Piece of James Baptist topples; high winds knock out power
Environment Canada issued a wind warning

A piece of the wall of the former James Baptist Church has collapsed.

The collapse – which occurred just before 4.30 p.m. Monday – happened while reports of high winds hit the city.

The Hamilton Fire Department is at two calls related to the winds: one in Dundas involving power going on and off at a Grant Boulevard apartment building, and the second involving down hydro wires in a parking lot behind St. Ann Catholic Elementary School in Ancaster.

Mardo Erazo, who works at the YMCA across from the former church, described the wall section as sizable. He said it landed on a car parked in alleyway between the old church and a next door business.

"It looks like a whole window," he said.

Erazo said it has been windy downtown most of the most of the day.

Meanwhile, power is out for about 100 customers in the Lynden area and 1,000 customers from the Lincoln M. Alexander Parkway to Wilson Street and Highway 403 in Ancaster. Hydro One crews have been dispatched.

Nancy Shaddick of Hydro One said about 32,000 customers are without power in western Ontario – the Chatham-Kent and Strathroy areas – but it is expecting more as the wind storm moves east.

Gusting winds are creating dangerous conditions across Hamilton and the surrounding area.

Trees are down, blocking roadways and sidewalks, hydro poles are wobbling and in danger of collapsing in some locations and a portion of the James Baptist church has fallen to the street downtown.

Environment Canada issued a warning Monday of sustained wind of 60 to 70 km/h with gusts of up to 90 to 100 km/h.

Statement from November 25th 2014 - High winds at The Connolly:

“We are devastated by this event and thankful that no one was hurt,” said Louie Santaguida, President of Stanton Renaissance.

“Our priority since day one has been to preserve as much of the church as possible in a safe way, including working with the City’s heritage committee, our architects and coordinating monthly structural inspections to ensure it meets the desired requirements for preservation and conservation.

Despite covering and securing this window to the south façade of the church, like many businesses and homes last night, the window was no match for the gusting, 100 km per hours winds. The fallen window was preserved from the original JSBC and the church facade is fully intact, as it was prior to the winds.

We are currently assessing the damage to the window and are working towards preserving as much of it as possible. Our goal remains to create a development that respects our heritage and looks forward to our future.”

The Connolly has been approved by the planning committee. The decision must be ratified by city council on January 21.

Hamilton's skyline is one step closer to adding its second tallest building and at least $750,000 to its tax base.

The city's planning committee unanimously approved zoning changes Tuesday to clear the way for the 30-storey condo tower planned for the former site of James Street Baptist church.

The decision must be ratified by city council Jan. 21.

Developer Stanton Renaissance plans 259 units in a glass tower that will sit on a three-storey podium at James Street S. and Jackson Street W. The complex will also feature what's described as a commercial patio at ground level.

The most controversial aspect for objectors is parking. The development will include a four-level mechanized parking system of 122 spaces. Stanton Renaissance was granted approval for 71 fewer spots than regulations require.

That doesn't provide enough parking, said Yonatan Rozenszajn, a director with the Durand Neighbourhood Association. He argued that the developer should be made to add enough on-site parking to serve 70 per cent of the units.

"The reality is, in Hamilton we are still car dependent," he said.

Planner Edward John said the fact that parking will be "unbundled" from the price of each condo unit will encourage residents to use alternate modes of transportation. The complex will include a car share, bike storage and subsidized transit passes.

"This is an innovative, sustainable means to increase density" that downtown Hamilton hasn't seen in decades, he said. Staff held extensive negotiations with the developer, he noted, to achieve "balance."

The original proposal called for 98 spaces on-site.

The committee also heard the neighbourhood has a walkability score of 98 and a transit score of 85.

John also said the height will not be out of character in the neighbourhood. At 106 metres, The Connolly would be second tallest, behind the 127-metre Landmark Place and just ahead of the Stelco building at 103 metres.

Luis Correia, director of development and planning for Stanton Renaissance, said the company is confident that a "changing mindset to transportation" means there will be a market for the project. Sales are expected to begin in the spring.

Staff calculates The Connolly's residential component alone will bring $750,000 in new tax revenue (based on a conservative average condo price of $250,000).

The church, built in 1879, paid no property tax.

The tax infusion is reason to celebrate, says Councillor Chad Collins.

"With the height of the building and the adaptive reuse, this is a poster child for intensification."

The proposal has been highly controversial after the city granted a demolition permit to remove the sanctuary of the church, all of which was covered by a heritage designation. Stanton Renaissance, its engineers and the church's congregation all said that part of the building was structurally unsound.

"A quick update for everyone on the status of The Connolly. We have just received word that construction should commence this year. The builder is waiting on some final approvals with the city at this time.

The project is now over 70% sold and counting. (2 units sold yesterday). This is record breaking levels of sales. To put it into perspective The Connolly is 2x the size of the Royal Connaught in unit count and comparable in scale to New Horizons City Square Towers 1, 2 and 3 (Charlton/Robinson) which has been ongoing for almost 5 years.

Look out for construction announcements, spring promotions and possibly a special unit release in the near future as we wrap this up and get the shovels in the ground."

The construction status on buzzbuzzhome was just updated from Preconstruction to Construction this week, so it looks like it'll be starting soon.

He'd already sold 70 per cent of the units, which include two-bedroom penthouses for $684,000. Then came an unexpected delay — an old stream under the future home of The Connolly.

"We're sitting on a former river basin from 10,000 years ago," Santaguida said in the fall. "We're overcoming geotechnical challenges. We've been doing that for the last three months."
 
Santaguida's dilemma isn't a unique one. Peel back Hamilton's surface and you'd find decades of streams, rivers and watercourses that once existed. They're now known as "ghost rivers."

Centuries ago, Hamilton was a blanket of lush green space. Then along came humans, who wanted more space to build.

Sometimes they rerouted water into culverts and built roads and parking lots on top. Sometimes they filled in the watercourses — with dirt, with garbage, with other material.

Generations later, developers still shoulder the impact. Like Santaguida, they dig in and find the soil soft and unstable.
 
"Water always wins in the end," said Dan McKinnon, the city's general manager of public works. "Unless you reroute it in a sustainable way, it will come back to haunt you."

CBC Hamilton: Connolly condo development now in receivership

The Connolly condo tower project is now in receivership, throwing into doubt a project that knocked down most of a historic Hamilton church, but left only rubble in its place.

A notice posted on the chain link fence surrounding the site says that the premises are now under possession of the receiver, and any unauthorized entry is prohibited.

The project will now be sold off in a bidding process. The Connolly is about 75 per cent sold — but it isn't yet clear exactly what will happen with those units.

In 2014, Louie Santaguida's company Stanton Renaissance demolished two-thirds of the historic James Street Baptist Church from 1878 with an eye to building the 30-storey Connolly tower.

Nothing was ever built there. Santaguida did not immediately respond to calls or messages asking for comment.

Ward 2 Coun. Jason Farr told CBC News that he hasn't spoken to the owners of Stanton Renaissance in "well over a year." He says his office has been fielding calls about the inactivity at the construction site.

"It's fair to say people have been frustrated for the last year or more," he said. "People have been asking questions about what's going on for a while now."

Farr says he's planning to talk to the city's director of planning about the site tomorrow, in efforts to get a better handle on what will happen to the project.

"Our goal would be to see a successful proponent come up in short order," he said. "My mission now is to make sure what was approved is respected."
