The new Main St parking deck is probably the best looking downtown structure built in a long time.

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen.

We had to wait an extra day for it. With the start of March, we can get excited about not just the ground breakings scheduled, but also a project expected to make this city a global biopharma hub! Those involved may have to delay this announcement for a few more months, while waiting on federal approval, but others are saying it could still happen this month. So much to be excited about! Lets get updated!

Courtyard by Marriott - Downtown:
The opening was pushed back to April 2020. According to the hotel's ownership, this hotel has a roof top bar with a beautiful view of the skyline, a second bar in the lobby, onsite restaurant, onsite Starbucks, patio area with firepit, indoor salt water pool, courtesy shuttle, 1,400 square feet of meeting/event space, and 126 guest rooms. You can visit the rooftop bar and lobby restaurant/bar/Starbucks without being an overnight hotel guest. It has a separate entrance for those only visiting the rooftop bar. The developers want this building to generate sidewalk traffic and to become a part of the city's nightlife on this end of Restaurant Row. It's very unusual to see a Courtyard by Marriott like this.

WFBH Eye Institute:
We may have to wait until June or maybe early-Summer 2020 for any updates on this project, according to a news conference.

Merschel Park:
The Art Commission, selecting sculptures for the park, has decided to stop everything until they have a solid timeline for work starting and actual construction of the long delayed and privately constructed park.

311 East Third:
The Board of Trustees approved everything needed to move this project forward. Sadly, federal approval may delay a big announcement by a few more months. Some people are still saying we could have an announcement by the end of the month.

Hyatt Place Hotel:
There is talk the developer may have issues with securing financing for this mixed-use hotel and office building? Some people are saying the hotel won't happen. They do have an office tenant and could convert the proposed building to an office and residential project, if they can't secure financing for the hotel? It was to restart construction in January 2020. Due to this talk and nothing happening at this site, again, I will return this project to "On Hold" status on our construction list.

Moxy Hotel - Downtown:
We have a look inside one of the two buildings to be demolished for this 8-9 storey hotel and bar. This building was constructed around 1880 for a department store and reclad around 1915 as part of a conversion to a Woolworth Store. It was the site of the first successful sit-in in 1960. These images are from nearly a decade ago and, since that time, the building was renovated and any historic features were demolished. I've been told the roof collapsed or partially collapsed at one point and it will cost too much to upfit the space for anything. Urban Outfitters was interested in the space for a retail store and some type of restaurant, until the cost to properly repair the building turned them away. I think the Moxy Hotel developer plans to save part of the structure for a bar.

Main & Third: Built
This project is now completed and open! It's the project TwinCity spoke of and I agree. It does look nice in the Main Street Canyon. This is why cities should place design and retail requirements on these structures. This structure is inside the Winston Overlay. Compare this project with the courthouse parking deck, also in this thread, to see the difference the Winston Overlay requirements make. Sadly, there aren't any photographs of the art gallery in the retail space.

A Charlotte-based developer has assembled a sizable site in downtown Winston-Salem's Village District, along Burke Street. No word on what they have planned, but this developer builds apartments and isn't it always apartments in this part of downtown?

New Jobs:
A Canadian company in the Toronto area is seeking incentives to help pay for a $4.5 million renovation to a building they would like to buy and they will create new jobs. The company has the building, constructed in 1970, under contract. They are likely to seek incentives from the state, too.

Salem Paper Mixed-use:
Remember this project from roughly a year ago? The developer has closed on the site and is ready to start work, soon. It is the adaptive-reuse of the former Salem Paper Complex into 100 apartments, retail space, and office space.

Pilot Mountain Visitor Center:
We spoke of the projects at Pilot Mountain in a past update, but I didn't have any renderings. I now have a rendering of the Visitor Center from ADW Architects. The new Visitor Center will have an interactive hawk display, a view of the knob from inside the exhibit hall, an exhibit on Native American fishing methods, the history of Pilot Mountain, and exhibits on Winston-Salem's Sauratown Mountains and the Yadkin River. Did you know: Pilot Mountain's highest point is a National Natural Landmark! The number of visitors to this park each day is measured in the thousands! Yes, even on weekdays! Wow!

500 West 5th:
Renfro will begin upfitting their space at the end of this month or early next month. The ground floor restaurant space is now leased and will become 500 W Grille.

The Easley Apartments:
They are not just demolishing two blocks of buildings, but they are also demolishing the road between those two blocks for this massive luxury apartment development. Wow! That is a big apartment building. The developer wants this massive apartment building to appear like three or four different buildings. This should be an interesting project to follow.

Live music at The Coal Pit starts their 2020 season with Cowboy Mouth on April 17.

College Academic Commons:
Wake Forest University is currently planning a new humanities building called College Academic Commons. This building is currently in the design phase and the university is also fundraising for the construction. While this will be an academic building, with academic departments and 17 classrooms, it will also become a new home for the Program for Leadership and Character, the Office of Academic Advising, a new fresh-food dining hall, and the university's scholarship offices. It will also become an important building for students during their first two years before they declare a major. When this project is completed, it will allow for a major reallocation of space at Tribble Hall. Wake Forest University is fast growing and in need of more space to accommodate the new students, while maintaining the small class sizes the university is known for. The building will be designed with removable walls and the ability to change the size of the classrooms from small spaces to 100 student spaces to one-tiered lecture halls to guest speaking venues, depending on the university's current needs. Construction is expected to start around November 2020, with completion around September 2022.

