The Albuquerque Journal is now confirming that the Amazon fulfillment center in Albuquerque is much bigger than originally reported. It has a usable square footage of 2.58 million sq ft over five floors and has an estimated cost of $190 million, according to the building permit details from Bernalillo County. This all fits with most other fulfillment centers that Amazon is building recently in places like Spokane and Des Moines.

I just noticed a large load of lumber and frames that have bee dropped off on the empty lot north of Central next to the new Springhill Suites.

What is all of this going to be used for? Is this for the next phase of the Highlands Development?

I was perusing the FAA website where you can search for permits that have to be filed for taller construction so it doesn't interfere with flight paths, and I came across an interesting development.

It looks like Carvana has plans to build an 8 story car "vending machine" tower near Main Event and I-25. They filed this permit back in March.

That's awesome! Thanks for sharing! I had always hoped they would build one of those here. They entered the Albuquerque market three years ago and it was pointed out in the reporting at the time that it wouldn't include a vending machine. Only much larger cities seem to get those. It's awesome to see plans for one in Albuquerque!

That whole area is shaping up to be really cool! Driving on I-25 at Montaño/Montgomery and you will see the TopGolf netting on one side and the Carvana car vending machine tower on the other. How cool! The area on the east side of the freeway with Main Event also includes the new Urban Air Adventure Park with indoor skydiving that opened last year.



The TopGolf side of the freeway includes the new Revel entertainment center that just re-opened after the pandemic sidelined it for awhile after its grand opening back in early March.



The interchange of I-25 and Montaño/Montgomery is also going to be rebuilt soon in a $70 million project that will include a new bridge over I-25 and several braided ramps from Comanche north to Jefferson.

Albuquerque Business First has stories about two new projects at Winrock Town Center totaling $54.5 million. The first is a new apartment building with 199 units plus an additional 8 townhouse units that will be built at Indian School and Pennsylvania. The second project is a new 3-story 28,000 sq ft office and retail building to be built near the center of the site. Both projects are scheduled to get underway before the end of the year and are expected to be completed in 2022.

Can't read past the paywall - will the Pine Needle building have first floor retail? I like the trend of that area (Uptown and adjacent) becoming more mixed use.

No, I don't think it will. It looks like it will just have the amenities, leasing and common areas behind commercial glazing on the first floor. It would be nice if it did have commercial space, but that area is more on the residential side, removed from the commercial heart of Uptown and the main area of development at Winrock. It will go where the turquoise building outline is below at Indian School and Pennsylvania in the northeast corner of the project. The commercial building will go somewhere in the center of the property surrounding the new park that is being built.

Goodman Realty Group on Monday unveiled plans for a four-story, 199-unit development to Business First. Currently named The Pine Needle, it's located on the Northeast corner of Indian School Road and Pennsylvania Street. In addition to the complex, Goodman Realty is also planning eight, two-story townhomes to be part of the project. In total, it will cost $45 million. A final name for the project is to be determined.

Scott Goodman, vice president at Goodman Realty, said the 146,000-square-foot Pine Needle apartments would complement other activity at Winrock and allow users to live and work at the development. Goodman said the apartments would offer studios and two-bedroom units that will range between 500-1000 square feet. Monthly rent will be between $1,150 to $1,750.

Amenities will include a pool, a lounge, a game room, secured parking, among others.

The Facebook Los Lunas Data Center project is now at its midpoint. The third of its eventual six buildings has now been completed and activated. The fourth and fifth buildings are currently under construction and expected to be completed next year. The entire project is on track to be completed in 2023. Over 150 of the eventual 300 permanent employees are already at work in the completed buildings.

The data center itself will cost $1.5 billion. Along with $800 million in renewable energy infrastructure to power it, means a total investment by Facebook in New Mexico of $2.3 billion for the project.

Photo update of projects and improvements along the Albuquerque Rapid Transit route posted today by JBM over at SSC.

The improvements include new pinned curbs and bollards to help physically separate the route, as well as painted sections to better delineate it as well. The entire route was originally supposed to be marked by an orange concrete ribbon, but this was reduced to only sections around the stations themselves in order to save money and time on the project.











The city is also currently in the process of designing and adding canopies to the stations in the historic areas along the route, which were left out of the original construction to save on time as well. The stations at Old Town, West Downtown and East Downtown are in historic districts, thus the canopies needed more approvals and design input from the neighborhoods and historic preservation entities.



Albuquerque Rapid Transit resumed service two weekends ago after being sidelined for nearly three months by the pandemic.

The Albuquerque Journal has an update on several development projects across the city, including the Winrock Town Center projects, TopGolf and Presbyterian Hospital expansion, which is now officially underway.

Albuquerque Business First has a story with rendering about a new multi-story apartment building planned along 4th Street in the North Valley. It's by a developer who has developed three other such properties along the corridor in recent years. He is taking advantage of the city's new zoning and enticements for building dense, affordable housing or mixed-use projects along North 4th St, which was the original alignment of Route 66 through Albuquerque and the city's main north-south urban corridor.

