation (NJCDC) has received board of adjustment approval to construct a $4 million mixed-use building at the site of a former eyesore in the corner of Spruce and Grand Streets.

This is going to be an 11 unit apartment building along with two retail spaces on the ground floor, said Bob Guarasci, president of the organization. The board of adjustment on Thursday evening approved the four-story construction whose top three floors will include residential living space while the bottom floor will feature two retail spaces, one of which will potentially house a café.

The holiday spirit was in the air Friday as city and state officials cut the ribbon on the new Elm Street apartments in Paterson, where a group of foster children for the first time are in a place they can call their own.

Bob Guarasci, the executive director of the New Jersey Community Development Corp. sounded a bit like Tiny Tim as he cut the ribbon with a pair of giant ceremonial scissors. “May God bless this house,” he said, “and may God bless everyone who made it possible.”
Only a short time ago, having a home may have seemed like an impossible dream for the foster children and adult guardians now living in the 20 brand new units.

A 76-unit Paterson apartment building managed by Alma Realty, the developer of Paterson's Center City mall and one of the city's largest developers and property managers, has been sold for $8.7 million.

Straight Street LLC, a partnership managed by Alma Realty, bought the 60,000-square-foot property at 220 Straight St., a former textile mill, in 2009 for $1.8 million, and converted it into apartments.

Bonuses would be included for developers that construct affordable housing units in residential buildings or build retail or restaurant space on the ground floor of residential buildings, which would be limited to four stories or less. The area, within a quarter-mile of the train station, is expected to be an attractive option for educated millennials looking for walkable communities and access to public transportation to Manhattan.

At the very least, officials say the station — currently little more than a platform and heated shelter — needs to be overhauled, such as adding a coffee shop or eatery, to take full advantage of its prime location while helping to transform Nanuet into a quaint transit village.

While 5 percent affordable housing is still not on par with the County’s model ordinance and is far less than the 20 percent that the Coalition was seeking, this is a critical step forward for Westchester County Executive Rob Astorino, who successfully moderated an agreement between the MTA and a local municipality, and advocates who have been pushing the cause.

MOUNT VERNON – An estimated $85 million apartment tower near the Fleetwood Station got two critical approvals Tuesday night from the City Council.

Mount Vernon's leaders approved a special permit for the 249-unit complex at 42 Broad St. West near the Gramatan Avenue exit of the Cross County Parkway. They also decided that the market-rate housing will not have a significant adverse environmental impact on the surrounding neighborhood.

North of the Bronx, the city of Mount Vernon is in many ways more similar to New York City than to anything else in Westchester County, with its dense housing stock and diverse population of African-Americans, West Indians, West Africans, and Brazilians. And now it might soon be getting some New York-style density, in a new mixed-use development that would include a pair of 17- and 19-story apartment towers.

Dubbed Library Square, the development, totaling nearly half a million square feet of space, would rise at 20 South Second Avenue, a short walk from the Mount Vernon East Metro-North station. The final façade design has not yet been worked out – the images that YIMBY has are representative of the massing but the exact design is certain to improve – but Harlem-based Body Lawson Associates have shared preliminary designs for the site.

WHITE PLAINS – — The redevelopment of land surrounding the downtown transit hub took a big step forward Thursday with the announcement of a new project at 55 Bank St. that will include two 16-story apartment buildings.

It's good news for people looking for walk-to-train market-rate rental apartments. The site, currently a commuter parking lot, is just south of the train station.

The Albanese Organization of Garden City, New York, is breaking ground on the first phase of a $500 million redevelopment in Wyandanch, a community of about 10,000 in the Town of Babylon, Long Island.

The regulating plan and code by Torti Gallas and Partners recently won the annual Driehaus Award from the Form-Based Coding Institute (FBCI) in Chicago.

The project breaks new ground for transit-oriented development in the suburbs of densely populated Long Island, which make up most of the 1,400 square mile land area. The community is an inner-ring suburb that has been in decline for many decades.

Brookhaven Town officials plan to hold a public hearing this week on the final version of the Ronkonkoma Hub plan, designed to transform a neighborhood near the hamlet's LIRR station into a gateway to Long Island tourist attractions.

The plan -- the price tag of which has grown in the past year from $350 million to $475 million due to design changes -- calls for a 50-acre, village-style community with offices, restaurants, entertainment venues and up to 1,450 housing units. The hearing is scheduled for 5 p.m. Thursday at Town Hall in Farmingville.

Officials for the town and Tritec Real Estate, the private firm hired as the project's master planner, envision it as a neighborhood that offers low-cost housing, trendy shops and eateries, and transportation links to beaches and the Hamptons.

A Jericho developer wants to build a hotel and apartment complex on the site of a former Freeport bank building that has been vacant since the early 1980s.

The Plaza West building, a six-story Art Deco structure on Sunrise Highway, was built in 1929 and was once the tallest structure in Nassau and Suffolk counties. Georgica Green Ventures has proposed redeveloping the property as a 120-room hotel and 180-unit mixed-income apartment complex with some commercial space, village officials said.

Freeport's board of trustees unanimously voted 5-0 Monday night to authorize a special counsel to the village to start contract negotiations with Georgica Green. The negotiations are to be completed in 30 days, according to project documents.

Village officials touted the proposal as a chance to revitalize one of its oldest eyesores and create a mass-transit-friendly development near downtown.
