the harbour is already a great place to be - itll be the shining jewels of hamilton once the factories slowly melt away..

..and centuries worth of decontamination happen by.. someone.. haha...

The agent is Bousfields, so someone reputable. Lamb uses Bousfields, could be one of his projects. Anyone have any more info?

I hope there are more flattering renders coming, however it seems like an interesting design in a good location. A rounded corners is really cool. Hopefully costs and arguing with the city of this height won't cause the design to get stunted.

Hard to say for sure without a more detailed render, but I think it'll look decent.

The design looks like it'll be "lighter" and "airy" and seems like a good fit being close to the harbour, and will mesh better with the Port Authority building across the street.

Not totally sold on the design... but much better than what was there. I'll take it.

Wow...very nice...love the glass corner mixed with the brick side walls. The city should be falling all over themselves to encourage this type of mid-rise development on streets like James N and all retail streets in the city.

I am hearing this will be purpose built rentals aimed at empty nesters.

so where's the parking? I see a road behind it - will it be an L-shaped building with parking in the back or underneath?

I am loving the curve on the corner though. I tired of square buildings personally. Good to see more curviness.

This is nine storeys now and also looks much better to my eye. RAW Design are the architects.

These renderings are not 100% up-to-date, but they give a good idea of what it will look like. See the site plans and elevations further down for the accurate current design.

Note the use of parking stackers here - neat!

Site plan and elevation link

Thankfully this is recommended for approval at the September 3rd planning meeting.

This is awesome, and much needed density that far north. Medium density should be approved much easier around the city. Toronto is currently midrise central right now. I get a new ad for a new midrise nearly daily.

I'm not sure what it is though, but newer buildings almost never have the same walkability feel of older high or mid density areas, I don't know what it is. Any ideas?

For god's sake, the committee denied this against staff recommendation. I have no words. Only John-Paul Danko voted in favour.

This is going to mean more wasted taxpayer dollars at the LPAT. Where are our city's priorities?

I honestly don't understand how something like this gets denied !!! Who the hell is running the show ? And what are the true intentions of city council .... In favour of putting an entertainment venue in the suburbs and denying density right downtown and by a Go station .... Something isn't right

During a housing crisis... Wtf is going through their heads?

Has the minutes been released with a rationale?

I doubt the minutes will provide a rational. Would have to check the video if one is available.
