The partnership between developers Ugo Colombo and Diego Lowenstein sold the 1.25-acre parcel at 300 Biscayne Boulevard Way for $125 million on Monday, according to the CBRE brokers who arranged the sale. Riverwalk East Developments is the buyer. State corporate records link the buying company to the Coto family.

Led by prominent businessman Alfredo Coto, the Coto family runs the large Coto Supermarkets chain in Argentina.
Riverwalk East emerged from a group of 15 bidders, CBRE’s Robert Given and Gerard Yetming told TRD.

“This was really the first waterfront site in downtown Miami or Brickell to come to market in this cycle,” Yetming said. “Interest was really varied.” Groups from Asia, New York, Europe and South America showed interest in the site.
The brokers narrowed the field to six prospective buyers before selecting Riverwalk East, which did not make the most expensive offer among the bidders.

“We selected this particular group because of its ability to close and how quickly we were able to agree on contract terms with them,” said Given, who noted the transaction closed within 30 days.

The property was originally set for development as EPIC’s second phase.
Colombo and Lowenstein’s company received City of Miami approval for a major use special permit in 2004. Under the permit, the property owner could construct a 609-foot building with up to 596 residential units.
A new owner could also ask the city to change the property’s zoning so it reflects the current Miami 21 code, which would allow a maximum of 1,250 residential units, according to CBRE.

Given and Yetming were assisted by CBRE first vice presidents Christopher Apone and Zachary Sackley, vice chairman Charles Foschini and financial analyst Mary Kate Swann.

Condo Tower At Epic West Site Will Break Ground This Year

Another luxury condo high rise will begin construction in downtown Miami later this year.

Riverwalk East Development, LLC plans to begin construction on the tower at the former Epic West site in the fall of 2016, representatives told the Miami River Commission last month. The company is controlled by the Coto family, owners of a supermarket chain in Argentina.

The Cotos paid a record $125 million for the 1.25-acre site at 300 Biscayne Boulevard Way in 2014. A 609-foot tower with 596 units called Epic West was once approved for the property in 2004, but new regulations permit a taller height and higher unit density.

The developers are asking for permission to open a sales center at the site with a temporary river walk (the previous owner of the property violated zoning rules by failing to demolish the former Epic sales center to build a required river walk.) The sales center will be demolished in December 2018, with the completion of the tower.


Plans for the temporary sales center list the project name as 300 Biscayne Blvd. (not to be confused with PMG’s supertall condo tower a few blocks north.) Luis Revuelta, who once designed both Epic condo towers, is listed as architect, along with Bodas Miani Anger of Argentina.

Well at least the Website or the developer corrected it from "Epic West" to "Epic East" since the site does sit "East" of the Epic Tower!

As for the height of this proposed tower fronting the Miami River & Biscayne Bay one would hope the developers take full advantage of the heights currently approved by the FAA :

They should strive for a 1,000 footer on this site. It would be nice to see a Office tower here instead of another condo. They would command premium rents with those views!

After paying $100 million/acre for the land you would think they would have something grand in mind to try to make back that money.

I hope they do take advantage of the height limit for the area. A 700 footer seems about right. Granted it would be nice if this was a little further South to possibly be in super tall range.

Just a few out of a ton of towers. Some good height for the region.

Considering our current tallest stands at 789 ft to roof, any one of the above towers or the ton of others proposed in the last couple of years would totally change our skyline. Hopefully by this time next year we will see the first few taking over the skyline.

I agree Dr.Dre. I do hope that many of these will start this year. Now I'm usually a optimist, and so, I do hope the cycle will continue strong, but I'd rather air on the track of caution, and hope that many if not all of these start this year. Last thing we need is for a big slow down and half of these get delayed or canceled. Luckily the city has been generous in handing out permits relativly quickly, and might I say the FAA for not being a total pain. The FAA has actually been okay in 2015 and even now.

But on a positive note, Miami-Dade did eclipse 6 million for the metro. A gain of 75k or so in one year. So the region is pretty healthy for now.

I'm kinda excited for the 6 or 7 super talls in the pipeline. If anything, we need to see some of those reach the steel phase. With the revival of Brickell World Plaza, developers are seeing the market as a good thing and its a positive note. ABF will only aid the region, and I suspect many more developments will rise out of parcels bordering the future rail lines.

Don't confuse these two towers with similar addresses.
300 Biscayne Boulevard is PMG proposed super tall (1, 041 FT), and 300 Biscayne Way is the 817 FT proposed tower near the Miami River.

At 300 Biscayne Boulevard Way (not to be confused with 300 Biscayne Boulevard), demolition is underway on the former sales center for Ugo Colombo’s Epic condo project.

A developer from Argentina has plans to build an 817-foot, sail-shaped tower on the $125 million property, which is the most expensive acre ever sold in Miami.

Demolition will allow for the opening a walkway along the river, which the previous owner failed to build despite a requirement to do so.

Aston Martin condo Miami

I guess the Miami Real Estate Market is going after luxury name brands to get a more upscale product on the market. First was the Porsche Tower Miami, Fendi Chateau, Armani Casa and now Aston Martin Condo Miami

Out of all of the proposed towers in Miami, this is one of the most beautiful and it is an 800 footer, I truly hope it becomes a reality. After paying over a $100 million for the lot, I'm pretty sure the Coto family means business. This thread's name should be changed to Aston Martin Residences.

I agree. Brickell Flatiron is also unique as well and has the height to back it up. This by no means will be a small tower. It's quite elongated (sides) but thin on the front, and essentially a flat iron design.
