The A15 A18 A20 International BOT development is introduced by Taipei City Government and is undertaking by Department of Finance.

Taipei City Urban Planning Department has changed zoning of this development. In July commission meeting, Department formed A15 and A18 into one block to improve investment value. Therefore, there will be only two sites for this development. Department also required extra public open area in the same meeting, by introduce new zone in A15+A18 block, called plaza.

Comparison:
I make comparison between A15 A18 A20 BOT and Gate of Taipei C1 and D1.


Strategies set up by Department of Finance
1. Residential development is not allowed in this development. All interested groups must follow relevant urban regulations for their development plan.
2. The development has to include 31 parking spaces for large vehicles.
3. The BOT tendering will have three stages to select its final tender.
- Qualification
- Development Plan Assessment
- Price Comparison
Qualification, interested group only need to pay bid bond to attain this tender.
Development Plan Assessment will set up a broad with both national and international architects to judge submitted development plan.
Price Comparison stage is for department to make comparison of royalty submitted by tenderers.
4. The tenderer will have 50 years operation time. After 50 years, tenderer can request extra 20 years if they want to continue.

板橋心臟區 變臉打造新榮景

推動板橋核心 府中行政區更新活化 / 黃福其

新北市政府規畫將板橋區公所(右棟)、市警局(左棟)及其後方的府中立體停車場,合計1.2公頃用地,以促參方式更新;圖右下方即是捷運府中站出口。

為重新打造前台北縣政府大樓(現為新北市警察局)周遭的府中區昔日繁榮景象,新北市城鄉局將推動「板橋府中456整體街廓」計畫,引進民間資金興建商辦大樓,可結合鄰近的新板特區,帶動板橋榮景。

城鄉局指出,市警局、板橋區公所及府中停車場所在的1.2公頃,位在板橋核心地區,雖然近10年因火車站、前縣府遷往新板特區,繁榮遠不復當年,但以該片土地光是地價就高達50億元,只作為行政機關、停車場實在太可惜。

此外,府中區擁有二環(新板特區、府中商圈)三軸(中山路、縣民大道、文化路)及一連通(民權路)的地利之便,加上鄰近板橋車站三鐵,又被舊商圈(府中商圈)、古城區(林家花園)、文教區(板橋高中、板橋國小)、生活文化區(慈惠宮、南雅夜市)環繞,若完成都市更新,可帶動府中區及鄰近各舊市區全面翻新。

城鄉局計畫以公共工程促進民間參與條例推動都市更新,由市府出地、建商出資約50億元,建至少兩棟大樓,可作為商城、辦公大樓,或企業國際總部,並須釋出足夠空間作為行政大樓,另設地下停車場。全案自今天起公告閱覽徵求顧問公司,下月公開上網、11月開標,一旦完成招商,預計4年半至5年完工。

城鄉局長張璠說,此案是把低度利用的精華地引進民間資金開發,具有三面向意義,包括滿足公家辦公空間需求、市有土地開發與活化、帶動周邊繁榮。

This development is public private partnership development. New Taipei City Government own the site and want to do urban redevelopment to facilitate surrounded commercial activity.

The site is in Banqiao District and is near 新板特區.

A news for 亞太會館 redevelopment, it will be 21 storey luxury residential apartment. The building will look like it is swinging, like spring.

 有條件通過的條件除降低量體外,另包括建案應取得銀級以上候選綠建築證書及綠建築標章;忠孝東路側內退縮增加一車道,訂定施工期間及營運期間交通計畫,避免體育園區車流進入忠孝東路四段553巷,計畫應提送交通局審核後才可執行。



People, Taipei Dome has pass environmental impact assessment process, it definitely will be built.

However, the bad news is the commercial capacity has to reduce another 17.4% and the development has to set back further for another road lane for Chung Hsiao East Road.

遠百(2903)旗下的三大 CITY百貨在未來四個月陸續 開出,下一步將著手進行信義 計畫區A13,
遠百總經理徐雪 芳昨(21)日透露,確定將以「大遠百」為規劃,最快明年 下半年可望動工。

遠百在2003年向北市府標下 信義計畫區A13土地;但面對 信義計畫區商圈競爭激烈,一 直苦思
規劃內容,遲遲未動 工。

今年,因板橋大遠百、台 中大遠百在年底陸續開幕,遠 百也重啟A13規劃案,已經找 來建築師姚
仁喜畫圖,預計將 2,800多坪的素地,變成建樓地板面積2.2萬坪的複合型商 場。

遠百內部目前有多個組合評 估中,包括商場與商辦、商場 與飯店,或純商場的規劃,徐 雪芳透
露,A13為地上權,已 繳交很多租金,未來希望呈現 更新型態的賣場,目前已在審 核中,最快
有可能明年下半年 動工。

信義計畫區為台灣最大百貨 戰場,據了解,遠百早就想在 此經營百貨,2005年,統一國 際大樓
與高島屋合作破局後, 遠百原有意以太平洋SOGO名 義競標,當成進入信義計畫區 的試金石,為
A13暖身;但卻 不敵誠品書店,由誠品搶下統 一國際大樓商場的經營權,導 致遠百多年來遲遲未
跨進一級 戰區插旗。