Transit, Bike, & Pedestrian Improvements:
Construction will begin this spring to convert two downtown streets to two-way traffic, with streetscape improvements for pedestrians and cycling improvements. Winston-Salem will convert two more downtown streets next year. It will take a year to complete each street, so it will take two years to complete the entire project. Winston-Salem would like to have more two-way streets, more bike and pedestrian friendly upgrades, and a consistent downtown streetscape.

Is 1001 going to be ready for tenants in spring? I didn't think there has even been any significant construction yet.

I was also surprised by that tenant's announcement of opening there in the Spring. I didn't see any permits and I still see leasing advertising, so I didn't think they were ready for construction at this time? Maybe the space that tenant is leasing doesn't require much work? Maybe the developer is starting construction in the next few weeks and that space will open first? I would think if they started one tenant's space, they would start the others as well?

I do think 1001 waited too long and now they have to compete with Industry Hill for tenants and Industry Hill's better location. 1001 does have a few solid tenants and I'm guessing they could start construction now? Maybe that time is very close? The real need is commercial kitchen spaces with time available. 1001 could fill some of that need.

I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. With fewer people out taking photographs, your help is more important than ever! Please share with us. I don't make any money on this. It's to allow fans of this city, who live outside the metro area or outside the state, to see what is happening. It also provides locals with information and renderings on what is under construction.

It's important to support the local restaurants, hotels, and retail establishments in downtown, with everything happening right now. Think of how many of these businesses are dependent on conventions, weddings, sports events, live music, arts performances, festivals, the furniture market, and college students and now, much of this is cancelled, closed, or delayed for who knows how long. There are people depending on tips, store employees who need their pay to support their family, and owners with a large amount of money invested in these projects. If you can and haven't cancelled, move your meeting or event to a downtown hotel or encourage visitors to stay downtown. Instead of visiting bars and restaurants near the mall, visit restaurants downtown to help the local small businesses survive this. You can also buy gift cards/certificates to give to friends/employees to help support downtown retail and restaurant businesses. Tip extra, if you can. Buy gifts for your friends, buy birthday gifts now even if the birthday is a few months away, maybe buy something for your significant other, or do your Christmas shopping early. If you can't visit these businesses you can order on your phone or online. If you have a business, make any bulk purchases from downtown businesses now, instead of waiting a few months. You can make a difference! Thank you for your help and please, continue to support downtown hotels, retail, and restaurants.

Bailey South:
As was reported in this thread, last year, Black Mountain Chocolate will relocate from the Downtown Arts District to 4,800 square feet at Bailey South in downtown's IQ District. It took this long for them to officially announce the move. As a part of this move, the new space will be called Black Mountain Chocolate Bar, adding coffee, wine pairings, and a cocktail lab. They will also add space to hold tastings and classes, in addition to meetings for up to 75 people. This craft chocolate factory is already under construction and their opening is scheduled for June 2020. The location is the retail space on the far northwest corner, facing the Coal Pit. Interesting facts: This was the nation's 8th craft chocolate factory and the Black Mountain Chocolate products at high-end retailers, across the nation, will be made inside this building. You can see them making the chocolate products, for both local and national distribution, through the windows.

311 East Third:
Could incentive restrictions on the next 250,000 square feet of development, in downtown's IQ District, have an impact on this project? This is the rumor I'm hearing and it could lead to a very large R&I office building being constructed in the next phase, if the rumor is true. According to the rumor, if they build a use or uses, that I won't name, in the next 250,000 square feet, the use or uses will have restrictions. If R&I office space is built in that next phase, it won't have any restrictions, though. Most likely, this building will be the first announced and it will absorb all of the restricted space as a massive R&I office building, to prevent a reduction in incentives granted a few years ago. Once this space is absorbed as R&I office space, they will be free to construct a variety of uses, with no restrictions, south of Third Street; where it is said they want to build a hotel, apartments, retail, university classrooms, and hospital space in the phase said to follow this one. So, just how big will this R&I office building become? There are official reports saying 9-14 storeys above Fourth Street / Bailey Park and if they find too much rock close to the surface, it could be on the higher end of those numbers, on the side facing the park. The cost is expected to be around $125-150 million, with an Atrium Health research center as the lead tenant and retail fronting the park. We shall see what happens, likely this summer or later in the year? It's interesting to see the rumors while we wait.

Front Street Capital, developer of Bailey South, has acquired 204 acres along Brown Street, next to Interstate 85 and Interstate 285, for a new business park. Stimmel Associates is the landscape architect. This project could attract around 1,000 new jobs to the area.

Joyner's Bar (Flatiron Building):
Joyner's Bar will open in the historic Flat Iron Building in the middle of next month. The space will have a prohibition era speakeasy appearance and will feature exposed 1868 brick walls, bookcases, booths, leather chairs, and light fixtures with a vintage appearance. They will also offer prohibition era cocktails, with a custom designed mahogany island bar. The bar will be open until 2 a.m., seven days a week.

Twin City Motors Building Adaptive-reuse:
Mayfair Street Partners is already hiring for this project and they are seeking your opinion on what type of restaurants you want to see in the Food Hall. Very exciting! It appears as if they will name the project Twin City Motor Company. I'm waiting on official confirmation before changing the name. Construction was set to begin this month. This building was a former Ford Assembly Plant, with a small showroom and small sales space fronting Liberty Street. Yes, it was a Ford Factory in the 1920s.

Broad Branch Distillery Barrel Aging Facility:
Broad Branch Distillery will expand bourbon production by opening a barrel aging facility at Salem Business Park. The facility will only be used to store the wooden bourbon barrels during the aging process. The product will continue to be made downtown.

