That seems like a lot of work for 55 parking spaces. Love that it indicates an "arcade" at the ground floor.

Yeah, it's also very expensive to construct all that parking. I'd say that's a pretty dumb move except that parking down there is already a nightmare and it's going to get a lot worse when those Bridgehead buildings open which have relatively little parking at all. Last I counted, 250 or so of those new units won't have a dedicated on-site parking space. Add in the upcoming project at 11th and Burnside, and there are 325+ new un-parked units. I know that not everyone has a car, but that still leaves a lot of residents searching for a space.

Excellent underused lot to get redeveloped. I am loving how urban this district is getting, and a 11 story building will definitely add to its petite skyline.

I feel like this area could be like the Fairview neighborhood in Vancouver, BC. Very dense and walkable with a nice collection of low to mid rise buildings leading into downtown.

Stunning! Maybe there's hope for Lower Burnside after all.

From the rendering it looks like a full arcade on the lower levels tapering toward the corner of 7th and Burnside, with the opposite happening on the upper levels? IMO, this successfully honors the Burnside streetscape by tying in to the Bossanova below with a less imposing form above. This one seems very well thought out. Wow.

This has a handsome look about it, and the white seems a nice reprieve from a lot of the very dark shades of facades being proposed up and down this stretch of Burnside.

Might be worthwhile to alter the color/materials slightly on the base of the building to signify it scaling down to the the street and the surrounding 1-4 story buildings. But these are just nitpicks. This is a great starting concept.

I like it a lot, though I do wish the vertical strip of gray (concrete?) was going to be either black or white to match the rest, or perhaps some other color for contrast... but, whatever. I like this a lot.

It does seem a bit strange seeing something like this on the east side. It looks like it belongs downtown or in the Pearl. But this is a sign of things to come. Hopefully good things to come.

The drawings contained two options, one with a minor encroachment and another with a major encroachment.

I like the arcades and hope all new buildings make an effort to continue them along Burnside, but I think this specific building looks better with the minor option.

I think it looks good both ways. Though I am still partial to the arcade, especially given the wood paneling they are looking to use on the underside. It looks like it would make for a pretty stellar experience on a pedestrian level.

As part of last week's consent agenda, City Council passed a policy that exempts buildings on Lower Burnside from going through the Major Encroachment Review process if they are proposing an arcade and it is approved by the Design Commission. This was intended to speed up the approval process for this project, as well as for the Burnside Delta and Jupiter Hotel.

Given that the City went to the effort of changing the rules to benefit a handful of projects, I expect that the Design Commission will tell them to do the option with the arcade.
