Just in case anyone hasn't seen interr0bangr's posts in the Rumour Mill Thread from back in April, here they are...

There's a plan to put a 22 floor tower on the All Saints Church property at King/Queen.

There's a render going around apparently, but I haven't seen it. Church will be on the main floor. There's supposedly a large podium with multiple outdoor spaces on multiple levels.

As of yesterday, the church is now listed as "Permanently Closed" on Google...

I've seen the LUXE London development they previously built, and it's pretty nice. I'd imagine it'll be the same architect.

From the Spec this evening. The Design Review Panel (one of the members, at least) feels the developer could go taller:

Quote:
15 Queen Street South

• 23-storeys, 186 units, 252 parking spaces

• Design: Five-storey podium, commercial front, parking inside

• Location: All Saints Church, corner of Queen and King

Though the building would find itself in a heritage character area for buildings three to six storeys high, panellists believed the building could adapt, so long as the predominantly glass-façade of the podium could be tweaked to incorporate designs from surrounding buildings.

"The podium is your opportunity to say this building is going to respond to the surrounding area," which has a nice mix of brick and stone, said panellist James Webb. He also recommended lowering the height of the podium by eliminating parking spaces.

The new church space, which would be incorporated into a portion of the building, could also be given more sidewalk space for churchgoers, said Colizza.

He again noted the design could be improved by increasing the height of the tower, in order to thin out the building's visual impact and allow the higher floors to be set further back from the west side of the podium.

I'm really excited/nervous about this one. I hope the tower design is tight, because even at 23 floors, is is going to appear to be much taller due to the site being at the top of the Queen Street Hill.

Plans for the 23-storey building proposal for the All Saints Anglican Church lands are in the final stages before being submitted for city approval.

Paul Kemper, president of Coletara Development in Mississauga, said Tuesday a decision still has to be made on whether the 200 residential units will be condos or apartments above the new church.

But the units will definitely not be affordable housing — church officials have said that affordable housing plans long ago fell by the wayside when government funding could not be secured.

Coletara is the third company to take over development of the property, according to All Saints Rev. Ronda Ploughman.

Kemper said tentative plans will see the bottom four storeys of the building align to the street front and then the other floors will be stepped back from the street for the 19-storey tower.

He is expecting the project to be submitted to the city in two to three months.

"We're in the process of putting together a formal development application," he said.

He confirmed the new 6,000-square-foot All Saints Church will be built on the project's street-level. That floor will also have some retail space.

I am sorry but this building looks completely and utterly uninspired.. esp. since it is replacing a beautiful 140 year old church with character coming out of every pore of its being. It is an affront to me.

It's generic as f*ck.