Gallery Lofts II:
Do you remember this project? The former box factory was demolished two years ago for a new-construction apartment building without any parking. A fence was installed around the former box factory's concrete pad. I think closing the road has slowed things down? The same developer working on The Easley Apartments is also working on this project.

Fire fighters had to extinguish a late-night fire on the second floor on March 4. Completion of demolition was also pushed-back. The former Security Life & Trust headquarters building is proving difficult to demolish.

Egger North American Headquarters:
The new office building and design center is officially completed and open. They have hired 220 employees, with plans to have 770 employees when their entire campus is completed. Construction continues on this project, with the next phase of work scheduled for completion in Fall 2020.

815 North Trade Office Building:
This project now has saw service and is officially under construction. The uses are now shown as office and residential.

This project has secured financing from Pinnacle Bank. It appears as if Columbia-based Capitol Places (Prioreschi family) may also be involved in this project, in addition to Cleveland OH., based GBX Group?

500 West 5th:
Creative CoWorks is the newest tenant at 500 West 5th.Corey Madden said “As a place where professional and student artists can gather, collaborate, and workshop ideas, Creative CoWorks will raise the profile of the local creative sector." UNC School of the Arts will open a satellite campus with classes as part of Creative CoWorks and the Kenan Institute for the Arts will offer a Creative Catalyst Certificate at Creative CoWorks. More students in downtown is great and so are more startups.

Renfro signed a lease to move their headquarters to this building's 11th floor. They also have an option on the 10th floor. This is in addition to space they have leased at Bailey Power Plant for research and design. Renfro expects to begin upfitting their space at 500 West 5th in May, at a cost of $3.5 million. Expect to see 150 employees in 500 West 5th when the headquarters relocation is completed. Those 150 employees will be relocated from out-of-town to downtown Winston-Salem. The company will also create another 50 or more new jobs as part of their relocation to Winston-Salem. They already have nearly 50 employees working in Bailey Power Plant, in downtown's IQ District, and those employees will stay there. Renfro has a long lease on space at Bailey Power Plant for their creative employees and research & technology employees and expect to increase employment at that site, too.

Lowe's IT Center: Built!
Lowe's Home Improvement Centers has opened their IT Center in Winston-Salem's Madison Park. It currently has 130 employees, with plans to grow the center. The new office combines a modern workspace with meeting rooms, training & disaster recovery space, a dedicated test lab, retail innovation development, and collaborative technology systems & tools. B.K. Shepard, Lowe's Vice President of Technology Infrastructure and Operations, said “This is an exciting time to be at Lowe’s and to be in Winston-Salem. Lowe’s is evolving to serve customers differently and we’re building a best-in-class team in Winston-Salem to help accelerate Lowe’s technology transformation.”

Link Apartments 4th Street:
The old insurance company headquarters is now demolished and the site is almost ready for construction on the new apartments and retail building, with underground parking. The building they demolished was windowless for a reason. It was an early tech office (yes, the insurance company was the state's largest tech company at that time), with more computing power than the Pentagon. Sadly, since it didn't have windows, it wasn't worth reusing.

Smith Reynolds Airport Restoration:
A look at some of the historic details this building retained. The restoration of this building is expected to cost $21 million and is seen as a project that must start as soon as possible. City leaders are also studying intermodal rail-to-air service. Interestingly, they are also upgrading telecommunications and planning a major streetscape project between the airport and downtown's IQ District and between the airport and Whitaker Park. City leaders are working to make this airport a major aerospace research hub that connects to the city's other tech centers. You can see some of the education and tech projects, currently planned and under construction at this airport, in this thread.

A top executive from Eastern Airlines said this about Winston-Salem's airport, around 80 years ago, “No one can deny that this is the finest terminal in the United States.” In the 1920s and 1930s, Winston-Salem viewed air travel as the future and wanted to be a dominant national player in air transportation. This was the top airport in North Carolina until the 1970s. It seems stuck-in-time, almost unchanged from its last renovation in 1963, but this proposed restoration to its original appearance should make it an amazing historic attraction for the city, similar to what the city did at Union Station.

Hanger One - Aerospace Innovation Hub:
Those leading the aerospace innovation hub effort are working to bring a first-of-its-kind specialized FAA certification acceleration office to this project. It is expected to attract engineers, software developers, and biochemists to generate start-ups in electric vertical takeoff and landing (eVTOL) aircraft industries. Yes, it will be located in a new hanger at Smith Reynolds Airport, the Streamline Moderne airport seen above. It's worth noting that UberAir's CEO moved from Las Vegas to Winston-Salem recently, with people questioning what Uber may have planned. They are working on eVTOL projects, like those described for Hanger One.

Stevens Center Renovation:
At the WSTB Forum, it was said this project's $32.3 million second phase was in the original 2020 UNC System budget request. Since the State will likely have less money to work with, the UNC System is now working on two budget proposals and we shall see if the funding is in both budget proposals?

Sears Warehouse Site Redevelopment:
This project is now preparing to move forward. I'm not sure if they will still build the proposed hotel or maybe wait until the market improves before starting a hotel, but they are also looking at apartments. This is a great location, near the intersection of Interstate 40 and Interstate 285. Pearl Pacific Properties is the developer. No general contractor at this time, that I'm aware of? The hotel proposed for this site could be a Sheraton, but I'm not 100% sure? I'm also unsure if they will demolish the former Sears Warehouse or not, since their parent company is currently using the building?

