SCAD VILLAGE passed its first hurdle. The university hopes to have the new dorms opened by Fall 2020.

The project includes the acquisition and development of 13 parcels to build two new dormitory buildings and a parking garage between Barnard and Montgomery streets. A former apartment building along Victory, east of Barnard, is also being converted for use as student housing. About 900 students are expected to reside at the dorms.

SCAD will demolish the existing properties between Barnard and Montgomery streets, which consist of mostly single- and multi-family residential buildings, as well as a former church and liquor store.

SCAD officials at Tuesday’s meeting said they hope to return to the MPC for the additional approvals in the next three months, with the expectation the project will be completed by the fall of 2020.

Another major property in the north end of the Yamacraw Village neighborhood is up for sale. One North Fahm which houses SCAD's jewelry department is being offered for sale as a redevelopment opportunity. The site is 0.93 acres and being offered for $3.8 million. SCAD's lease will be up at the end of July 2020 and with major projects going on in the nearby area, I could see another residential mixed-use project being proposed for the site.

This is a unique redevelopment or investment opportunity in the fastest growing area of downtown Savannah. Four major developments are under construction, totaling over $350 million of investment, within 1/8 of a mile to include 440 residential units, up to 592 hotel rooms, a 488-space parking deck, supporting retail spaces, restaurant spaces and entertainment venues.
The City of Savannah permits a 6-story structure on this property, which is the maximum height allowed for new projects in this area. 1 N Fahm does not have a historic designation and can be completely redeveloped.
The property is currently leased to Savannah College of Art & Design until July 31, 2020. SCAD has no Renewal Option to extend the Lease Agreement, but does have a Right of First Refusal to purchase the property upon receipt of an offer.

I was looking at properties for sale on Loopnet and it looks like Bingville, Jackson Park/Cann Park and Feiler Park/Hussars Terrace/Dittmerville will be the next frontier when it comes to redevelopment in the city. Recently, three properties were put on sale in these neighborhoods. The first property is a 1.4 acre site being listed for sale at $2.2 million in the Feiler Park/Hussars Terrace/Dittmerville area. The site is located at Bull and 59th Street. Below is a brief write up of the property.

The expansion of the convention center will be another game changer for Savannah. The Trade Center is already the second largest in the state behind Atlanta. With the expansion and planned 300-room Omni Hotel, Savannah will attract bigger shows and increase economic activity on Hutchinson Island. Who knows, one day Savannah's convention center could play with the big boys like Orlando or Vegas.

“Two events that have used our exhibit hall this year, we had (Jurassic Quest) last week and the (Georgia Fruit and Vegetable Growers Association 2019 southeast Regional Fruit and Vegetable Conference) moving in right now, both of them want more space,” Spinks said, adding that both groups already have exhibitors that are ready to come when space is available.


“Then there are groups that are already over 100,000 square feet exhibit hall space, so they can’t even consider us. They would love to come to Savannah, but right now we’re too small. We’re getting a lot of those requests already and we just have to say, ‘hopefully in a couple of years.’ ”

Finally got some info on a project that first came to light last summer. It's called the Montgomery St Residences and will be a 4-story multifamily building located at Montgomery and W. 32nd.

The Montgomery St Residences is a proposed 4-story, 135-unit multifamily building that will also feature one neighborhood commercial space and 98 off and on-street parking spaces

Good to see that the city extended the exemptions for this property. I'm really looking forward to see some more details on what they have planned for this site.
City of Savannah rezones property for pending sale, apartment complex

On Thursday, the Savannah City Council approved a pending buyer’s request to extend some density, lot coverage and parking exemptions to property the city is in the process of selling.

The former Catholic Diocese building is on the southeast corner of Liberty and East Broad streets just outside the Historic District. The property is just past the cut-off point for the exemptions that were adopted by the city in 2017 to encourage more residential development.

The city agreed to sell the property in August for $5.9 million to Standard Southeast LLC. The exemptions will allow the approved buyer to move forward with a plan to develop an apartment community with some commercial space at the site.

It really is. Sooo many new hotels opening and announced, can't keep track.

Savannah has lots of room and a perfect grid to keep expanding. It's my favorite US city by far.

Would love to see a 6 mile streetcar from Bay st to Oglethorpe Mall!

The MPC approved the plan to demolish the 90-yeard Seaboard freight depot to make way fora 7-story, 255-unit apartment building. While I hate to see the building go, the new building won't be too bad.

