Project Update: 163-05 Archer Avenue (Back from the Dead)

Extra Info:

Quote:
BRP Companies has selected JLL Capital Markets as its partner in a joint venture equity agreement to finance the construction of Archers Towers in Jamaica, Queens. The project is valued at $286 million and will yield 605 rental units and a mix of residential amenities. Located at 163-05 Archer Avenue, the development will top out at 24 stories and comprise a total of 540,000 square feet. The residential component will be divided into 424 market-rate apartments and 181 mixed-income units. At this time, the specific income requirements or restrictions for the mixed-income units has not been revealed.

Planned amenity spaces will occupy approximately 20,000 square feet. Wellness amenities include a rooftop outdoor space, a yoga studio, a basketball court, a pickleball court, and a landscaped rear yard, while the recreational amenity spaces include a movie screening room, an indoor lounge, a children’s playroom, bicycle storage, a pet spa, on-site attended parking, and a golf simulator.

Studio V Architecture served as executive architect for the project.

BRP acquired the plot for $55 million from developer Chris Jiashu Xu in 2017. At the time, the 90,000-square-foot site supported a single-story commercial building with several retail tenants and a supermarket. There was also an eight-story parking garage.

As of today, BRP has completed demolition of those structures and intends to kick off construction when the joint venture equity financing has been finalized and debt financing has been secured by an unnamed capital partner.

The second phase of Archer Towers is planned to yield an additional 432 apartments including 130 affordable units. Construction for this next phase is expected to break ground summer 2021.

Interesting. This is a new proposal, apparently.

This appears to be a new mixed-use tower on the north side of 44th street between 2nd and 3rd Ave. It's pretty damn tall, and has a large footprint.

Smile NEW YORK | 355 West 14th Street | 210 FT

Project: 355 West 14th Street (Renovate and Expand)

Presently:

Quote:
New York City’s Landmarks Preservation Commission (LPC) will soon review proposals to renovate and expand a row of historic structures in Manhattan’s Gansevoort Market Historic District, otherwise known as the Meatpacking District. The properties are located at 44-54 Ninth Avenue and 351-355 West 14th Street at the corner of 14th Street and Ninth Avenue.

From developer Tavros Capital Management, the proposals specify a full exterior restoration and the construction of a new nine-story commercial office in-fill behind the buildings. Local design studio BKSK Architects will serve as architect of record.

The buildings were originally completed in the 1840s and are rare surviving examples of pitched-roof row houses in Manhattan. In their existing condition, the brick façades have been stuccoed, painted white, and converted for partial residential use at the upper levels. The structures’ first floor and cellar levels are occupied by retail and dining tenants.

Renderings from BKSK Architects illustrate an extensive restoration of the façade to reflect its original red-brick design and gray slated roof. This includes replacement of existing street-level awnings and installation of new aluminum-cased windows.

The renderings also reveal redesigned retail spaces at the ground floor with skylights and exposed-brick support beams. The retail component will also extend one level below grade.

Is 285 E. 4th a real proposal, or just a vision?

Those last 3 projects turned out quite nice. Are those giant louvers on the 2nd/3rd floor of 130 East 82nd Street?