Kaleideum Science Museum:
Forsyth County is expected to agree to a price of $1,268,901, from Frank L. Blum Construction Company, to demolish the former bank building on the site. Demolition is expected to begin in May and finish in August. We should have the final design approved in May 2020, with construction documents completed in October. The final price will be agreed to in December. Forsyth County is expected to agree to a $36,254 construction management fee, on April 16, from Frank L. Blum Construction Company to build the proposed science museum. Construction will start around February 2021, with completion set for November or December 2022.

Ward Federal Building Plaza Renovation:
I should've added this project to our construction list last year, but I never could find any photographs or renderings of it other than a blurry aerial or two. There aren't any news articles on it. It's one of those projects that is happening without any evidence of its existence on the web. I found these images by accident, which finally allow us to follow this project. So, what do we know about it? It's a $27 million General Services Administration (GSA) renovation project. They are renovating everything, from the stairs to the short walls to the underground parking deck to new landscaping to adding pavers over the concrete walkway area. As part of renovating the 1970s Brutalist concrete plaza, they also found the original Rudolph Heintze sculpture (titled "Locations"), once located in the center of the plaza, and restored it for the newly renovated plaza. Heintze was nominated for this commission by the National Endowment for the Arts (NEA) in 1974. According to The Possum @ WSTB Forum, the sculpture was removed several years ago. The artist's original drawings and models for this sculpture are in the Smithsonian American Art Museum. A few decades ago, this city was called The South's Cultural Miracle by art magazines and was filled with art. It's awesome to see people, working on these projects, going through the effort to find the original sculptures in storage and restore them, to be enjoyed again.

As was said to forum member DMRyan, the exterior hasn't changed. Other than an LMI Builders sign and a dumpster, you can't tell this building is under restoration from the exterior. The interior spaces are beginning to look like office and retail spaces. The outside hasn't changed, other than the roof. Maybe they are trying to keep the mural as long as possible? I really do wish they would start on the exterior and install the windows.

Joyner's Bar (Flatiron Building):
The walls and framing from 1868 and the building's shape make it an interesting project to follow. This was a grocery store in the late 1800s and early 1900s. A development team from New York City and Los Angeles, with a nice collection of impressive projects, will convert this into a trendy speakeasy/prohibition bar that make the building's historic features a main attraction.

Greenway Lofts: Built!
It appears to be completed? Yes, it is located at a major intersection of two or three bike and pedestrian paths. This is a project we didn't have any construction photographs for in our updates. It was announced with a rendering and is now shown as completed. It does appear different from the rendering, which originally showed a Craftsman Bungalow inspired design. It doesn't look anything like that. Two sides of this apartment building are bordered by waterways and this lighted bridge crosses one of the waterways. Some people don't like this design in such an historic area of the city. It's student housing for the University of North Carolina School of the Arts and it looks like a typical UNC-system apartment building.

Salem Parkway:
The NCDOT is now working on the final layer of asphalt. They can't add the final layer where the dual tied-arch suspension bridge is located, due to the jacks holding-up the bridge deck. With COVID-19 reducing the number of people on the highways and commuting to downtown for work or entertainment, this is the perfect time to complete this work. Workers can work during the day without any problems and complete this work faster than originally planned. They will also work on ramps and decorative fencing.

311 East Third:
The Innovation Quarter has officially announced the creation of iQ Healthtech Labs. This is believed to be the organization that will anchor this proposed 11-14 storey building in downtown's IQ District, in a partnership with Atrium Health. This organization is designed to shorten the life cycle of taking healthtech solutions from ideation to the marketplace by creating collaborations between Innovation Quarter tenants, traditional and non-traditional partners, commercial markets, and potential investors. It will also improve medical school teaching and bring improved telemedicine across multiple hospital systems. They will be temporarily located in Bailey Power Plant and, when they move into this new proposed building, all five sectors of iQ Healthtech Labs will have their own physical space. I'm not sure how COVID-19 will impact this project, but with this announcement, it does appear to be moving forward? It should bring new jobs to downtown's IQ District, as well. A very exciting announcement!

Nissen Building:
PMC Property Group of Philadelphia bought the 20-storey historic Nissen skyscraper for $30 million. The building was completed in 1926, following a merger involving Winston-Salem's largest automobile and horse carriage company (Nissen), and was the tallest skyscraper in the Carolinas. PMC Property Group now owns three buildings in downtown Winston-Salem. They had no official comment on the acquisition.

We haven't seen an update on this project in a long time! I can now officially confirm the storefront, on this beautifully restored 1925 building, will become a neighborhood garden store. The remaining space is residential. They are pulling permits for the garden store upfit.

Mixed-use Adaptive-reuse:
Developer HEM + SPIRE is looking at a building in downtown Winston-Salem for a new adaptive-reuse project. Still waiting on final details. It's believed they are looking at 701 North Main, but it could be one of many properties they are considering. I did find photographs of a property they are looking at, which appears to have offices and a commercial loading/stock area in the basement. I can't identify the building from these images.

Efird Block Restoration:
We finally have visible progress on the exterior, as workers restore the original window openings on the brick building and remove fencing that covered the storefront windows of the stone building next to it. Three historic structures are now officially merged into one building for Nationwide Insurance's downtown Arts District office. Workers are also working on a kitchen for an unnamed restaurant tenant in one of the two floors of retail spaces this building will have.

