Looks like there is a drilling rig at a site on Clarke and Bell. Anyone know the project?

I believe it is an older project that finally got going - 3 storey, 36 unit condo.

In September there was a drill rig on site at St. Mary and Donald. SE corner. Anyone know what is/was planned for that location? (cough, cough Biff haha)

old Sears St. Vital, 2nd floor has had a windows added, really helps break up brown brick walls. i think that going to be goodlife

Yeah that helps. Maybe it's just the overall design is just a little tired to begin with. Could use some freshening of the concrete panels maybe

I think the podium is the biggest problem with this building. Those super-wide windows are no good. Reclad the podium and if the windows are only replaced and not changed in size. Then they need more vertical sections to make it look like many taller windows. Instead of an 8' horizontal slider. Just my preference.

To me this building is what it is and doesn't need cost prohibitive investment to make it something it isn't. The new windows has already made a nice impact on its appearance. A simple refurbishment is enough for this place.

The podium will be improved. I think the rest of it is nice. The windows changed it completely. It’s an elegant building.

Agreed. Even modernizing and opening up the main floor window bays to be even bigger windows would make a huge difference – I'd rather it keep the same overall aesthetic than be painted like Colony Square.

Not going overboard with a refurbishment should also keep rents modest, which is good as most of the new/upcoming downtown residential is higher-end.

Exactly. What are the options for a tower like that? It’s made of precast concrete. You paint it. You glue some chachkies and speed whiskers to it. Just let it be a nice clean tower. The bigger windows are a massive improvement. A little ground level treatment and it will be great.
