As I've been saying, commercial office space follows residential development as employers want to be located in 'cool' areas that are easily accessible to their customers and workforce. The suburban office market is New Jersey is stagnate while Jersey City booms!

“What we’re doing in here is we want to create an edgy environment that has a lot of appeal to younger professionals,” Mr. Hersh said.

New renderings show developers' plans for a 35-story residential tower on the site of the Downtown Pep Boys, part of a large-scale development called Hudson Exchange West proposed for that area.

If approved by city planning officials, the tower would house 421 units and include over 12,000 square feet of retail space on a four-acre site just north of the Harsimus Cove light rail station.

The fourth and final phase of the Jersey City Housing Authority's mixed-income complex near Duncan Avenue and Routes 1&9 is officially underway.

The JCHA and Pennrose Properties, LLC held a groundbreaking ceremony yesterday for the final portion of the Gloria Robinson Court Homes, a vibrant mixed-income apartment community that has replaced the former A. Harry Moore public housing complex.

Federal, state and city officials participated in the event celebrating the final phase that will include 70 apartments and a 10-classroom Head Start early childhood education center, being administered by Greater Bergen Community Action. Once completed, the community will encompass 274 units of workforce housing on a 7.6-acre site.

JERSEY CITY - The City Council tonight approved a $35 million plan to build a City Hall annex on Martin Luther King Drive, one the Fulop administration touts as the largest investment in the city's black community in decades.

The 7-2 vote came after a roughly two-hour public hearing that saw supporters express hope that the annex will rejuvenate the economy of the commercial strip near the Hub shopping center, and opponents slam the deal as a giveaway to the developer, Brandywine.

Commercial real-estate firm Cushman & Wakefield is seeking buyers for a Summit Avenue property that could one day be the location a 42-story tower opposed by local residents.

The New York-based firm is brokering a deal to sell the property, now owned by Ayner Netter, to developers seeking to build in the newly lucrative Journal Square area. And the firm is using the possibility of a residential tower on the location to lure buyers.

In 2012, Jersey City brokered a deal with Netter that allows him to build up to 42 stories at 500 Summit Ave., across the street and just a bit south from the PATH transportation hub.

A retail-and-residential property in Jersey City's Journal Square area has fetched $1.2 million, according to commercial real estate services firm CBRE.

The 4,200-square-foot, three-story building at 2866 John F. Kennedy Blvd. has a Subway restaurant in the ground-level retail space, and occupied multifamily apartments on the upper two floors, CBRE said Wednesday in a news release.

“The CBRE Investment Properties team is one of the most active in the Jersey City area, having closed three deals in the last month valuing approximately $25 million,” Charles Berger of CBRE said in a prepared statement. “Journal Square is one of the hottest markets in the Tri-State region and we just recently put three more deals into contract for record pricing, with several more on the way.”

That's great news if it happens.

JC could really use another PATH station west of Journal Square, and that whole area is going to boom with development anyways, so it would nice to be proactive in terms of transit.

JERSEY CITY - For the first time in a long time, development is happening in Bergen-Lafayette.

Jersey City Mayor Steven Fulop hosted a groundbreaking ceremony today with local developer John Fiorito and Ward F Councilwoman Diane Coleman, Councilwoman at Large Joyce Watterman, and community advocate June Jones at 234 Suydam Ave. -- the site of what will soon be a brand new 83 unit residential apartment complex.

"This is the largest project that we have seen in Ward F in a number of years and it really speaks to what we are trying to achieve here," said Fulop. "We want to encourage development away from the water front so we are very proud to have the partners that we do and we want to make sure this is a great place to live, to work, and to raise a family."

The Fulop administration is proposing rules intended to limit chain stores in the city's Downtown.

The new rules, given initial approval at Tuesday night's Planning Board meeting by a 7-1 vote, seek to preserve and protect the character of Downtown neighborhoods, Mayor Steve Fulop told The Jersey Journal. The measure now goes before the City Council.

"Mom-and-pop-type retailers protect that and foster that and encourage that," Fulop said.

Fulop noted that the owners of the former Hard Grove Cafe intend to convert that space, located across the street from the Grove Street PATH station in a heavily trafficked area of the Downtown, into a bank.

The 448-unit building at 33 Park Ave. will be the first of two high-rises at the waterfront site, with plans also including the development of a 267-room Marriott hotel, Fisher said in a news release. The firm expects to complete the first tower by spring 2017.

Located at 33 Park Avenue between Luis Munoz Marin Boulevard and Seventh Street, the project has been designed by Perkins Eastman and also calls for a host of amenities and retail space. Fisher has retained the Marketing Directors of Manhattan to market and lease the residences.

Vertical construction is underway for Advance Realty's new 140-unit luxury apartment building in northern Hoboken, the Bridgewater-based developer said Monday.

Sitting at the corner of 14th Street and Willow Avenue, the building will rise seven stories and include 20,000 square feet of retail space. The so-called Willow14 site also will sit atop a four-story underground parking garage, which Advance said it completed before starting vertical construction.