Are you ready for an awesome update! There are new projects announced for downtown Winston-Salem in today's update that will add apartments, co-working space, retail, and a conference center! And developers of several more projects announced their proposed projects won't be delayed and are still moving forward, as these developers talk of how strong downtown Winston-Salem is. They think there is demand for more development and are interested in more projects! Yes, there is a cancelled hotel and a few delayed projects, due to COVID-19, but there is so much to be excited about right now! Yes, even in this recession, the boom continues!

Hyatt Place Hotel:
Investors want to move forward, but a feasibility study is required. Hotel Equities is an investing partner in this 132-key hotel and office project. Before COVID-19, they planned to move forward this month, but now this project could be delayed until September 1, 2020? We'll see what happens.

Moxy Hotel - Downtown: Cancelled
This proposed project is officially cancelled and will be replaced with a residential proposal. The hotel project is a victim of COVID-19. This project's cancellation may allow a proposed similar hotel in the neighboring IQ District to now move forward?

110 South Broad Street:

Merschel Park:
The sewer lines under the park are in rough condition and need to be replaced. They can't start building the park until the sewer lines under the site are replaced and retaining walls for the Hyatt Place Hotel are completed. Cost over-runs led to a redesign and part of this redesign has reduced the number of parking spaces under the park to just 48 spaces, using the automated lifts (car elevators). COVID-19 has delayed construction until September 1, 2020.

Hotel Indigo Expansion:
No start date for this 54-key hotel expansion. They are planning to move forward with it. Hotel Equities will likely be involved in this project as an investor and they will be the operator.

Morris Building:
This will be 100% retail/restaurants/entertainment. No delays are expected, due to COVID-19. The developer is working with a partner to bring national restaurant/retailers to this project. We should see the final details at the end of the year.

Efird Block Restoration:
Nationwide Marketing will move their corporate headquarters to this building. They leased all of the office space, the storefront at 609 North Liberty (stone facade building), and will have a rooftop amenity space for employees. There was some confusion that it was a Nationwide Insurance office, but it's not. This company works with independent retailers in home furnishings, appliances, and consumer electronics. They make collective purchases, to save retailers money, and offer services like accounting, advertising, HR, website building, leadership development/team training, and insurance. The building will be completed in July.

8 West Third Street:

850 North Trade Apartments and Co-working:
We finally have more details on this project. DPJ Residential will be the developer and Chaucer Creek Capital will finance the project. The existing produce warehouses will be demolished for a five storey luxury / high-end apartment building with 244 apartment units, a hidden parking deck, and a large co-working space with a conference center. Ground breaking is scheduled for Fall 2021, with completion set for Fall 2023. It's said to be the highest point in downtown and will have awesome mountain views. This building is located across the street from Fiddlin' Fish (beer) Brewing Company (to the south of the new building) and across the street from the award-winning Wise Man (beer) Brewing Company (to the east of the new building), so this is a beer drinker's dream live-work address! The developer has hired a company to assist with finding a name and to work with the developer in deciding what the building should look like. They are looking at projects in Portland's Pearl District (which they think is similar to downtown Winston-Salem's Industry Hill) for ideas and would like to see brick and metal cladding, with polished concrete floors to match the surrounding neighborhood. Downtown Winston-Salem is DPJ Residential and Chaucer Creek Capital's most profitable apartment market and this is their third project here in the past three years. All are upper-end luxury units. Yes, this is the same partnership constructing The Easley Apartments, discussed in this update post. This developer expects the economy to return to where it was, very quickly, and COVID-19 isn't delaying any of their projects in Winston-Salem.

500 West 5th:
An Ohio tech company will move their headquarters to this skyscraper in downtown Winston-Salem. Not many details at this time. In other tenant news, CloudLink is the newest headquarters in this skyscraper.

According to insurance-tech tenant Agribusiness Risk Underwriters, the building reopened on May 11.

Research & Innovation office space developer Wexford Science & Technology and the company financing their projects have decided to pause all of their projects on the drawing board for capital conservation, due to COVID-19. You may have noticed this with their projects in other cities' threads. This project will be constructed, but this may delay the start of construction on this 11-14 storey building in downtown's IQ District? We will know more next month. You may remember, this building's lead tenant has leased temporary space while they wait on this new building, to be custom-built for their organization.

Joyner's Bar:
An update on the conversion of this flatiron building, from the 1800s, into a bar by a team from New York and Los Angeles that have worked on impressive projects on both coasts. It already has the gold lettering on the windows.

Kaleideum Science Museum:
Frank L. Blum Construction has applied for a demolition permit, on Friday (5/15), to demolish the 1975 Winston-Salem Savings & Loan Building. Yes, work is about to start on the site of this proposed downtown science museum!

Moon Light Drive-in Theatre:
TwinCity was first to report this, last year, and now it is under construction! A rough-looking vacant lot, next to an automobile museum, is being graded for a small drive-in theatre. Yes, it is downtown, in the Industry Hill Neighborhood. No demolition is involved. This is a vacant site. If it can open during social distancing, it could become very popular. Plans included an outdoor grass area where walk-in visitors or cyclists could sit and enjoy a movie. It's another entertainment option. It also fits with the tourist attraction automobile museum on the site.

Developer Mayfair Street Partners has proposed converting two historic buildings into micro apartments. These units will be around 400 square feet in size. ArchStudio7 is the architect. No General Contractor is selected at this time. This isn't the project's official name and will change when the developer releases the official name. The developer would like to create a national brand of micro apartments, they will build in other large cities, and this will be the first test project for this national micro apartments brand idea.

Twin City Motors Building Adaptive-reuse:
The developer will acquire financing through Allegacy Credit Union at the end of this month. Abatement / interior demolition will also begin at the end of this month. We do have tenant news for this project! The event space on the Main Street ground-level entrance will be used by the developer's two hotels (Hotel Indigo and Hyatt Place). Sports Community Consultants, LLC., has leased a floor for a speakeasy bar and social club, called Roaring Social, which will have a Roaring 20s theme. They will also have a golf simulator called Fairway Social, with six "Full Swing" simulators and also 12 lanes of bowling. Full Swing is a company Tiger Woods is involved in. It allows you to play 80+ world famous golf courses. They are also working on a rooftop bar with live music and a restaurant. Yes, the lighted igloos are still happening at the rooftop bar! From what I understand, Fairway Social will also have simulators for other sports, too, in what they call "competitive socializing." The Liberty Street entrance will have an Italian restaurant that will replace the pizza restaurant and the floor's food hall is 67% leased. You can look at past updates to read about the craft beer brewery and other attractions previously announced for this project.

The Easley Apartments:
The developer has secured $45,554,000 in financing from Pinnacle Bank, to start construction. It's not everyday you see a developer demolishing a one block segment of a street to build a massive apartment building. Cyclists didn't like this, but the city allowed it. The developer gave cyclists a bike path through the property, as a cut-through, and the site will have a small City park. Completion is set for March 2022. In downtown Winston-Salem, developers often build the parks and pedestrian/bike paths, including some City parks/paths, which is interesting. They can construct them as amenities for their developments. Yes, this apartment developer will build the new City park.

The site is currently being rezoned. Neighbors in surrounding condominiums want to see a site plan, but the developer is avoiding that. No surprise! So far, the City and developer are unable to come to terms on this project. It is a high priority for DWSP and there is pressure to move this forward. Renfro has permits to upfit floors 10 and 11 for their new headquarters, with a cost of $1.4 million. This company is moving their headquarters from outside the area to downtown Winston-Salem. Due to COVID-19, the move to Winston-Salem may not be completed until next year.

Green Street Pedestrian Bridge:
The design of the suspension hanger system was modified, using a different structural connection component to attach to the hangers. They reordered this component from Europe and the order was delayed by COVID-19. Completion of this suspension bridge is now set for late-July or early-August.

Kaleideum Science Museum:
Gensler shared their design for the new downtown museum. It will be clad in colorful metal panels and textured white concrete panels. Some of those white concrete panels will be angled downward and windows will be deeply recessed, so this building will appear differently at different times of day. The building includes a cafe, over 80 animals, a planetarium, and a massive two-storey rooftop playground on the fifth floor, with nice views of the skyline. I think the top floor may be designed for traveling exhibits, but I'm not sure? Workers will also renovate the existing 1970s Liberty Plaza Parking Deck, behind the under construction museum, and visitors won't have to cross a street to access the museum. Completion is set for early-2023.

Bank of America Renewable Energy Project:
Bank of America will construct a project in Metro Winston-Salem that will generate enough renewable energy to cover nearly half of the bank's electricity usage in the state of North Carolina. They will also include a pollinator habitat at the site for bees, displaced by development in the area. This is a big step forward in Bank of America's goal of being carbon neutral and using 100% renewable energy. Silver Pine Energy is the general contractor for this massive project.

110 South Broad Street:
This is the most hated project in Winston-Salem. It blocks part of the skyline view from the ballpark, it's outside the overlays (the overlays wouldn't allow it to move forward without a major redesign), it's across the street from dense apartment buildings, and is out-of-place with the Village District. Yes, this is the project in the background of The Easley Apartments project. I do think it's a needed service for the many apartment and condominium buildings.

Bailey Power Plant Complex:
Oracle is now part of the Body-on-a-Chip research happening in downtown Winston-Salem's IQ District. This will allow testing of drugs for harmful and adverse effects before human testing. This appears to be part of the Healthtech Labs at Bailey Power Plant and uses advanced machine learning technology.

In less exciting news at Bailey Power Plant, developer Wexford Science + Technology finally installed signage for the retail tenants in The Coal Pit. The Coal Pit is a large piazza space with a variety of retail space tenants.

A large number of companies that work with Egger are in talks to relocate to here or open offices/operations near this project. Expect to see a large number of jobs from this project!

Truliant Headquarters Expansion:
This project has changed from new construction to adaptive reuse of a neighboring mall space, as the mall is converted into a mixed-use complex. As cities across the nation work to find new uses for the many malls that are vacated each year, this could be an interesting project to follow. This was once the southeast's largest enclosed mall (a super-regional mall), serving a massive multi-county area in Northwest North Carolina and Southwest Virginia. It even had skylit water sculptures and fountains (removed a few years ago) by a famous artist. Truliant will start work in 2021 and complete the adaptive-reuse project in 2022. The $3 billion financial services company will create over 550 new jobs as a part of this project and won't ask for any incentives. Truliant may also construct a new office building, for over 500 additional new employees, at their previous site in the near future, if their growth continues. Yes, Truliant's headquarters expansion could bring over 1,050 new high paying financial jobs and financial technology (fintech) jobs to Winston-Salem and both renovate an existing vacant building and add a new construction building. This is in addition to a recent adaptive-reuse of another large former retail space by this financial company. Truliant is quickly becoming one of Winston-Salem's largest employers. I know this helps to keep this area of the city vibrant, but I wish they would build a new skyscraper in downtown. This company could easily build a new tallest.

