That's a nice project, the only problem I have with it is that there seems to be no provisions for retail, since Springfield Ave was a major retail corridor back in the day.

An unconventional plan to construct a hotel on top of an airport parking garage in Newark’s South Ward has resurfaced in a slightly different way.

Back in 2016, a proposal by 98 Frelinghuysen Real Estate Urban Renewal Entity, LLC to bring a 129-room hotel to 94-120 Frelinghuysen Avenue was revealed. At the time, the company received approvals from the Newark Zoning Board of Adjustment to construct a four-story hotel that would be attached to the Secure Newark Airport Parking (SNAP) garage at the corner of Poinier Street. There were also plans for a “sky lobby” with “a bar and breakfast buffet area, a fitness center, business center, meeting room, and lounge,” a legal notice stated at the time.

In the nearly three years since the project was approved, there has been barely any news regarding the hotel proposal. The eight-story SNAP garage has continued operating on the premises just as it has been since it was converted from an abandoned factory to a parking garage in 2012. However, a new ordinance shows that the developer is still planning a hotel on the premises.

The proposal by the 98 Frelinghuysen Real Estate Urban Renewal Entity now calls for the hotel to consist of 110 rooms and for it to be constructed “above the existing parking garage,” according to city records. The website of the State College, Pennsylvania-based Shaner Group features a rendering of the three-story rooftop project and shows that the hotel is expected to be a Comfort Inn & Suites location. Meanwhile, according to Chafia Capital Partners, there are still plans for an “outdoor balcony, bar and breakfast lounge, fitness center, business center, and meeting facilities” as part of the 71,000-square-foot development.

Controversial 403-Unit Development Proposal Reactivated in Newark

A high-rise development proposal in Newark’s Ironbound neighborhood that has been at the heart of a dispute over a new kind of zoning in the community is back for the third time.

The plan by Roseland-based 28 McWhorter St., LLC to construct a 12-story building at 28-50 McWhorter Street, 51-57 Union Street, and 108 Hamilton Street in the East Ward is now expected to go before the Newark Central Planning Board once again during the board’s meeting today, May 6, at 6:30 p.m. at City Hall.

The developer filed an application for Preliminary and Final Site Plan approval with multiple variances with the board on March 15, according to a legal notice. The proposal calls for the development, which has been referred to previously as 55 Union, to include 403 residential units, 3,078 square feet of retail space, and 190 parking spaces.

If this plan sounds familiar, it is likely because this is the same project that Jersey Digs has been following since 2017. Almost exactly two years ago, the developer applied to the Newark Zoning Board of Adjustment for approvals as part of their plan to construct a 12-story building, but at the time, the structure was expected to include 384 units. Back then, high-rise multi-family dwellings were not a permitted use in this district, though that would soon change.

A large vacant tract that is located near a Newark train station and the site of a massive upcoming development could itself become home to a major mixed-use project. The premises, located at 349-377 and 379-397 Broad Street between the city’s downtown and Lower Broadway neighborhoods, have sat undeveloped for decades, despite their prominent location. Now, an application filed by Broad Street Urban Renewal, LLC could change that.

A legal notice issued last week shows that the company is looking to construct two buildings on the site, each of which would be five stories tall. There would be a combined 255 residential units in the buildings, though the proposed pricing of the units is not yet known. A “community gallery,” retail space, two pocket parks along Broad Street, and an outdoor dining area are planned as well. The proposal also calls for parking to be included on the ground floor of the buildings and for an “internal driveway network” and “center boulevard” to be constructed, connecting the development with nearby State Street. 268 parking spaces are planned.

Broad Street Urban Renewal, LLC has filed an application with the Newark Central Planning Board for Preliminary and Final Site Plan approval with a number of variances. The board is scheduled to take up the matter during its meeting next Monday, June 3, at 6:30 p.m.

Project Update: Rendering revealed for 155 Washington Street (Rutgers University-Newark redevelopment)

More than a year after we first revealed that there were plans to bring major changes to a property in Downtown Newark, Jersey Digs has learned new information about the $73 million transformation that is in the works for 155 Washington Street.

The 18-story building on the Rutgers University-owned property, which was once used as a parking garage, is expected to be adaptively reused by Larchmont, New York-based L+M Development Partners and Newark-based Prudential Financial’s 155 Washington Street Urban Renewal, LLC into a development with between 220 and 225 market-rate residential units, institutional space, and retail space. There are also plans for a new four-story building on the premises with 29 units. Now, under a request that we filed with the public university under New Jersey’s Open Public Records Act (OPRA), copies of the site plans and renderings, along with the ground lease signed by Rutgers and the LLC, have been released.

Current CTBUH Lists as of 6-29-2019 for Newark.

Kinda sad considering the proximity to NYC and Jersey City and how much is going on there. I hope Newark booms again, greatly overdue for a boom. Tons of potential.

Projects are happening below 14 floors, but Newarks cityscape needs more skyscrapers and larger high rises. Note this list is missing a few proposals in pipeline.

First Rendering Out For Approved 111-Unit Development Near Newark Symphony Hal

A meeting held last night approved the demolition of a longstanding Downtown Newark building near Symphony Hall in order to make way for a new five-story development.

1010 Broad Newark Urban Renewal, LLC, an apparent affiliate of Newark-based Paramount Assets, went before the Newark Central Planning Board during its meeting at 6:30 p.m. The company sought Preliminary and Final Major Site Plan approval as part of its plan to tear down the structure at 1010-1014 Broad Street, which rises three stories over the corner of East Kinney Street, and construct a new project with several different uses.

The new building was designed by Hoboken-based Marchetto Higgins Stieve Architects and will consist of 111 apartments along with a 1,000-square-foot art gallery, 3,500 square feet of retail space, and “amenity space” on the ground floor for residents, according to a legal notice from the developer. 115 spots for bikes along with 69 parking spaces for vehicles are also planned, with the possibility of additional stacked parking for vehicles.

JLL Secures Funding for 267-Unit Vinty Development Near Elizabeth Train Station

The professional services firm JLL announced this week that it secured $77.75 million in funding for the development of Vinty, a mixed-use project with 267 residential units and 37,000 square feet of ground-floor retail and office space across from the Elizabeth train station.

The project will be built on a 2.48-acre site at the corner of Union and West Grand streets. The address is 190 Union Street.

Steven Klein, a managing director at JLL Capital Markets, said, “Upon completion, this project and the future phases that the borrower has in its pipeline are going to transform the rental market at the Elizabeth Train Station.”

The project will consist of four stories with 25 studio, 175 one-bedroom, and 67 two-bedroom units above retail and office space and a 274-space parking garage.

The Newark Municipal Council adopted a resolution last month supporting a plan that calls for “the complete replacement of the Bridge Street Bridge,” according to the Newark Legislative Research Center. This decision comes after a study was conducted by the North Jersey Transportation Planning Authority.

The bridge links Bridge Street in Newark with Harrison Avenue in Harrison. Bridge Street is a continuation of Downtown Newark’s Washington Street while Harrison Avenue evolves into the Newark-Jersey City Turnpike.

The resolution states that the plan, known as Concept 6A, “replaces the bridge with a movable single-span bascule bridge structure to address structural, geometric and operational deficiencies of the bridge.” The proposed bridge would be around 80 feet wide and include six-foot sidewalks, according to the resolution.

The existing Bridge Street Bridge is one of eight bridges allowing cars to travel between Newark and Hudson County. Only four of these bridges, including the Bridge Street Bridge, currently allow for pedestrians to cross. Access to the walkway on the nearby Stickel Bridge was eliminated by the New Jersey Department of Transportation in 2016.

Newark to Hold Virtual Community Meeting About 660-Unit Pabst Site Project

Crown Real Estate Holdings, Inc., the company that owns the old Pabst Blue Ribbon properties near the corner of South Orange Avenue and Grove Street, recently applied to the Newark Zoning Board of Adjustment (ZBA) in connection with a proposed 660-unit project. The Elizabeth-based developer could also bring commercial space, a day care center, gymnasiums, and a basketball court to the area as part of the development.

The City of Newark is now promoting a flyer advertising that a meeting will take place over Facebook Live this Wednesday, July 22. The event flyer, which includes a rendering, says that this virtual community meeting will be an opportunity for residents to get questions and answers about the project.

Manhattan Beach Club Waterfront Development Breaks Ground In South Amboy, New Jersey

BNE Real Estate Group and the City of South Amboy recently broke ground on Manhattan Beach Club, a 1,875-unit development along the Raritan River in South Amboy, New Jersey. The project will be completed in multiple phases and will also include a new ferry terminal.

Located in suburban Middlesex county, Manhattan Beach Club will take shape on a 55-acre parcel of land between the South Amboy Station and Raritan Bay. Phase one, which broke ground on July 24, includes construction of the first of two four-story buildings. This first building will contain more than 500 rental homes.

Estimated construction costs for the entire project hover around $500 million. This includes a new 20,000-square-foot transit facility that will operate up to three ferries between the Raritan Bay waterfront and Lower Manhattan. The terminal will also support a 700-vehicle parking lot.

South Amboy city officials believe that ferry operation, which will accommodate hundreds of commuters to New York City, is a vital component to an ongoing effort to attract new visitors, residents, and businesses to the area.

New URBY Apartment Development Revealed For 155 Washington Street In Newark, New Jersey

The next URBY-branded development to debut in New Jersey will soon break ground in Downtown Newark. Led by developer L+M Partners, Newark URBY will eventually comprise 250 market-rate residences ranging from studios up to three-bedroom apartments and 4,000 square feet of ground-floor retail.

The existing 18-story tower and podium structure will be renovated and repurposed from commercial and educational use to accommodate the multifamily project. Residential amenity spaces will include an outdoor roof deck, an interior courtyard on the ground floor, a fitness center, multiple lounge areas, and a music room. Future occupants of Newark URBY will also have close access to NJ Transit via the Broad Street Station, as well as Newark Penn Station with services by Amtrak, PATH, and NJ Transit rail.

“The thriving, cultural hub of Newark is a perfect match for URBY as we focus on bringing community and fresh perspectives to retail and residential development,” said Dave Barry, CEO of URBY. “Newark URBY will celebrate the design history of the city with this renovated tower and connect the building to the energy of Rutgers University and the movement within New Jersey and to New York City via convenient public transit.”

To complete the project, URBY and L+M successfully closed on $61.5 million in construction financing. Total construction costs are estimated at $91.5 million.
