It looks like this will be starting construction soon. There is an article in the Boston Herald by Donna Goodison saying Boston Properties was planning on starting soon.http://www.bostonherald.com/business...oston_projects

Will a 46-Story Tower Rise in the West End?

In 2009, Equity Residential, a Chicago-based real estate investment trust, planned for two residential buildings to be built on Lomasney Way in the West End—one at 31 stories and another at 24 stories—but the project never got passed due to neighborhood opposition, according to Boston Business Journal.

Now, Equity has come back with a new plan, but it’s one that still has not made all West Enders happy.

The new plan, according to the Boston Redevelopment Authority (BRA), would include just one 46-story building that would be built atop a five-level parking garage. The project is still under review with the BRA.
Equity could not be reached for comment about the development.
Edward McGuire, project assistant at the BRA, said that the original heights of the two buildings were an issue with the residents.

“So that is still an issue,” said BRA spokesperson Nick Martin.
The amount of time that has been passed since the beginning of the proposal is another factor.

“The fact that there has been four plus years of review, the community is substantially aware of the project,” said BRA senior planner Jonathan Greeley.

^That is a different tower than the TD Garden towers, although it does probably deserve its own topic.

Great to see more action in Boston. It would be nice, however, If something could break the 800' mark eventually.

Phase 1 has been Approved and prep work has started. The current design has been updated a lot from the earlier one posted here. There is an interior connection from the Commuter rail station to the Green and orange Line station as well as multiple retail spaces and space for a sports bar. As well as a grocery store.

Boston Properties project will block subway access for three years

The "head house" pedestrians use to travel between the subway and commuter rail stations will officially close Jan. 2. For the next three years, commuters will have to walk above ground between North Station and a subway access point across busy Causeway Street.

The MBTA said in a prepared statement that it will work with Boston Properties to make the trip "safe and convenient."

I'm pleased to say I attended the BCDC meeting for this mega development, and by the look of it I was the lone member of "the public" in attendance (or at the very least the only non BP/BCDC member to speak).

Highlights:

- The rendering Downburst shared of the office tower (from the 11/24 BCDC meeting) has been changed. To quote the architect, they did a "reboot" for the site taking into account the site, the BCDC's feedback, and neighborhood concerns. "We want to strive to be taller, more iconic, and reflective of history and the character for this part of the city. Transformed into a modern architecture looking forward."
- Unfortunately, they cannot go higher than 420' for an occupiable floor... but they can put a spire.
- residential tower will have highly reflective glass similar to (identical) to the Intercontinental Hotel on Fort Point Channel, as well as transparent glass on the sides facing Causeway St + the north.
- The hotel and office are being called "The Hub on Causeway"...
- Adamant about a 'green' or sustainable feature on the roof, so there will be wind turbines and I think PV's atop the building (photovoltaics? they didn't elaborate)

I chimed in at the end of the meeting to share some of AB's sentiments about the site (go iconic, taller, be bold, etc.). A couple BCDC members noted they actually frequent this website, so that was exciting to hear. I suggested if they're going to do a spire, to consider something more central on top of the building like One Liberty Place in Philly (the developer smiled when I said this, but confessed upon trying that initially it didn't look good from all vantage points because the building is 12 stories too short for it to work properly). I also suggested some sort of nod to Boston's marine heritage... something more marine than the fishing pole-like spire feature they've got now. I told them to look up "The Address" in Dubai for inspiration on how to tie together the North and South sides of the building while still having a spire feature facing the Zakim, and to integrate wind turbines into the body of the crown's "sail".

They plan to take this to the BRA commission in 2 weeks (2/2) for approval, so don't expect too many differences from these pictures:

New renderings for the site the heights of the towers have changed a little the residential will be around 500 ft tall and the office tower is estimated to be around 600' with the spire.

A new look for the North Station office tower being built by Boston Properties

The Hub on Causeway’s office tower was originally approved to rise 420 feet and span 668,000 square feet. Boston Properties is seeking approval now to build a 24-story tower rising 495 feet at its highest occupiable point, spanning 651,500 square feet.

The office tower’s new design aims to “create an indelible mark on the city skyline,” Boston Properties wrote in its notice of project change.

“The design team has made an effort to move away from a conventional glass clad tower,” the notice of project change filing states. “The overall massing of the building has been reshaped to respond not only to internal tenant needs but also to better integrate the structure with the scale and texture of its immediate surroundings.”

The office tower will sit above “The Hub,” a low-rise retail and entertainment space that will function as the new entrance to North Station and was formerly identified as Champions Row. The project is up for discussion at the Boston Civic Design Commission on Tuesday.

The older design with the flying buttresses may have appeared a little on the stout side, but it was a cohesive design. This new one will certainly leave a mark on the skyline. Not sure if it's a good one, though.

I believe they're both 495' to the roof, but the office has that mechanical top putting it over 500'. I'd say 495' and 505'. There are only 2 towers in total, as the hotel is attached to the residential.

For me, the worst part is they could have easily gone over 600' on the residential, and potentially even had a new tallest for the city, and they arbitrarily cut it to 495'. There's going to be another 490' going up across the street. A bunch of towers clustered around each other around the same height is Boston's MO unfortunately.

7/28 from the Madonna Shrine. Residential Tower is well underway and the Office Tower just got a tenant so expect to see them begin adding to that side of the podium soon.