Twin City Motors Building Adaptive-reuse:
This is the former Ford Motor Company Assembly Plant & Showroom (Ford Factory) Building in downtown Winston-Salem's Arts District. Yes, Model-T Fords and a few other Ford cars were assembled in this building and traveled on a car elevator system between the three floors. Ford would ship a complete set of parts by rail from their Highland Park Plant in Michigan to regional plants for assembly. This process was more efficient and economical for Ford and helped them meet growing demand for new automobiles in a timely manner. The assembly plants would often have a new car showroom, open to the public, at a prominent street corner of the assembly building. In this building, the former new car showroom is on Liberty Street and it also sold Lincoln automobiles. This building still has belts and pulleys from the original 1920s automobile assembly lines and you can see part of this in a photograph below. The building will be converted into a massive entertainment complex and food hall. The developer will use the "Ford Factory" theme throughout the completed project, including displaying restored Ford automobiles manufactured in this structure, restoring the car elevator system, and displaying remnants of the assembly lines from the third floor. The developer will use the roof for a rooftop bar, similar to a bar in New York City, with lighted igloos in the winter.

According to advertisements, this is opening or at least partially opening on November 1, 2020?

815 North Trade Office Building:
Lets call this what it is: A rich person's large modernist house in downtown's Arts District. Downtown has an overlay requiring ground floor retail/restaurant spaces and for buildings to front the sidewalk hard, so this is a house with ground floor retail spaces. It appears as if the retail space is leased for office space? Interestingly, this block has three of these houses with office/retail spaces below. Why don't they join together and build one mid-rise condominium building, instead of these small projects. I guess it's good infill?

Ambulatory Surgical Center:
According to WSBornNBred at WSTB Forum, work has stopped at this site and they sowed it with grass seed, so it will become a grass lot. I will remove it from our active projects list, since they are in no rush to built it any time soon and view this more as a long-range plan project. If we see work on the actual building, I'll add it back to the list. They should merge this into their other tower proposal, adding another floor or two to that project, and land bank this site for future expansion, since finding sites for expansion and gaining approval for expansion is very difficult at Hawthorne Hill / Ardmore Historic District. It would also be interesting to move the Ambulatory Surgical Center to their downtown campus.

Whitaker Park Hotel & Mixed-use:
This project is delayed by COVID-19, while the developer waits to see what happens in a post-COVID-19 market. You may remember, this project is all hotel and retail space. The developer will wait until the end of next year before making a decision. If the market changes, the developer may change the project to apartments with ground floor retail space and a hotel. Apartments are still in high demand in Winston-Salem. The developer will build something here, but we will have to wait to see what it is. I actually prefer the apartments / hotel / ground floor retail plan over what is currently proposed.

Reopening those window spaces and installing windows in them would brighten their space and improve the appearance of the structure from the east. The food hall could be among the first spaces in the building to open, giving visitors a diverse taste of Winston-Salem's food scene in one location. It appears as if the building is the Twin City Motor Building and not Twin City Motors Building. I will change the name on our list.

Christian Garrison:
Christian Garrison, an author and filmmaker who displayed an unfiltered slice of 1960s Mississippi hill country life in a short film about influential blues guitarist Fred McDowell, has died. He was 78. He died Thursday (7/2) at his home in Winston-Salem, North Carolina. Garrison also penned three children’s books, “The Dream Eater,” “Flim and Flam and the Big Cheese,” and “Little Pieces of the West Wind.” Garrison wrote two crime novels, “Snake Doctor” and “Paragon Man” and co-founded the Panola Playhouse.

Tech Company Moving to Winston-Salem:
Drive Key is moving their headquarters from Romania to downtown Winston-Salem. They like Winston-Salem's entrepreneurial ecosystem. No incentives are involved.

Morris Building:
As work nears completion at Bailey South, attention is moving toward this building. The developer hired a company to talk with notable national chains to lease space in this building. COVID-19 made signing leases more difficult, but we should have more information very soon! It will be retail with no expansions.

Novant Health Forsyth Medical Center Renovation:
Work is now starting on this project, beginning with renovations to the 1964 tower and 1976 tower. The renovations will cost nearly $20 million. Still waiting on news for the new tower. It appears as if they are enlarging rooms and will need more space in their proposed new tower to keep their current bed count. Vannoy Construction is the general contractor for this project.

401 West End Blvd:
Construction progress at this adaptive-reuse project, converting an abandoned structure into a conference center with retail spaces. The back of the structure is next to a waterway (former canal) and the developer will take advantage of this view with the building renovation.

Oakland-based Grounded Solutions Network has selected Winston-Salem, Indianapolis, and San Antonio to develop housing policies for lasting affordability, displacement prevention, and neighborhood preservation. Urban Planner and Policy Analyst Matt Weber prepared an existing conditions report he presented last week.

Elevated Wake Park: Built!
This is an awesome project I didn't know about. If I knew about it, we would've followed its construction in this thread. This 30-acre park is now completed and open, as a big tourist attraction. Wakeboarders are pulled around the doughnut-shaped lake, one of only a few in the world like it, using an elevated cable system. For advanced riders, there are rails and features for aerial tricks. If you're a beginner, they have an easy way to learn, with 30-minute lessons, and speed is adjustable. You can bring everything yourself or rent it at the park. They also have an area to watch, with a restaurant, snacks, and places to sit and eat. An all-day pass is just $50. This is another fun outdoor attraction in the Winston-Salem area.

