No it looks like it’s coming onto Worthington Ave. South east of Wheeler Blvd.

Also a certain prominent company (Cavendish) quietly purchased this area a few years ago which put a slight damper on the City of Moncton's master plan for the area.

It’s off of Wheeler. Sorry for the small picture but I do believe this is the correct location.

Here's the site plan laid out on a random site that has definitely not already been selected, no sir.



Looks like Worthington gets extended and makes a right turn, presumably to link up with an extended Ayer Avenue. Cardigan Lane is extended as well; it may connect to Ryan Street. A (likely Shannex-owned) laneway. Pinehurst Park may be extended to the east-west section of Worthington, or the wetland is just getting preserved.

The previous iteration of this Shannex development had a few 10-storey buildings. I wonder if those are still planned as those 4 square-shaped foundations on the site plan.

That was another part of the site that gave it away.

Also on the cities future roads map they have the road in this development connecting with Ayer Ave before turning northeast and connecting with Mountain road between soortchek and NBCC.

It would be nice, but I am anticipating their standard four storey towers.

I unfortunately deleted the images that I had of their previous proposal for off LJR Blvd, but that initial proposal included their standard campus, and two additional 10-12 storey towers across the street. I think what we have here is just their standard campus with nothing else.

Anyone know what the plans are for the Harper building space? I remember seeing some posts on it a few years back but it seems like no progress ever began.

Valmond issues a rendering of a new proposal every couple of years, but the truth is he has no particular plans, and will "build to suit."

I expect we will still be having this discussion in 2031. Contrast this with a true visionary like Lafford and his 20 Record Street development which has gone from PACS approval to the base of the tower crane being installed in about one month.

Didn’t the city have some sort of agreement with him to develop that lot within a certain period of time?

I’d like to see the whole area from Staples to King and from Harpers Lane to Main Street consolidated into one big lot and see what someone could do with it. One pipe dream I once had was that Loblaws would build an urban Superstore there with underground parking and a massive residential component on top of it. However a pipe dream is all that will ever be.

It's really a shame that this prime piece of property is sitting there empty. It's such a visible location that's screaming for development. It would be great if an active developer could obtain the property and we see another signature project happening in Moncton.

I actually stumbled across an old site plan for the initial Shannex development planned for LJR Blvd which were located on an old photo server (Photobucket) that I no longer use.

Here it is:



Sorry for the big watermark (one of the reasons I left Photobucket, that and their exorbitant fees.

You can see it was considerably larger than what they propose for Pinehurst.

And here is an elevation for one of the "lifestyle" buildings that would have faced LJR Blvd on the north side:
