via PortlandMaps, I see that there's a Pre-Application Conference scheduled for Hoyt Street Properties' Block 23:

Is it just me or are they really under building that site? 110 units sounds like a four story building. ...or are the only building on a half or quarter block?

254,500 sq ft above grade is a lot more than a four story building. The unit count does seem low. Maybe they're really large units?

I guess that’s possible. 254,000 SF minus about 35,000 SF of non-residential space at the ground floor times roughly 85% efficiency for the floors above divided by 110 units comes out to an average of 1,700 SF per unit. That’s way above the norm, but maybe they’re targeting the ultra-luxury market.

This is on the Design Commission agenda for a DAR on Dec 13th. It's called "Holden of Pearl". Holden seems to be a brand that Alliance are using in multiple cities.

Yes, although I think it's mostly an exercise in "what would likely happen under the zoning" rather than an indication that development on that lot is necessarily imminent.

Agreed. I do find it interesting that block 245 is zoned to allow 410' but on page 21 they indicate the tower on that block to be 24 floors. Even if it's 24 floors on top of a 4 floor podium, a residential tower with 28 floors wouldn't generally make it to 410'. For example the Cosmo is 28 floors and ~340'. So I think it's reflecting some early thought on their part, if veeery early in the process.

Or it could be nothing at all, trying to read the tea leaves here.

I vaguely recall HSP saying new developments after the Vista would not be apartments due to the IZ rules coming into affect last year, but could be mistaken. Any insights out there on HSP's intentions?

Could have been bluster but it's no secret the apartment market is cooling off on top of the IZ rules.

Anybody hear how the sales at Vista Condos are going?

Out of 143 units, it looks like only 21 are still available, 18 of which are priced well over half a million. In fact, 15 of them are priced between $870,000 and 3.3 million. The location is great, if one wants to be on the far north end of the Pearl, but the building itself doesn't look like the kind of place that could fetch those prices... and yet... they are.
