One of the largest skateparks in the country is well under construction on the downtown riverfront, or so say organizers that apparently track these sorts of things.







And the vision to do safety mitigations on the downtown river dams to create a white water park and adventure recreation course is creating a lot of buzz locally. Feasibility study came back with a $117 million price tag though, so this will have to be done in phases with creative fundraising.

DSM gets to join all of the other bigger kids now that a new Amazon Fulfillment Center is under construction in the eastern metro suburb called Bondurant. When completed in conjunction with an offsite mailing delivery station in another suburb, a total of 1,600 jobs will be added.

This will be the latest generation of fulfillment centers that are apparently 5 stories in height.

A new 5-story, 114 unit apartment project called "Level" has popped up in a former industrial area now called the Bridge District.

And here's a little on what the rest of the district looked like back in August of this year. There will be over 500 units added in this development once completed, including over 125 owner-occupied townhomes that are going for $$$ in Des Moines prices.

Big news unveiled yesterday with a developer starting the process of constructing $750 million in new mixed use development over the next decade in a rapidly redeveloping industrial area on the fringe of downtown called the Market District. This will be anchored by a new 8 acre urban riverfront park, that may some new white water recreation amenities.

Plans are early but the developer indicates a few buildings potentially near the 15 story mark. The area already has plenty of momentum, with over $120 million in projects built or under construction. If successful, this could add jet fuel to the growth here.

And the other big downtown redevelopment area on the SW fringe is the Gray's Station development, which has the Linc Apartments project well underway, along with about 40-50 new rowhomes. This is also a former Brownfields area being reclaimed. A new pedestrian bridge was recently opened, providing access from downtown to the City's most active park called Gray's Lake Park.

Work is underway to try to land a USL_professional soccer club (the AAA of soccer) in a new $60 million 5,500-7,500 seat soccer-specific stadium. It would also be anchored by $35 million in new mixed-use development that would have a 5-story office building and retail area and a 500-stall parking ramp.

No actual renderings released yet, but these coming months will be telling if the funding can be raised to land a franchise and actually get this built.

A cool little hotel project popped up on the Ingersoll corridor, just west of downtown. This former Howard Johnson Hotel was converted to apartments some decades ago and let's just say...no longer has a model tenantcy.

One of DSM's preferred developers is taking on a project to convert it back to a hotel with a retro theme that is all the rage right now.

Lots of momentum in the neighborhood known as "Dogtown", located along and just south of the campus of Drake University, about 4 miles west of Downtown Des Moines. The university's president has been a big advocate of increasing economic vitality around the campus and has offered up block of university-owned land for sale to the private development community.



Here's a look at some of the project underway and proposed:

Home2Suites with first floor retail




2650 University Avenue- 135 apartments with first floor retail, starts this spring






Harkin Institute- A public policy/adovacy center that holds many documents from Senator Tom Harkin's long career in the legislature.


Merge Proposal- $70 million mixed-use housing and commercial redevelopment, will repurpose an old theater building.





Varsity Theater Building to be rehabbed.

Lots of downtown hotel work underway or proposed--at least before the Covid-19 shutdown. I wouldn't be surprised to see a few proposal victims before it's said and done.

Historic renovation of hotels well underway and expected to be completed this year:

Surety Hotel- $40 million, 140 room Boutique hotel by Aparium Group. Converting the Midland Building from Class C office space to a high-end hotel with a restaurant/lounge.





The Hotel Fort Des Moines is downtown's historic grand dame hotel that is seeing a $50 million renovation and will carry the Hilton Curio Collection flag. A total of 4 new restaurants and bar spaces will be opened up on the ground level, including an upscale steakhouse named after the building's original architects. Should be completed later this summer.





This hotel project was just announced in March, which seemed like odd timing, but the developer is still making moves that advance the project through the city review processes.

It's a $60 million proposal to convert the first 13 floors of the Financial Center (white boxy highrise) to a 190 room higher-end line of hotel, but the flag has not yet been announced. The owners of the building are looking to repurpose the space as office occupancy in the building has waned after Wells Fargo recently left leased space for owne- occupied space in Downtown Des Moines. The remaining floors would remain leaseable office space.





These DT hotel proposals are new construction and would seem to me to be less sure bets at this point, but nothing has been publicly confirmed about the proposals since the craziness started.

98-room Tru by Hilton Hotel- on the fringe of downtown in a rapidly redevelping former brownfield site.

Also, a few small office projects are underway or proposed to get underway later this year.

The building at 611 Fifth Avenue was originally built as the home of an insurance company, but is now for lease office space in a building sorely in need of renovation and suffering from lowering occupancy. A $25 million gut job renovation will seek to successfully re-tenant this fortress of a building. The original "ribbon" windows were infilled during the energy crisis, but this project would restore them back similar to their original design.

The Des Moines-based Weitz Company is the 65th largest construction contractor in the US, and has announced they will move their headquarters and office to this space.

This new 72,000 spec office project has started construction on the edge of downtown in a remediated brownfields redevelopment area called Gray's Landing. Another contractor named Estes Construction will make this their home, and the developer is still searching for other tenants.



And a smaller creative office space conversion is proposed in a former carpet/rug production building. This building has sat vacant for as long as I can remember and sits on one of the primary corridors that lead into downtown. This represents one of the last entirely vacant buildings in all of Downtown Des Moines.

I'm afraid so. It's been quite a ride but the city put the developer of The Fifth in default of their development agreement, the bank foreclosed on the project, and the city has now purchased the brand new privately constructed parking ramp and adjoining land back (the city sold this land to the developer previously). The developer and city and are now suing each other in counter lawsuits with damage claims as high as $101 million, which could take years to unravel.

The parking ramp with first-floor retail space is nearly completed and is about all that Des Moines got out of the deal. Suffice to say, I doubt there will be many proposals for a 40 story building in DSM for quite some time, and this just illustrates how hard it is to get high-rise projects of this scale off the ground in smaller cities of DSM's ilk. I suppose there's still the ability to work with a new developer to market a great site with a built-in parking solution someday, but between this news and COVID's effects on downtown development, it's left those of us that follow this kind of thing quite deflated and dejected.

Ouch.

As for the other project that was to be 32 stories, if you talk to the developer, it's still a project that they would like to get accomplished someday and the website is still active. However, the plans have really not gone anywhere after several years and I'm not so sure the developer has the financial wherewithal at the moment to really get a project like this accomplished.

Double ouch.

The first phase of the Market District redevelopment is supposed to get started in 2021. As a refresher, this is a redeveloping industrial district on the SE Side of downtown that has already seen some success with office and residential projects with most of the easily developable stuff in the popular East Village Neighborhood already built upon or with active proposals in the works. This is a $750+ million project that will probably take a decade to build out in full.

The notion behind the area is a redevelopment district linked by two new parks with a signature woonerf-type street to connect the park spaces.

Conceptual stuff




This will be built in phases but the master developer has indicated the following proposals in the initial phase of development.

13-Story Mixed Use Tower (Office, Condos, Boutique Hotel)








Mixed-Use Apartment project by TWG Development, modeled after this project in Pittsburgh.


5,000 seat indoor/outdoor concert venue


Some precedents the developer is looking to emulate here:
Cherry Creek North ped street


Dairy Block, Denver


Looking to incorporate green infrastructure throughout


Aerial of the area to be redeveloped (north or right of the 4-lane roadway and towards the river near the heart of downtown)
