A $203,000 city grant will help a downtown Dundas property owner clean-up contamination on the site before it is redeveloped into an office and retail building.

Pauline Boulos also received permission to bump the building up by one storey, in order to help offset the costs of remediating the former automobile service station on 112 King St. W. at McMurray Street.

Councilor Arlene VanderBeek noted a settlement of an Ontario Municipal Board appeal had resulted in a two-story development being approved earlier this year – but that changed in August with approval from the Committee of Adjustment for a three-storey building.

“They learned the reality of the cost of environmental clean-up,” VanderBeek said, adding several surrounding buildings –including Shoppers Drug Mart across King Street and the Dundas Post Office building on the east corner of McMurray – are at least three storeys.

“It’s not the worst thing in the world,” she said.

According to a city staff report on Boulos’ Environmental Remediation and Site Enhancement (ERASE) grant application, the $1.4-million construction project will increase the total annual property taxes generated by the site by more than $23,000.

The ERASE grant program offers up to 80 per cent of the increase in municipal taxes created by a development, in order to help remediate properties and move those development projects forward. The maximum grant total is not to exceed $203,000.

The staff report states the three storey building will total 6,000 square feet of commercial retail ground floor space and commercial offices on the two upper storeys.