This project will be built at 2818 4th St. NW, just five blocks south of the developer's 52-unit Cascade Crossing apartment building that just opened earlier this year. It will have 84 1- and 2-bedroom units above ground-floor parking and 3 commercial storefronts with 6,000 sq ft of space facing 4th St. Rents will range between $900 and $1,200 a month. Construction is expected to start in September in two phases and be completed by 2023.

A story from KRQE on Friday about yet another residential project planned at Winrock. The Park West condos are slated to be built directly to the east of the Dillard's Men's store location. It looks to be ten stories and the developer says they already have 40 people on the waiting list for units in the building. They are expected to be completed in 2022.

This is cool! Part of me wishes it was downtown, contributing to the skyline and creating more vibrancy there, but I also like the idea of Winrock being its own little hub. My longer-term hope is that some sort of connection eventually develops between this development and the Uptown ABQ shopping center, maybe creating a parking structure so some of the surface parking can be eliminated?

A parking structure at Winrock is already slated to be built. There is also already a massive, 1,000 space underground parking garage at Winrock. Most of the land will eventually be built upon with minimal surface parking. ABQ Uptown also already has a large underground parking garage. The parking lots on the east side of ABQ Uptown are planned to eventually be covered in a final phase of commercial space, Phase 3. Those plans were sidelined by the Great Recession and Albuquerque's slow recovery from that event. With all that is going on now at Winrock we may see a revival eventually of ABQ Uptown's final phase, probably after this current event shakes out.

ABQ Uptown continues to do well and it is adding restaurants and stores as well. Free People is currently building out a new location at ABQ Uptown.

And Coronado Center is doing good also. It continues to diversify away from retail offerings. A new location for Fogo de Chao is currently in the works. The closest ones are in Denver, Las Vegas, Austin and Phoenix, all cities much bigger than Albuquerque.

Uptown Albuquerque will be really nice as it densifies and becomes more urban along with all its offerings. It will attract the people who still won't ever consider Downtown Albuquerque as a place to be.

Albuquerque Business First has a story about a $20 million project to expand cargo facilities at the Sunport by more than 100,000 sq ft. If all goes to plan and on time it may be completed by May 2022. No official word on whether this has anything to do with Amazon coming to town.

With this project, the Sunport will have spent about $100 million in various projects and infrastructure improvements to the airport since 2018. Already there are improvement and repair projects going on right now at the Sunport's existing cargo facilities as well.

Here's the latest progress video of Amazon's fulfillment center under construction in Albuquerque. The foundation is mostly laid and mobile cranes are now being used.

Albuquerque Business First has a story about the Park West condos at Winrock. It reveals more details about the project, including unit count. It is proposed to have 30 units and 10 stories, but the developer says with the high early interest it may add levels and units to the building.

This is very exciting and It would be awesome to see Uptown's skyline grow, especially above 10 stories! This has the possibility of being a new tallest for Uptown Albuquerque, eclipsing the Albuquerque Marriott.



Another more recent story from KRQE where the developer says this is just the beginning and they may develop even more highrise residential buildings like this at Winrock.

So far the developments being announced at Winrock are more or less following the details in terms of unit count and placement from a graphic posted earlier in the year by Winrock Town Center on its social media. The graphic showed a total of 825 residential units for the development across five locations/projects. Accounting for the actual updated unit counts of these two recently confirmed projects the total units now number at least 842 units.




A story from the Albuquerque Journal talking about gross receipts tax collections in Albuquerque during the pandemic. It features a recent picture of the construction of the Hilton Garden Inn/Homewood Suites hotel in Downtown Albuquerque. The story states that gross receipts tax collections from construction are up 3 percent in Albuquerque from the prior year in May. That's despite an overall decrease in GRT collections of 7 percent year over year. The reduction in gross receipts tax collections in Albuquerque have thankfully not been as bad as once feared.

The latest video showing the construction progress for the Albuquerque Amazon fulfillment center. Structural steel is already going up! Portions are fully framed up to the 5th level. The building will actually have six levels in certain areas due to interior mezzanine areas on the double-height ground floor. The building overall will rise to 100 ft at its highest points.



Renderings and more information about the project from the county's files. They show the building will indeed be almost 3 million square feet at 2,852,000 sq ft.





Downtown Albuquerque News last week had an update on the El Vado and Monterey Motel projects. The El Vado will be getting a new shade structure over its outdoor seating area.

The Monterey Motel renovation is on schedule and the new 2-story structure being constructed on the site is as well. The new 2-story structure will now house a 32-bed high-end hostel and the existing structures will house 19 traditional hotel rooms. The hotel rooms are scheduled to open in September and the hostel in October.

The hostel rooms will have luxurious bunk beds renting for $35 a night. They will be modeled after the Society Hotel in Portland, which is where the development company is headquartered. That hotel also mixes hostel accommodations with traditional hotel rooms.



According to the developer, the new 42-unit Monterey Place apartment building with ground-floor commercial space has had trouble securing financing due to the pandemic, but he still expects it to start construction this fall once new financing is secured from a different source. He expects construction on the building to take 8 months.
