Shouldn't this thread be switched to U/C? And does anyone know the final floor count(s)?

I think this is what's being built:

http://www.unitedgulf.ca/communities...aza-residences

It looks like two 8-storey residential buildings and one 6-storey office building.

I find it a bit disappointing that the Dutch Village area is getting these semi-suburban developments. I guess they are an improvement over the empty lots but I'm not sure they are enough to turn this part of town into an appealing urban neighbourhood. The black tower between Joseph Howe and Dutch Village Road for example could have been a pretty great addition to the neighbourhood but it's not very pedestrian friendly. It's too bad because compared to the overall cost and value of the development it probably wouldn't have cost much to make it better integrated into the neighbourhood.

It's called "Boss"...

I'm not really sure why.

Haven't driven by this way in a while and looks like a lot of progress since I've last seen it.

(Sorry my pictures aren't the best)

Thing are booming in old Halifax.

This development seems to indicate that United Gulf can do something right, in spite of Texpark non-development downtown.

I remember when I signed up for this Skyscraperpage forum in 2007 how people were complaining (including myself) about the lack of developments. Things have really changed!

Unfortunately they still seem to have some work to do, this seems reminiscent of complaints against Greater Homes...

Developer faces fine for allegedly letting tenants live in unfinished building

Wow, what a head-shaker. Hopefully they will sell the Texpark site to a responsible developer.

I'm not sure how this project has avoided updates or discussion since 2017! The third phase is now being built at the corner of Dutch Village and Alma.

I can't find the source anymore but apparently the parking garage for this building is temporarily being used by the tenants of 3670 Dutch Village Road which is also owned by Saberi. Their former gravel lot on their property is now fenced off with visual barriers. I think something more than parking lot upgrades is going on. The lot isn't subdivided and no permits have been issued for the site. That said two projects under construction down the street were built as-of-right and both are mid-rise and on similar sized lots in the same zoning.

Between The Boss Plaza, The Rosedale, La Villa West, The Interchange, 3587 Percy Street, 3411 Joseph Howe, and 3343 Westerwald there is a lot of residential construction underway in Dutch Village / Lower Fairview. Add in the planned street upgrades for Dutch Village Road and projects completed in the last ten years and this area is going to be drastically different in 2025 than it was in 2005.

The “Plan Dutch Village Road” project that was completed a few years back makes it possible to add on to 3670 DVR.

Looking imposing in a good way in this picture. Too bad there isn't a building where the "2 LARGE" pizza sign is, something that meets the street instead of a retaining wall with surface parking on top.

Went by this site this weekend and the houses next to 3670 Dutch Village are fenced off and a demoliton permit has been issued. The mysterious development is going to take up the whole block.

That is a good sized property if it also includes the parking lot on Alma Crescent.

There are just three lots on that triangle of property bordered by Titus St., Alma Crescent and Dutch Village Rd. Collectively they total roughly 50,000 sq. ft. ...a bit over. I would suggest that the footprint of the existing eight story apartment building is roughly less than one third of the combined three lots. I noticed new windows being installed in this apartment building this past summer.
