Construction is complete on Manor 82, an eight-story residential building at 333 East 82nd Street in the Yorkville section of Manhattan’s Upper East Side. Designed by Zproekt Architecture and developed by Rybak Development, the 75-foot-tall structure spans 35,800 square feet and yields 21 condominium units designed by STUDIO20MIGLIA and Molly Elizabeth and marketed by Serhant. The property is located between First and Second Avenues.

Recent photos show the finished look of the structure and its prewar-inspired design. The façade is composed of warm-hued stone paneling surrounding a grid of recessed windows with dark mullions, and incorporates numerous embellishments including intricate metal railings and floral reliefs. A thick cornice caps the roof parapet.

The Fountains, a 1,163-units affordable housing complex in East New York, Brooklyn, is now 100 percent leased. Developed by The Arker Companies, the complex spans 35 acres and includes six buildings located at 11629 Seaview Avenue, 911 Erskine Street, 10 Schroeder’s Walk, 702 Vandalia Avenue, 881 Erskine Street, and 894 Fountain Avenue.

More than 1,000 apartments at The Fountains are reserved for households earning at or below 60 percent area median income (AMI), and a total of 85 units for households earning up to 100 percent AMI. Of the total apartment stock, 200 apartments are set aside for senior adults aged 62 years and older, and another 192 units for adults with intellectual or development disabilities who have access to on-site supportive services provided by the Block Institute.

Additional components include Schroeder’s Walk, a one-acre public plaza with over 95,000 square feet of ground-floor retail, parking, open green space, and outdoor seating.

A new batch of renderings have been revealed for a 38-unit condominium project at 110 North First Street in Williamsburg, Brooklyn. The project team includes designer and developer EDRE, alongside Issac & Stern Architects and DXA Studio. The sponsor of the project is listed as 110 N1 Owner, LLC.

When complete, the mix of units will include one- and two-bedroom homes, garden-style residences, premium units that occupy a full floor of the building, and a collection of penthouses. In addition to name-brand fixtures and appliances, each residence also comes with a balcony, terrace, or private garden.

Health and wellness amenities will include a plunge pool, a sauna, a meditation room, and a fitness center. Residents will also have access to a coworking suite with a built-in kitchen and private conference rooms, and a landscaped, roof-level terrace with private cabanas and barbecue grills, as well as communal spaces for small gatherings. There will also be a dedicated children’s rock climbing wall, a children’s makerspace with a large drawing table, a dog run, and pet washing stations. Private parking for 20 vehicles is available on the building’s first floor for an additional fee.

The team has not revealed an anticipated date of completion.

BDF Design have revealed a 37-unit rental property at 154 Lenox Road in Flatbush, Brooklyn. The developer responsible for the new building is Promont NYC, which expects to complete construction by spring 2026.

The building will top out at eight stories tall. Compared to previous renderings of the project, the new structure will feature a playfully modern façade with rounded window frames, white cladding, gold-hued accents, and a winding ornamental twist that runs the full height of the building. While the full amenity package has not yet been announced, renderings by interior designer Smarcon illustrate an artful lobby space, a fitness center, and a roof-level terrace for communal gathering.

L+M Development Partners, Triangle Equities, and The Bluestone Organization have closed on a $95.7 million loan to complete Beach Dunes III, a mixed-use affordable housing property on the border of Edgemere and Far Rockaway in Queens. Located at 331 Beach 35th Street, the building will include 146 mixed-income apartments, 2,100 square feet of commercial space, and a 1,160-square-foot community center.

The mix of units will range from studios to three-bedroom apartments. Eligible residents include very low- to moderate-income households earning between 30 and 80 percent of the area median income (AMI) and formerly homeless individuals. A portion of the studio and one-bedroom units will also be reserved for low-income seniors over the age of 62.

The development will also create a new transit plaza offering pedestrian access from the building to the Beach 36th Street-Edgemere A Train subway station.

Financing was provided through tax-exempt bonds, subsidy loans from the New York City Department of Housing Preservation and Development and the New York City Housing Development Corporation, funding from Queens borough president Donovan Richards and the New York City Council, along with low-income housing credits and energy tax credits.

Construction is on track to break ground in a few weeks and the building is expected to debut by the end of 2024.

i bring the good news from north shore staten ....

the long decrepit lighthouse point apt building next to the ferry terminal has been getting revealed over the past week!
work on the shell pick up again in the fall -- it's 12 stories, 115 apts and 20% affordable



last friday

today



bonus is 160 richmond terrace apt building nearby
its across the street from the ballpark parking garage
70 market rate apts and 30 affordable:





^ no word on the three tower river north development that is supposed to go just behind this building. it's to be 750 apts w/225 affordable.

also, there is a five or six story mega homeless shelter going up in tompkinsville for 500 people --- families with children --- and ground floor retail and services.

in addition, a large 12 story affordable housing development is going up in stapleton with 270 apts that is taller than nearby urby (571 market price apts).

I was going to post abput this the other week but it slipped my gourd. I applaud the design but if you see it in person or go to the architects website showing up close details some of the quality leaves a bit to be desired. The expansion joints in the brickwork dont look hot at all in the sun and the parapet/cornice has this horrendous thin and rippled aluminum cap that looks like garbage. Does zero justice to the admirably unique concept unfortunately.

STATEN ISLAND, N.Y. -- Construction is rapidly progressing at 475 Bay St. -- the 12-story, $151 million complex that will add 270 apartments to the Stapleton area -- and, according to developers, the project will be complete and ready for residents in less than 10 months.

“Mother Nature has been kind with the mild winter we’ve been having,” Joseph Ferrara, principal of BFC Partners, which is developing the site, noted in a statement. “The first development site to break ground and commence in the newly rezoned stretch of Bay Street will top off ahead of schedule within the next couple of weeks.”

this is 44 victory blvd --
the tompkinsville homeless shelter for 500 women and kids --
it's way oversized for the area -- staten had no say in the siting --
that aint right as they had better sites for it -- but here we are --

I hope that whole Bay Street corridor gets high(er) density development. It's perfect for greater density, and the retail corridor will benefit.
