The Roost will hopefully jump-start more retail in Barney Circle / Hill East all along PA Ave SE. The neighborhood really needs it.

I ran over the Cap South Bridge yesterday morning - the new bridge looks great.

I ran over the Cap South Bridge yesterday morning - the new bridge looks great.
We must have passed each other yesterday.

I took this photo yesterday of the former CSX property immediately south of I-395 and the CSX tracks. A hotel and two residential buildings are being developed.

"As Catholic University of America (CUA) continues phasing out the low-rise dormitories on its campus, plans have evolved for a new campus residence hall.

CUA has filed a zoning application to amend its Campus Plan to enable construction of a large residence hall at John McCormack Road and Taylor Street NE. The building would replace what is currently surface parking and open space..."

"A joint venture of Starwood and Jefferson Apartment Group plans to break ground next year on a 320-unit project across from Nationals Park.

A JAG affiliate acquired the site at 1319 South Capitol St. SW for $31.5M from an affiliate of the Ronald D. Paul Cos., according to documents posted Monday to the D.C. Recorder of Deeds..."

"Another church redevelopment is on the boards in DC.

Westminster Presbyterian Church is moving forward with a zoning application for a map amendment and planned-unit development (PUD) enabling the church to redevelop its site at 400 Eye Street SW. The resulting 90 foot-tall mixed-use building would include 18,500 square feet of ground-floor space for the church's facilities, and separate volumes above for 99 market-rate units and 123 senior affordable units..."

"MRP Realty is moving forward with plans to build an apartment building near Audi Field, more than four years after putting a property under contract.

The developer closed on the $12.2M acquisition of the 1800 Half St. SW site on Buzzard Point April 23, deed records show. MRP principal John Begert told Bisnow Monday the developer aims to break ground within 30 to 60 days."

"The development pipeline at St. Elizabeths continues to grow with a project that would deliver almost ninety new homes to the campus.

District Towns at St. Elizabeths East would consist of 88 townhouses, bounded by 12th and S Streets and between Alabama Avenue and Sycamore Drive SE. Plans were filed with the Historic Preservation Office this week; Sycamore Associates, LLC is the developer and Lessard Design is the architect..."

"As projects at The Yards move through the pipeline, Brookfield Properties and Ironstate Development are teaming up to propose a residential-and-retail development across the street from Nationals Park.

The proposed 130 foot-tall building at Parcel H on the northeast corner of First Street and N Place SE would deliver 22,000 square feet of retail beneath 500 apartments, 20% of which would be affordable. Last week, the National Capital Planning Commission approved a swap of uses that relocated office use to Parcel Q to enable residences on Parcel H..."

This is great news. The Navy Museum is one of the best-kept secrets in Washington but very few people visit it because of the location on base at the Navy Yard. Hopefully the Navy can utilize one of the historic brick buildings next to the Navy Yard.

"The Navy is nearing an agreement with a developer to swap land parcels in the District of Columbia and make way for a new National Museum of the United States Navy outside the fences of the Washington Navy Yard, those involved with the relocation efforts said.

Speaking online at the 94th annual meeting of the Naval Historical Foundation, Navy Secretary Kenneth Braithwaite pledged to “re-invigorate the National Museum of the United States Navy,” which now attracts slightly more than 100,000 visitors annually.

Retired Rear Adm. Sam Cox, director of the Naval History and Heritage Command, estimated that a new museum outside the Navy Yard fences and within a six-minute walk of the region’s Metro rail system could draw up to 2 million visitors annually to tell the sea service’s story to the general public..."

This is great news, as it is replacing a surface parking lot and a 7-11 that is the source of gastrointestinal distress and where there was at least one stabbing. The proposed building looks like a nice design.

A JBG SMITH-led development team has applied for design review of a 130 foot-tall office/residential/retail development proposed at the northeast corner of South Capitol and M Streets SW. The first phase of the development, on the southern part of the site, would include 226,132 square feet of office space above 25,427 square feet of retail, while the second phase on the northern part of the site would include 371 residential units. "A mixed-use residential development along nearly three acres on the banks of the Anacostia River has a slightly different look and a different unit distribution than what was proposed three months ago.

Felice Development Group, along with partners Fields Development Group and Grade Development Company, has amended the filings for a planned unit development (PUD) application for 1333 M Street SE to permit a 900-unit project with 44,090 square feet of retail, less than the previously-proposed 45,419 square feet of retail. The project will also include a pedestrian promenade and amphitheater-style terracing and a traffic circle at Water and M Streets. GTM Architects is the building architect and Parker Rodriguez is the landscape architect..."

^^ Finally! That lot has remained vacant for such a crazy amount of time given how popular Shaw has become over the years. So it looks like it will stretch the full block along P Street from 7th to Marion.
