Bachow Ventures Proposes 47-Story Mixed-Use Tower At 11 North Andrews Avenue In Fort Lauderdale


Plans for a new 47-story mixed-use tower named 11 Andrews have been submitted to Fort Lauderdale’s Design Review Committee (DRC) for review. The project is designed by CUBE 3 with Witkin Hults + Partners as the landscape architect and is being proposed by Miami Beach-based Bachow Ventures managed by Noah Bachow. The building would rise approximately 479-feet to the roof, or 499-feet to the mechanical screen, and would yield an estimated 732,000 square feet of space including 425 residential units, 7,400 square feet of commercial space and 425 parking spaces.

The property is addressed as 11 North Andrews Avenue located on the southwest corner of Northwest 1st Street and North Andrews Avenue, and Broward Boulevard borders the southern side of the property. The approximate 26,000-square-foot interior lot is generally located within the Downtown Core, south of Flagler Village, and is a block away from Fort Laudedale’s Brightline train station.....................

Brightline runs at "higher speed" currently through the metro area (due to at-grade crossings that kill about a person a week) until next year when the phase to Orlando opens. This project is a block away from the station.

I'll consider them high speed trains when they can run 125 mph, on the route to Orlando.
Even though we really shouldn't be lowering our standards like that, the original Shinkansen hit speeds of 130 mph, in the 60s.

Also they need to really work on those grade crossings. It seems like every week there's a new story about a brightline train hitting someone. And it's not a fault of their own (stupid floridian drivers) but it does paint a bad image and cost money.

Unfortunately, there's no way they can do anything other than elevate or bury the tracks which would be impossible for a private company. It's better than nothing and the train's interiors are on par with European trains from my experience.

We would need to move the airport All of South Florida's airports cause restrictive height limits in the CBDs (restrictive is relative) with Fort Lauderdale's being a proximity issue (Miami has a flight path issue).

By the way, I lived in Fort Lauderdale back in 1975 to 1979. I lived off of 8th Avenue. Man!! How this city has grown since then.

Wow! Yes, Broward county is built out now with no room to expand further with the exception of densifying or building on golf courses.

FYI love Chemical Brothers and will be in Baltimore for Halloween

About that...

Downsized with a new design. (Not sure whether its a city complication or a developer complication).

There are 371 Multifamily Units, 5,822 SF commercial space, and 37 floors.
*371 Parking Spaces
*397 FT, 394 when accounting sidewalk height.

New Title:

FORT LAUDERDALE | 11 North Andrews Avenue | 397 FT | 37 FLOORS






Same architect and developer from the previous proposal.

There's good news. Apparently this project was resubmitted in (May?) with a far shorter design of this tower shown here, below 300FT. I guess it slipped past us. However, this proposal attempts to increase the height and save some density.
