Interesting. I wonder how many units per floor is the average...10, 15? Not sure how big their foot print is to work with but is 7-15 stories tall a good guess?

Market at Pearl planned for former Samuels Glass Co. building

Silver Ventures, the developer behind the Pearl, is planning to restore the former Samuels Glass Co. building, 221 Newell Ave., into a market that will include four restaurants and a bar.

Details on the exact renovations will go before the Historic and Design Review Commission (HDRC) on Wednesday. At the same meeting, Silver Ventures, through its Rio Perla Properties, LP, subsidiary, will also ask the commission to back its request to name the 1948 building as a local landmark, which would be the Pearl’s sixth landmark.

“Modifications to the existing warehouse’s exterior are planned to be minimal and respectful to the building’s original design,” according to a letter from local architecture firm Clayton Korte to the city’s Office of Historic Preservation.

A local architecture firm plans extensive remodels to a pair of historic structures at San Antonio’s Pearl so they'll include dining facilities, according to a report from construction-industry site Virtual Builder’s Exchange.

An architect for Pearl owner Silver Ventures submitted requests to the Historic and Design Review Commission for planned changes to the 1939 Pearl Brewery Garage and the Pearl Stable event center, the VBE reports.

agreed. the pearl is starting to get that seattle public market center (pike place) kind of vibe going for it.

This interview with Pearl's new director of development reveals one tasty tidbit:

"Another project on Gonzalez’s plate is one that gets him excited for the impact it will have on the Pearl and the city.
“When I came here, my reaction was not enough people know about this, because I think this is potentially a real game-changer,” he said.
The goal for an industrial site along the river bordered by Josephine and Isleta streets that’s currently fenced and unused is “attract a Fortune 500 headquarters to that site,” he said."

Housing authority partners with Lynd Co. on apartment complex in ‘action-packed’ area near the Pearl

The Lynd Co. and San Antonio Housing Authority are partnering to build an apartment complex a few blocks from the Pearl, a project that will receive a property tax exemption in exchange for including units at below-market rates.

Seems aspirational to me. All the other local Fortune 500s have suburban campuses they're pretty attached to, except for iHeart Media which despite its size barely has any local employees (an buddy of mine who was an account there said most of their C suite guys lived in NYC, and that was pre COVID). Navistar HQ is still a big maybe if it will even be located here. But hey, the Pearl has huge sex appeal now, so who knows.

"Almost two years after ending its post as a private event venue, San Antonians now know what will become of Pearl’s historic stable building. Pearl announced Tuesday, March 15 that the rotunda building will be Stable Hall, a music venue with booking opportunities ranging from local to national talent. It's set to open spring 2023.
The building will have capacity to accommodate 1,000 guests. Plus, the almost 130-year-old building will have a biergarten featuring a Texas and German Hill Country menu with kolaches, bratwurst, pretzels, beer, specialty drinks, and more that guests will be able to enjoy before or after the shows. The outdoor space is set to open in conjunction with the venue."

Awesome! Silver is really doing the city a solid with all these new additions at the Pearl. That area is really gonna be something else in a few years.

Those poles that hold up the second floor are going to bring back the memories of old Hemisfair Arena! Remember sitting behind a pole? The ticket would say Obstructed view.

I even remember before the poles! I went to a few Spurs ABA games before they raised the roof (which, by the way, was a tremendous engineering feat.)
