Denver One Lincoln Park

I thought this project deserved it own thread....

I just talked to one of the real estate agents for the project and got some information.

She stated that the developer wants to keep their name and the exact location secret for the time being. But, she did say the project would be located DOWNTOWN ON LINCOLN STREET.

The building will be 30 stories and contain 185 units ranging from $275,000 to $3+ million.

A formal marketing campaign will be underway in the next 60 days. Construction is proposed to start early next year, with a late 2007, early 2008 completion.

My name is on the contact list, so I will keep you all informed.

Well atleast it will be on Lincoln and not on 14th and Stout.

FYI: I believe the building located on the corner of 17th and Lincoln has a reference to being 1 Lincoln Center. I would be this will be in the adjacent lots. I think someone has already said this, but this is my opinion.

So they take out a full page ad in the newspaper with phone numbers for the real estate agents, then they don't call you back and refuse to tell you the location.


EDIT: I just called my voice mail at home and one of the agents did call and leave a message this morning.

wow..thanks for the great information.

could this be at 20th and Lincoln? my god...that would be a jump start for the area....plus, that way it really would have an impact ont the skyline.

It has to be 16th and Lincoln... right next door to the Lincoln Center to the south? If it is going to be a luxury building that seems to have the most potential.

I thought maybe the half block just to the East of the Art Musuem, but the Cheeseman park view plane would pose a problem.

OK, so what are the possibilities?



Block 028-B: The vacant lots facing Lincoln are owned by the state and very unlikely they'd be selling any of their land for private development.

Block 005-B: No developable lots facing Lincoln.

Block 029-B: Almost the entire Lincoln side is vacant.


Block 004-B: No developable lots facing Lincoln.

Block 030-B: No developable lots facing Lincoln.

Block 003-B: Corner parcel at 18th Avenue is vacant.


Block 031-B: Corner parcel at 18th Avenue is vacant.


Block 002-B: Corner parcel at 18th Avenue is vacant.


Block 032-B: Almost the entire block facing Lincoln is vacant... and the little building that is there is easily expendible.


Block 001-B: The entire block facing Lincoln is vacant.



Bottom line... plenty of locations, including on some blocks multiple parcels facing Lincoln.

I'm still thinking between 18th and 20th. The add states that the building will make a "spectacular new impression on the skyline." Some of the other sites are hidden. The areas to the north would be visible from several different angles.

Also, food for thought....The name makes me think there could be a future TWO LINCOLN PARK. That would require a full block????

It's gotta be on 029-B, unless someone has some pull with the state and got them to sell a portion of their parcel, however unlikely.

Wow. We're all over the place on this.

You've got Joe who thinks it's near 17th & Lincoln (Block 029-B)

You've got PlanIt and Wong who are also leaning toward Block 029-B.

You've got rds70 who thinks it'll be further north, like 001-B, 002-B or 032-B.

You've got bcp who's thinking maybe up at 20th, 001-B or 032-B.

You've got HigherHigher who's leaning toward 16th & Lincoln, making that Block 029-B as well.

And then there's Junkie, who just doesn't know what to think! :nuts:
