Plans for new high-rise building in downtown Des Moines move forward

The 32-story mixed-use building at 5th and Walnut known as "The Fifth" is being developed by West Des Moines developer Mandelbaum Properties and is estimated to cost $107 million.

The Fifth will feature 200 luxury condominium units, an upscale movie theater, indoor climbing facility, jazz club, daycare, and 20,000 square-feet of office space. The project will also include 568 parking stalls with a portion available for public use.

According to the developer, Justin Mandelbaum, construction of The Fifth will mark the first substantial change to the Des Moines skyline since the EMC tower was built in 1997.

The Fifth is expected to be completed sometime in 2019.

A new proposal for a 29 story condo, apartment and hotel project on the site of the ruins of downtown's most famed department store that tragically burned in 2014 made the news today. This project is intended to start this fall.

And it joins current proposals for a 32 story, 15 story, and 13+ story buildings previously proposed around downtown. Nothing over 12 stories has been built since 2007 and nothing over 300 feet has been built since 1997 in this fine midwest burg, so we're overdue!

And news last week that 1,000+ new jobs are on the way downtown with a company called Cognizant, which is a technology/tech support firm.

I've always thought that Des Moines' skyline was one of the most attractive and balanced for a city its size. Nice to see all the new stuff going on.

New infill project on a slender, remnant property downtown called Carbon 550.





And an update of another 6-story project called 219 E. Grand Avenue underway


And the Griffin Building was recently purchased and will finally be converted to residential with first floor retail space.


And in the suburb of Windsor Heights, a new 5-story mixed use building is helping to densify their main corridor.


No renderings to post yet, but this massing diagram was released today. It's a 12-story apartment, office and retail building that is going next to a Mies Van Der Rohe designed building in the core of downtown Des Moines. The developer is actually working with Mies Van Der Rohe's grandson, who is also a pretty famous Chicago architect to boot, as a consulting architect on the project.

This is a $66 million project that will introduce a very high end residential product into downtown.





This is going on a portion of the site for this 19 story tower that was previously proposed, and unfortunately died a painful death last year.

Market District Office- 47,000 sq. ft. office on the fringe of downtown




And in the suburbs--

New apartments in the West Glen Town Center development.




And construction progress is finally happening on a new outlet mall in the suburb of Altoona. Aside from the outlet mall, a entirely new town center area is expected to be built.







And the new roller coaster at the Adventureland theme park is up and running.

A few new projects:

Preliminary renderings of the 12-story "Miesblock" (formerly 7th and Grand development) project were released today. This is a 12 story mixed use building that is made to architecturally compliment the little black Mies Van Der Rohe-designed building that is in the foreground of the first rendering. Mies' grandson and prominent Chicago architect Dirk Lohan is helping out with architectural consulting on this one too.








This project is called the Velocity Apartments in a new downtown neighborhood called The Bridge District.

And this will accompany these projects already underway in the district.

And in West Des Moines, the big news this week was the city landing another Microsoft Data Center, which is the company's 3rd facility in this city. Microsoft joins Facebook and Google, who also have significant data center operations in Iowa. At final build out, this facility is projected to be one of the largest such facilities in the country, and could cost over $2 billion to construct.



Even more important is that the additional property tax revenue generated from the facility will allow the city to open up 5,000 acres for new development by installing utilities, a major new parkway and bridge over the Raccoon River.

Things are going pretty well here. Des Moines is adding about 100k to the metro every decade. For the big cities out there, that's probably not too impressive, but consider that DSM currently has only 620,000 people in a rural state of only 3.1 million.


It's early, but here is a black and white look at the elevations of a new 11-story, $500 million expansion to Mercy Hospital in Downtown Des Moines.

That's insane, 100k each decade?! Growing up in Iowa I never thought of Des Moines as a hot spot, I guess a lot has changed in the ten years since.

An update on an $85 million, 26 story apartment tower that's working its way through the approval processes and slated to start late this year.