遠百內部表示,A13土地使 用權約50年,目前遠百不僅已 付交北市府權利金近32億元, 每年另
需給付6,000多萬元年租 金,投注資金高,開發只是遲 早問題。

 經濟部3日舉行「台北南港展覽館2館」動土典禮,行政院長陳冲表示,展場對商機相當重要,許多人透過展場學到技術、認識新的貿易夥伴,找到購併對象,進一步擴大公司規模。

 中央社3日報導,台北南港展覽館2館上午動土典禮,由陳冲主持,包括經濟部長施顏祥、台北市長郝龍斌等人出席參加。

 為強化台灣經貿發展與競爭力,有效帶動會展相關產業發展,經濟部國際貿易局表示,除了目前營運中的台北世貿1館及台北南港展覽館外,並積極推動「國家會展中心(南港展覽館擴建)興建計畫」。

 「台北南港展覽館2館」以台北市政府提供台北南港展覽館對面街廓土地、經濟部投資興建與營運的合作開發方式辦理,為中央與地方合作推動會展建設首例。

 國貿局說,興建展覽館為地下3層、地上9層,規劃3個樓層的展廳共2362個標準攤位,以及可容納2400人會議中心、中小型會議室等設施,預計104年底興建完成,105年正式營運。

 施顏祥表示,未來南港展覽館以至南港生技園區、內湖科技園區,將成為台灣重要的科技聚落、公司營運總部聚落及會議展覽的重鎮,盼對台灣經濟發展帶來指標作用。

woohoo!! about time!!

so is that the final design?? i like it. hope they dont end up changing it again! does the roof collect rain water? i read that somewhere and it looks like it does collect water. too bad they didnt put solar panels on the roof too.

I think it has been posted in this general projects thread. But do any of you know if Mandarin Oriental Taipei is complete? I was looking through Mandarin Oriental's website the other day checking out their new locations worldwide. Haven't seen Taipei listed as "coming soon".

it's honestly not that great and doesnt make sense. the hotel is "mandarin oriental", very asian, yet why the heck did they build a neo-classical traditional tacky western/european style building? if anything, it should be neo-classical asian/chinese building. all this neo-classical european architecture in taiwan is really annoying. and i dont even live in taiwan!! honestly, this really perpetuates the image that taiwanese are just copycats of foreign culture.

^ Thanks for the pictures. I've read the post from that blog previously. Notice how it says its due to open in 2011. Any updates? It's almost 2013 now...

Yes, I definitely agree that the architectural style does not fit with the theme of the hotel and the philosophy of the hotel group. Nor does it really fit in with adjacent properties of massive office complexes, a hospital, and old apartments. The only thing that could trigger the inspiration for such design is probably the greenway to create a good facade on the streets.

this is a super nice design for a parking structure, especially the lighting design! i wouldve liked to see them use wood use tho; like those vertical slats couldve been made of wood instead of metal.

Taipei sets up task force to investigate Novel Hall’s future

Amid calls for the preservation of Novel Hall, the Taipei City Government is setting up a task force to discuss measures aiming at keeping the theater in Xinyi District (信義).

The fate of Novel Hall has sparked concern from arts and cultural groups after Chinatrust Commercial Bank revealed its plan to move its headquarters, which houses the theater, to Nangang District (南港) and sell the land in Xinji, which is estimated to be worth about NT$25 billion (US$836 million).

The news prompted well-known artists, including Cloud Gate Dance Theatre founder Lin Hwai-min (林懷民) and author Kenneth Pai (白先勇), to urge the city government to keep the theater at its current location.

Taipei Mayor Hau Lung-bin (郝龍斌) yesterday instructed Taipei Deputy Mayor Chang Chin-oh (張金鶚) to set up an interdepartmental task force and find solutions to the theater’s possible relocation or demolishment.

“Novel Hall has become one of the best performance venues in Taipei City and is a cultural landmark. The city government hopes that any land sales will not affect the venue,” Hau said yesterday while presiding over a meeting at Taipei City Hall.

Hau said that the China Trust Financial Group had promised to provide part of the land housing its headquarters and the theater for performing arts and art exhibitions, on certain conditions. The group should keep its promise, he added.

Taipei City’s Department of Cultural Affairs said it would conduct a cultural asset evaluation of the theater and would participate in negotiations organized by the Council of Cultural Affairs to facilitate its preservation.

Novel Hall, established 16 years ago, underwent a multimillion dollar overhaul of its facilities in September last year. It is widely recognized as the best medium-size venue in the nation. Many city government-sponsored performances and events have been held there, as well as privately sponsored shows.

Taipei City Government spokesman Chang Chi-chiang (張其強) told reporters that the China Trust Financial Group said it had yet to determine whether to preserve the theater, and the city government would continue to communicate with the company about the issue.

This building will have new owner as Chinatrust Bank is going to sell it after their new headquarter finish. It may redevelop.
