^^^ Awesome, five cranes hiding in that first shot. All soon to be much more prominent. Several more hiding behind the streetwall.

The view down field drive is also getting insane, this is going to be another JHC when approaching from the North on LSD situation when it's all done. Absolutely massive with OBP poking out from behind it like 900 N or Water Tower Place.

Redeveloping Newspaper Headquarters

The Chicago Tribune
The Chicago Tribune site at 700 West Chicago Avenue in the River West area of the city totals more than seven acres of developable riverfront land across from the newspaper group’s Freedom Center printing and distribution facility. Mixed-use development has been on the rise in Chicago, as has demand for creative and tech space in the city center. Long-range development plans are pushing the city’s growth beyond the traditional Loop core, outward to urban microdistricts, including the River West area, where larger floor plates are possible.

Tribune Media, the owner of the Chicago Tribune site, is trying to generate revenue from the company’s vast real estate holdings. The redevelopment of the 700 West Chicago site is a key component of this goal. Tribune Media will partner with Chicago-based Riverside Investment & Development, which will serve as the master developer for a phased mixed-use project that will involve the redevelopment of the 115,000-square-foot building that sits on the site. The first phase is expected to include 435,000 square feet of office space. Subsequent phases will incorporate multifamily residences, public space and, potentially, a hospitality offering.

Pending approvals, the first phase will likely feature a mid-rise office tower that will include outdoor spaces in the form of rooftop and other decks with green features. The development will also include an open market area and public green spaces. Plans for the project are ongoing.

^ Are they relocating the presses? Or is that replacing a different building on site?

700 W. Chicago is a rare 7-acre development site offering over 1,000ft of river frontage in downtown Chicago. The development plan calls for an urban-campus to be comprised of 1.5 million square feet of residential and loft office towers, enhanced by an abundance of ground floor retail and amenities. The heart of the campus is its 4.5 acres of open space and river walk, designed to include outdoor dining, a great lawn, town-square and amphitheater seating for gatherings and entertainment. The office buildings are planned with the same approach to state of the art technology, infrastructure and efficiency as the team’s prior +A office projects. However for 700 W. Chicago the offering is being reimagined in a “new-loft” format that takes advantage of the large site and river front setting, while also being responsive to modern preferences for unique work and social environments. On site residences will offer a variety of unit types and living spaces with generous amenities and communal areas for fitness and relaxation that combine for convenient modern living. Taken together, the individual elements form a master planned campus intended to create exceptional working environments, designed to assist leading companies attract and retain employees in highly competitive fields. 700 W. Chicago is being developed in partnership with Tribune Media (Nasdaq: TRCO).

According to the article, this first phase is just for the section north of Chicago and east of Halsted. This plot is in red in the image below. The Freedom Center, in orange, is not a part of this particular plan. It's possible, probable even, that the larger Freedom Center site will be redeveloped at a later time, especially now that the North Branch planning will allow for changes to the Planned Manufacturing District. Crain's Chicago Business did a write-up of these potential plans last September, noting the distinction between the smaller NE corner and the larger Freedom Center plot.

Wonder who they will use for concrete ;-)

The building outlined in red is actually a fairly new building, built in 2002 "to handle packaging for the paper's Sunday copies." I'm not sure exactly what they use it for; probably warehousing and stuffing special sections and supplements. Nor did I ever understand why they put it across Chicago Ave. instead of in the Freedom Center parking lot.

IMO that site would be best suited for a casino or something entertaining to "top off" river north

more office space, zzzzz....

Does the Freedom Center goes all the way down to Grand, on the east side of the Salvation Army buildings?

are all those railroad tracks only used for the Trib? If they leave can you tear them all out?

No, the lower spur at Blommer is still in use for tank cars.

Though I think their properties were within the PMD that will soon be no more/cut back which I can only assume happened with their consent. A number of years ago they wanted to expand their plant but it never happened. In the intervening years the sites have become much more valuable so maybe they're looking at selling and relocating those operations.
