I didn't say it was. I meant, instead of focusing development on just building big blockbusting skyscrapers every second block, focus on the old downtown area where there are small blocks.

Amo Miami mucho! Me gustaria vivir alla un dia. Pensamos el mismo de las chicas de Venezuela, Colombia, y Brazil. Como tu, amo el cono/ gatito de las chicas.

They are waiting until the market is right. A risk management tone from the developer. Time is not right at the moment until economic conditions call for it. Related is also benching some projects within the country until conditions are better. KAR properties is following a similar route.

Twin 60-Story Towers At One River Point Still Being Actively Moved Through Permitting Process

The twin-tower One River Point project is still moving through the construction permitting process as of this month – six years after the permit was first applied for.

In March 2021 alone, the construction permit has been reviewed by at least six reviewers in Miami’s Building Department, records show.

The plans were checked by Mechanical, Plumbing, Gas, Public Works, and Zoning – all of which denied approval.

According to the construction permit, a total of 300 units are being built at a cost of $210,094,325.

The permit was first applied for in 2015, and has been reactivated four times since then after falling dormant.

A separate permit is pending for a phased foundation permit.

The project received FAA approval in 2019 for a height of 817 feet above ground.

Developer Kar Properties is also building the 38-story 2000 Ocean tower in Hallandale Beach, which is nearing completion.

KAR Properties still dragging their feet. The IBuild Portal for this address shows some permit activity this year, but not recently.

In other news: https://oneriverpoint.com/ their website looks so have new renderings? I'm sure if the project was dead they wouldn't keep this website up, especially for all it holds.

Developers Form Partnership To Build One River Pointe

ORP Partners LLC paid $58.5 million for the site and development rights from Kar Properties and Shahab Karmely.

The new company is listed as being managed by Edgardo Defortuna. According to a statement, it is a partnership between Karmely and Defortuna.

Defortuna said in a statement that his company is “extremely bullish on the market and on the future of the Miami River.”

“Edgardo and I are excited to realize the original vision and fine tune the details to take this project to the next level together,” said Shahab Karmely.

One River Point is planned as connected 66-story towers designed by Rafael Viñoly, with a combined 300 units.

The project was resubmitted to the FAA on August 30 at 788 feet above ground, or 797 feet above sea level, records show.

Ridiculous this building in MIA is still going on, it will be under water in a few years.
