Savanna Files for Soaring Residential Tower on JTS Campus in Morningside Heights

In December we brought you word that the Jewish Theological Seminary (JTS) filed permits to build a new academic building on their half-block wide campus in Morningside Heights. The 130-year-old academic institution sold roughly 260,000 square feet of air rights to the developers Savannah Real Estate Fund for $96 million. Now an application has been filed for a sizeable tower rising to 33 stories, 528 feet in height. SLCE is listed as the architects of record and the building will accommodate 170 units, rumored to be condos. Per the floor schedule, there will be a 68-car parking garage and between 2 and 7 apartments, per floor, from levels two through thirty-two.

After receiving approvals last fall, Savanna Real Estate Fund has begun construction on their 33-floor, 178-unit residential tower in Morningside Heights. The tower will rise from a through-block property at 531 West 122nd Street formerly part of the Jewish Theological Seminary’s (JTS) campus. In 2016, the 130-year old institution sold the development site and 262,000 square feet of air rights for $96 million. JTS plans to use the sale proceeds to fund a $96 million multi-year modernization which will build a new performing arts space, a residence hall and a new library that will house the institution's rare collection of Judaic books, manuscripts, and scrolls.

This 32-story condo will rise on Morningside Heights’s seminary campus

Developer Savanna has unveiled the very first rendering for the Vandewater—a 32-story condo building set to rise within the Jewish Theological Seminary’s Morningside Heights Campus.

Construction on the condo, which is located at 543 West 122nd Street, next to the Seminary’s existing library building, is already underway. The project is located between Broadway and Amsterdam Avenue, and when complete, residents here will have views of the Hudson River, Central Park, and Midtown Manhattan, according to the developer.

“The Vandewater brings the best of luxurious New York City living into a charming neighborhood with a rich history,” said Chris Schlank, managing partner at Savanna.

The 32-story condo will have a total of 183 apartments that will come in one through four-bedroom variants. The building was designed by Incorporated Architecture and Design (INC) with SLCE Architects on board as the executive architect. In addition, Savanna has hired Michael Van Valkenburgh Associates (MVVA) as the landscape architect.

Residents at the Vandewater will have access to 24,000 square feet of amenities including a Wright Fit gym. There will also be private gardens, outdoor dining, and a landscaped motor court.

The project was first announced a little over two years ago when Savanna inked a nearly $100 million deal with the Jewish Theological Seminary for property and air rights. The Seminary will use the funds to build a performing arts space, a new residence hall and a library, all to be designed by Tod Williams and Billie Tsien. The condo building, Savanna revealed last year, takes its name after the original name of Morningside Heights: Vandewater Heights.

Is this another potential breakout area?

Not too sure about that. The zoning in this area is only 6 FAR and this tower is possible because they bought airrights from the neighboring seminary.

Don't expect many more of these. This height is definitely the exception not the rule in that neighborhood. They wanted to maximize their asset.

I think the general trend of taller buildings north of 96th Street is happening, but I'm inclined to agree... not in the Morningside neighborhood. West Harlem is prime for towers. I could see many more rising in that area.

The areas to watch are S.Bronx and East Harlem.

Agreed with a couple caveats.

Northern Manhattan. Key sites in WashHeights and Inwood could see highrise developments, though they have been poo-poo'd or stalled out up until this point. Sherman Creek revelopment could also bring many housing units, some in tall buildings, if that redevelopment ever gets going. Maybe in the next 10 years.

The Bronx in general. I'm an absolute believer in the Boogie Down. I think we are limiting our imagination if we think it's just the south Bronx that will see high-rise development. Things are really heating up and I feel like the Bronx is one enormous untapped borough. I think in the next 10-15-20 years, we're going to see highrise residential scattered throughout the densest areas. It might sound crazy but I think the Bronx could absorb 300,000 units in the next 25 years. It will be amazing to watch.

Yeah 300k sounds like it could happen. I could see this via new construction, and also conversions of existing structures.

I really see the Bronx and also Queens as the boroughs where a large chunk of new or modified units in the next decades will reside. There is tons of land, and if they increase the zoning around transit stations in Queens for example, it will be great supply wise.

Overtime, North Manhattan will be upzoned. People want to live in Manhattan, and the income will be needed. The city will eventually lax its requirements. Money speaks, and more units/high density = more property taxes.

Land constraints are often thought about when discussing the city, but for those that go to Queens, there is plenty of land. Even the Bronx, a shit ton of land and existing neighborhoods to redevelop.

BUT... the limiting reagent in all of this will be transit. The city in general needs to focus on its transit, otherwise it will be a bumpy ride.

The Vandewater Launches Sales, Tour its Plush Condos Priced from $920K

The new 32-story condominium known as The Vandewater at 543 West 122nd Street in Morningside Heights has launched sales. The 183-unit luxury residence was developed by Savanna and its exterior was crafted by INC Architecture & Design, the firm behind the new condominium building at 121 East 22nd Street. According to a press release, there are “virtually no obstructions past the 20th floor” offering residents expansive views extending to the Hudson River, George Washington Bridge and downtown Manhattan skyline. Homes are available in studio to four-bedroom layouts priced from $920 thousand to $6 million.

The residences are available in a variety of layouts and select units have private terraces with views of Manhattan, Central Park and the Hudson River. They have oversized inswing casement windows with high performance double glazing and Low-E coating, 5-inch European white oak hardwood flooring with stained finish, a ClimateMaster HVAC system with zoned controls, a Whirlpool or GE front load electric washer and heat pump dryer, and custom pewter door hardware throughout.

itchens come in two tones of rich oak cabinetry with pewter hardware, honed Perla Venata quartzite countertops, Antique Brown granite island countertops and Miele stainless steel appliances. Master bathrooms are wrapped in honed Windsor Cream marble with a white oak double vanity and black travertine counter, and have a frameless floor-to-ceiling glass shower and soaking tub.
Morningside Heights is dominated by Columbia University’s student population though residents of the Vadewater can easily travel to Harlem just a few blocks to the east and to Hamilton Heights about 15 blocks to the north. The 391 foot tower hovers over much of the neighborhood primarily filled with low-rise prewar buildings and is near icons like Riverside Church, General Grant National Memorial and green spaces including Riverside Park, Morningside Park and St. Nicholas Park.