Amazon Fulfillment Center: Built!
This project is now completed. Amazon is currently working on a Forsyth County Last-Mile facility, on a neighboring property, that will hire hundreds more workers and open later this year.

Tech Company Moving to Winston-Salem:
Tech company Winning Wise is moving from Chicago to an office building on West Fifth Street in downtown Winston-Salem. This company is involved in career development. No incentives are involved.

Hanes Park Sports Facilities:
Since several former residents would like updates on this... The mid-century modern gym was demolished and work is starting on the new gym. This project also includes a football stadium. Due to site restrictions, the number of seats at the football stadium had to be scaled-back. These are very high quality sports facilities. Hanes Park is often viewed as Winston-Salem's Central Park.

Carolina University Downtown Dormitory:
This 7-storey dormitory and university office development has changed its name. It will be constructed next to the new Green Street Pedestrian Bridge.

Robert Hall Hotel and Conference Center:
According to the developer, Coe & Hartman was the largest sign company in the southeast. The developer was told about a few signs in the basement, but they were surprised by the massive number of signs they found. All of them from Winston-Salem and many of them are neon.

This developer could build a Winston-Salem neon museum in downtown. I think he plans to use these signs in his multi-building development, so you will have to visit the hotel, restaurant, bar, and conference space to see these.

McIntyre Headquarters:
McIntyre Group has purchased a 275,000 square foot vacant industrial building to convert into their new headquarters, in an adaptive-reuse project. Downtown Streetscape:
Amy Crum will brief the Planning Board on the Downtown Winston-Salem Streetscape Master Plan. A public hearing is scheduled for August 13th. It would've been great if they could've started construction on this a few months ago.

Salem Parkway Bike & Pedestrian Path:
For bicycle commuters, this will connect the university medical center, Ballpark & Village District, historic West Salem, historic Ardmore, and historic West End to downtown and the IQ District, while also connecting to other bike paths. Tunnels, bridges and ramps reduce the number of stops and make bicycle commuting safer and faster. The city's bicycle commuting community worked hard to make this bicycle super highway happen.

According to Atrium Health, this proposed 12-14 storey building in downtown Winston-Salem's IQ District is projected to be the hub of a "Silicon Valley of Healthcare Research." Will it become this? ...I guess we shall see? Atrium Health has deep pockets and their investments are doing very well. They are said to have the money to complete this. More details are expected "in the coming months," but we may have to wait until the end of the year for everything to be finalized. They still don't have federal approval. Developer Wexford Science & Technology and their investors are also ready to start on new projects, including this one. We are just waiting on federal approval.

Winston-Salem often sees its largest construction projects during bad recessions.

Venture capital investor and new Winston Starts leader Robert Boles said "I came from Dallas, Texas, obviously a little bit larger city with a very strong entrepreneurial ecosystem. And I've been very impressed with what's been built here in Winston-Salem in fairly short order, and the collaboration that goes on between the players here is actually better than what I saw in Dallas."

Courthouse Parking Deck: Built!
According to Tindall, this structure has 20,600 linear feet of precast (the equivalent of almost 4 miles!). General Contractor: Shelco, LLC; Architect: Walter Robbs; Structural Engineer: SKA Consulting Engineers. With this project's completion, the County can now move forward with the new Forsyth County Courthouse.

Joyner's Bar (Flatiron Building): Built!
This project is officially completed and open, as of Friday August 7th. You have to make reservations and become a member. Much of the building is from 1868, including the brick and wood floors. This Los Angeles developer of entertainment venues and celebrity homes and their NYC development partner did an amazing job! Interestingly, their projects in Winston-Salem are the only projects they have built outside Los Angeles and NYC that I'm aware of.

Twin City Motor Building Adaptive-reuse:
Workers are starting on a new interior staircase from the basement to the roof. It will require cutting into all of the floors. The original 1926 windows are restored, painted, and have new glass. The building should look amazing once the lobby showroom windows are restored. ArchStudio7 is now confirmed as the architect.

Oliver Cycling Park will be completed in October or November. The Portrait Project sculpture will be completed in September, but unveiling could be delayed until Spring 2021, due to COVID-19.

Downtown Streetscape:
Work begins in October 2020 on streetscape changes and two-way conversions to First and Second streets. The new streetscape and pavement should open by June 2021. They couldn't start earlier, since they had to wait on Salem Parkway's completion. I know many of us wanted to know why they couldn't move this up while businesses are closed or restricted due to COVID-19, which would've minimized the impact. I still think they should've started with Liberty and Main streets first, since COVID-19 restrictions are likely to still be in place into the start of next year and these two streets have more retail businesses that could be disrupted by the work. Work on those two streets won't start until the middle of next year, with full completion set for 2022.

Bike & Pedestrian Land Bridge:
Workers are preparing to install gabion baskets on the ends of the land bridge, so it appears to be anchored in stone.

Salem Parkway Bike & Pedestrian Path:
Workers are still pouring concrete for this stretch of bicycle commuting infrastructure. The bicycle flyover bridge that will connect this to the new land bridge, new Oliver Cycling Park, and an existing bike commuting path will start construction at the end of this year. Possibly November or December of 2020.

Green Street Pedestrian Bridge:
After the installation of safety fencing and lighting and after it is connected to the concrete walking and bike paths, this suspension bridge will open to pedestrians and cyclists.

Wallethub ranked Winston-Salem one of the cities whose unemployment rates are bouncing back the most. Winston-Salem's transformative boom is fueled by tech startups, which recovered very quickly or never declined.
