Smile NEW YORK | 198-200 East 135th Street | 250 FT | 25 FLOORS (2 Towers)

New Look for a Pair of High-Rises Underway Along the Mott Haven Waterfront

Quote:
The Bronx’s Harlem River waterfront is envisioned to become the city’s next riverside residential enclave, joining Williamsburg, Hunters Point and most recently Astoria as once-desolate stretches of industrial rezoned land to permit hundreds of new apartments and commercial space. The Bloomberg Administration’s 2009 rezoning of the Special Harlem River Waterfront District in the South Bronx between 149th Street and 138th Street allows for more than 1.1 million square feet of residential space, 865,000 of commercial space, and 269,000 square feet of community space to the largely neglected area. Last year, the district was expanded two blocks south to Lincoln Avenue to address flood resiliency needs, ensure adequate public access to the waterfront, and to facilitate flexible building forms to encourage the development of affordable housing.
