That first building permit's a little weird... Laurel Street Bakery is already open in Broadmoor. Maybe they're setting up the industrial bakery next door?

Central City buildings undergo $10M renovation
http://neworleanscitybusiness.com/bl...10M+renovation

Rendering courtesy of F.H. Myers Construction
Quote:
A real estate development group that has restored a handful of properties in Central City on Oretha Castle Haley Boulevard has now set its sights on a pair of historic commercial structures a block away on Baronne Street.
The two properties, 1725 and 1731 Baronne St. are owned by Gulf Coast Housing Partnership and are being restored by F.H. Myers Construction. Total cost of the development, which was designed by architect Carl Westerman, stands at about $10 million...
Martin Steib, a project manager for F.H. Myers, said 1725 Baronne was once an old furniture store that was part of a once thriving shopping corridor along Barrone and O.C. Haley. The 8,725-square-foot structure is being renovated...
Next door at 1731 Baronne, contractors are renovating a 13,000-square-foot former streetcar power substation into a performing arts center and art gallery for the nearby Ashe Cultural Arts Center campus. The interior is being completely gutted to accommodate theater seating, a stage and the gallery

Nice upgrade for the Corner of Tulane and Carrolton:

Check out this super upgrade to the corner of Tulane and Carrollton. Eater tipsters have been writing in left and right about Namese Vietnamese Cafe, heading to Mid City at 4077 Tulane Avenue. @NameseNOLA has just started posting some food porn in the past month, and their Facebook page declares they restaurant will be cash only. That being said, they're obviously looking to fill the area's banh mi and pho void. Here's a look at the full menu, available for previewing on their website. Expect a grand opening around November 25.

Check out the before and after shot of the corner on Eater Nola.

Awesome! Man, the changes in Mid-City from Banks to the interstate (all the way from downtown to past Carrollton) have been mindblowing. Same with the improvements to Freret and OCH. I probably should give the Bywater a shot out too!

I'm glad they've finally done something with that ratty old gas station. Now if they can just tear down the Fontainebleau and build decent bus shelters...

I'm excited for the Tulane road diet to start next year. Bike lanes, a neutral ground, curb bumpouts... it's not ideal but a pretty huge upgrade regardless.

With the Fountainbleu being rented as (somewhat decent per the website) apartments, that won't be torn down anytime soon. I'm with you on the bus shelters though, and would love to see that Burger King ripped out and a streetfacing building go in with retail on the first floor and four stories of apartments on top.

New Orleans RTA possible fare increase shades City Council budget talks

http://www.nola.com/politics/index.s...pid=nwsltrhead

Quote:
Veolia has steadily increased the number of hours its buses, streetcars and disabled passenger vehicles, or 'para-transits,' are in service -- by 30 percent since 2010, Augustine told the City Council. To keep up with demand, Veolia has dipped into the RTA's operating reserves, and plans to use almost half of the $21.4 million left to cover its shortfalls next year...
Despite the gloomy financial outlook, the RTA is expanding. The Loyola Avenue streetcar line that opened earlier this year is carrying 1,800 fares a day, and the final design for a new track on Rampart Street between Elysian Fields Avenue and Canal Street should be completed by the end of the year, Augustine said. Construction could start in the late spring, he said.
Veolia has built and replaced 307 bus stop shelters, and has 21 to go.
Lots more at the link.

Tracage developers will break ground soon. Litigation etc costs have been killing them. They are doing it with no subsidies!

Edit: now at a real comp
Quote:
The developers of the long-planned Traçage residential tower at the edge of the Warehouse District say they aren’t deterred by neighbors who insist the project doesn’t fit in with its surroundings.
What started as a $1.3 million land purchase by Tulane MBA students Anthony “TJ” Iarocci and Robert Tatum in 2005 has turned into an eight-year, $5 million process of litigation, public relations costs and scrapped ideas. The cost of the project has risen from $9,285 per unit to more than $35,000 each, taking its total price tag beyond $50 million.
Per-unit prices on comparable properties in New Orleans range from $10,000 to $20,000, Iarocci said...

Iarocci said he has not heard of any new lawsuits, adding that he has more than 150 letters and emails from local residents and businesses supporting the project.

