rbehs, wow, I can't believe that was your 5th post in 15 years of this website!

Please, continue to post photos and share news of Oakland whenever you can. We are in dire need of more interaction on this thread.

A surface parking lot at 1431 Franklin St. is envisioned for a 29-Story 314-unit apartment tower.

The site, located blocks away from Lake Merritt, currently houses a surface parking lot. San Francisco-based real estate developer Tidewater Capital filed a pre-application for a 335-foot (102-meter) tall residential high-rise and parking podium in November 2019. Initial plans call for 314 units at levels seven through 29 within the tower, along with 176 parking spaces on levels two through five and a ground floor lobby.



The pre-application for the project is currently under review by Oakland’s Planning Department.



If approved, the Franklin Street project would be one of several new residential and office towers proposed, approved, or wrapping up construction in Oakland, including a 206-unit, 20-story apartment tower at 1700 Webster Street; a 633-unit, 40-story apartment tower at 1341 Franklin Street; and a 307-unit, 37-floor apartment tower at 1750 Broadway Street.

Here is my method of posting pictures on any forum!

This is all done on imgur.com

1. Click on "New Post"



2. Paste the image you want to upload in the "Drop images here"



3. Once uploaded, go to the top right drag down and press "Images"



4. Finally, press on "Huge Thumbnail" and then copy the "[img..." links and paste it on the thread you want to contribute.



And that's it!

Also, 2 separate proposals for 1431 Franklin courtesy of Oakland Built's (@oakbuilt) thread:

Proposals submitted for two different concepts to replace surface parking lot. Option A) 26 story, 408' tall 420ksf office w/ 95 parking:



Option B) 33 story, 392' tall, 315 unit (26 BMR) residential tower w/ 194 parking:

I like option A because of the outdoor terraces.

I don't really like the design of B

I like A as well (well I like the design of A, I like B for additional housing).

(btw, I'm relocating to the Bay Area right after Labor Day, most likely to Oakland, so I look forward to hopefully seeing this empty lot developed!)

Welcome to the Bay! It would be REALLY nice to have another set of eyes in downtown Oakland and possibly another photographer! I'm all the way down south in San Jose so it's lightweight a trek to go up to SF and Oakland

Oakland's LakeHouse Commons secures FHA loan, plans 2020 groundbreaking

The project also includes a 91-unit affordable building, which will be developed by the East Bay Asian Local Development Corp. at an estimated cost of $65 million. The development team said it has secured funding for the affordable component through private and public sources.

Completion of the podium and both buildings is expected to take 28 months. Clark Construction is the contractor; the architect is AVRP Studios, Architects.