The vote on Tuesday came after a consultant’s report commissioned by WEDP found that the terminal was not eligible for listing on the National Register of Historic Places due to significant architectural alterations during the past 50 years.

The owner’s representatives also said that — regardless of whether tax credits would be available — preserving the structure would not be economically feasible due to the building’s dilapidated condition and significant design and engineering challenges that would be associated with erecting the project around the depot building located on a brownfield site.

Glad the city didn't back down and is restoring the lane. It's features like this that make Savannah's urban fabric unique and special.

The cost would be based off a rate of $97.17 per square foot, and the total cost is estimated to be about $1 million. The city would also reimburse the proposed buyer of the site up to $225,000 to compensate for the cost of development plans that are no longer viable due to the city’s acquisition of the lane.

“They had to start over,” said city spokesman Ken Slats. “The dynamics of that have changed.”

The MPC is looking at another opportunity to restore a piece of Savannah history. They want a historic lane restored as part of the new courthouse project. If the lane is restored it will cause the new courthouse to rise from 4 stories to 9 stories.

However, the design firm has since indicated that the building would actually need to be bumped up to nine stories to make it fit within the reduced footprint, Ellen Harris, MPC director of urban planning and historic preservation, said Tuesday. While seven stories is something staff could potentially support, nine stories would be too high, Harris said.

Staff is recommending as an alternative to the lane’s restoration that Dewberry add more features, such as curb cuts, to accentuate the glass atrium as a representation of the lane.

A got a peak at the upcoming agenda for the February 19th MPC meeting. A developer is planning to rezone the triangular piece of land at E 37th and Habersham for a multifamily development. It will be interesting to see what this project looks like, especially when it comes to the parking situation.

Convention center board remains optimistic for state funding

President and CEO of the Tourism Leadership Council, Michael Owens, who has been working as a go-between between the board and Governor Brian Kemp’s office, told the board on Wednesday during its monthly meeting, that he believes Kemp understands the importance of this project economically not only to Savannah and the local municipalities, but to the region and to the state.
″... I think we should keep in mind that it was a substantial ask of the state, but I think he feels very strongly about the project and I think we should all continue to trust in his decision making capacity,” Owens said.

The proposed expansion would double the exhibit hall space to 200,000 square-feet, add a 60-foot-wide hangar door, new entrance with an all-glass facade, outdoor space, a 40,000-square-foot ballroom, 15 meeting rooms and 900 parking spaces.

GIMTCA Chairman Mark Smith said members of the board met with representatives from the governor’s office during Savannah/Chatham Day last month, and supplied requested additional information about the project, such as economic data, return on investment data and a construction funding timing.

“I think they are really supportive of the project and I think they understand the economics of it and the economic impact potential,” Smith said

The Vantosh Group has some big plans underway for the old Sav-A-Lot grocery store in the Starland District.
From what I read in the article it looks like they are planning a food hall with some entertainment options. They are also developing a food truck park across the street from the building.

The building is in the demo stage right now. Vantosh says preserving any historic architectural details is important. They already have renderings done of what the space could look like, but those could change according to what businesses are interested in coming to the space.

“Heavy food and beverage, but we are also looking for an entertainment component and we would also like a market component," Vantosh said. "Because historically, this store has been a grocery store, market for the neighborhood for the last 75, 80 years.”

The developers have also started construction on a food truck park across the street from the building. Containers are being transformed into small businesses. Vantosh says this is something new for Savannah.

This project is currently under construction. It's a food truck park will feature food spaces made out of shipping containers, play area and bocce court.

The $4 million building designed by Savannah-based Sottile & Sottile has been in the works for more than 10 years. Situated to make a minimal impact on the dunes and to catch prevailing winds for passive cooling and ventilation, the building will feature a clear glass and naturally weathered wood facade with two distinct galleries. With 5,400 square feet in its main floor, it will host interpretive exhibits, a retail shop, outdoor educational programming, an amphitheater, and other outdoor recreational elements.

The project is expected to be complete in about a year. Until then, the north end of the lot and the northern-most beach crossover will be closed. Between 30 and 40 parking spaces are expected to be unavailable as a result, though Tybee is looking for nearby alternative spots.

Another project from the burbs, this time in Pooler. It's called Mosaic Town Center, a 130-acre mixed-use project that will feature residential, retail and office space. It will also feature a hotel, lake, convention center and amphitheater. Several out parcels are already been developed. So far a Chik-Fil-A and Parkers, local convenience store chain, have opened. There was a story last month about some of the tenants they may be coming to this development, so far Costco, Starbucks and TopGolf have been rumored.