Iarocci insists his project is necessary because the city has to continue growing and needs more housing stock to do so. He also noted that Traçage, which translated in English means “drawing,” is 100 percent privately financed and has not sought tax credits or other incentives.
Neighbors (not quoted by me here) sound like a pain in the neck.

I don't really feel bad for them if they could go after a number of tax incentives and don't...

Port president blasts proposed changes to Claiborne expressway, Convention Center

Fear of change or legitimate concerns?

Quote:
In a forceful State of the Port address, LaGrange asked the shipping community to “have your guard up” when discussing a proposal to eliminate certain off-ramps on the elevated Interstate 10 expressway over North Claiborne Avenue and a plan by the New Orleans Ernest N. Morial Convention Center to redevelop the area around the riverfront meeting facility.

The former project “would totally, for all practical purposes, close all of our ports,” LaGrange said, while the latter would create so much congestion on Convention Center Boulevard as to make operating cruise ships from the area nearly impossible.
Quote:
But he said the cruise industry would feel a negative impact if the Morial Convention Center moves forward with plans for creating a riverfront park, hotel and stores at the upriver end of the giant meeting hall and making various infrastructure changes to Convention Center Boulevard, including the addition of a people-mover system.

I figured the port wouldn't be happy about the I-10 proposal, but the boats are already going up the Mississippi as opposed to somewhere directly on the coast... I'm thinking another 10 minutes in transit for trucks won't kill the industry.

Dunno about the cruises.

Dude is talking out of his ass. Why would cruise ship passengers spend 20-30 minutes driving all the way through the Marigny and Bywater to Poland Avenue, but be turned off by 2-3 blocks of development around the Convention Center between the expressway ramp and the terminal? There's also the fact that lots of people don't actually drive to the cruise terminal - they take a cab, and they might take a streetcar/people-mover if it was built.

The Claiborne plan for eliminating ramps doesn't cut any ramps that trucks actually use. Downtown ports are accessed from Elysian Fields and Uptown ports are accessed from Tchoupitoulas. There will be no effect on goods movement.

He's also trying to squash the competition. The largest alternative beneficiary of TIGER grants should the city choose not to go ahead with a Claiborne rebuild or a Convention Center linked streetcar system would be ... the Port. I love the Port, I think it is integral to our city and needs to be fostered. But so is fostering a quality of life in this city that will welcome other industries to supplement our port economy. And rebuilding Claiborne to help turn around the Gravier/Treme neighborhoods and stimulating development in the LGD help accomplish this.

Its interesting to hear him talk about both these issues. He totally comes off as ill informed by bringing up the convention center. I can understand concern about the expressway but his concern about the convention center is strange to say the least. Plus why wouldn't a more developed attractive area around the cruise terminals be helpful to attracting people and enticing them to spend more of their hard earned dollars here. That is completely nonsensical and seems to suggest ulterior motives on his part because he is wrong otherwise. Its not like people are only showing up ten minutes before the boat leaves.

Another rendering for 1725 and 1731 Baronne St.

MOPHO May Open in December, More Upcoming Openings

Todd Price reports that MOPHO, the upcoming Southeast Asian restaurant from former August chef Michael Gulotta and his brother Jeff, is taking shape in Mid City: "Construction... will be completed by the second week of December. If all goes well, Gulotta expects to open the last week of December." The Times-Pic also put up a preview video— watch it here. No big menu reveals yet, though Gulotta did drop an epic Test Dinner menu via Twitter, which includes blood boudin tapioca dumplings. Dang. Gulotta tells Eater that they plan on making bubble tea "a major part of our bar menu." Boozy bubble tea? Finally.

In other upcoming restaurant news, Price also reports that a new Mexican restaurant, Del Fuego Taqueria (4518 Magazine St.) is under construction and should be opening the first week of February 2014, next to Brothers Three. Metairie's Atomic Burger have pushed back their opening due to delays, but should open in the next few weeks. Oxalis in Bywater is "on track" to open in December. Square Root in the LGD is slated for a January 2014 opening. Chef Anne Churchill will have the soft opening for Bhava, above Feelings Cafe in the Marigny, this evening from 6-10 p.m.
