Houston, we've got some delays.

....

Six months after a splashy groundbreaking on the 3.66-acre new development east of the One Campus Martius building where Gilbert's Quicken Loans Inc. is headquartered, there were zero workers on the Monroe site, and multiple sources have said contractors and their subcontractors have been told to halt work and/or remove equipment for three to six months.

Bill Emerson, CEO of Gilbert's real estate development, ownership, management and leasing company, Detroit-based Bedrock LLC, said in a statement to Crain's that it was navigating complex terrain with multiple high-profile building projects.

"Bedrock is finalizing engineering and the sequencing of construction for the Monroe site as we have become increasingly sensitive to the significant traffic and business interruption that occurs with multiple large scale projects in a concentrated urban district," Emerson said Thursday.

"The unprecedented simultaneous ground-up development of several major projects totaling billions of dollars of investment is an intricate, complicated undertaking requiring the orchestration of multiple parties and precise scheduling. Bedrock continues to navigate and progress through this complex venture."

It would be nice to see a crew working on the saving of the National Theater arch. I'd like to see them take their time with that so it could be preserved and renovated before it's placed in its new location. This delay could give them a start on that.

The good news for this project, and other Bedrock projects, is that Dan Gilbert is set to complete the sale of his casinos today for 1B, cash.

The workers were told only 3 to 6 months... At this rate, that puts a possible start sometime this fall. At worst they'll just start next spring if nothing changes.

Not sure what sort of activity they're doing right now, but Bedrock just confirmed that construction is delayed to early 2020 and the site going through design revisions. So far the delay has been attributed to rising cost of materials and labor as well as some uncertainty in other economic factors.

If they keep phase one in tact but cut back phase 2 by possibly remodeling the theater and other existing buildings instead of new construction, it would be a big win at less cost. I think it’s telling that the original structures have yet to be demolished. So let’s hold out hope for the final product. This is bedrock not Olympia.

I wish Gilbert would focus most if not all his resources on his flagship project, i.e. the Hudson Tower, instead of cheapening and/or downsizing his projects across the board.

That would then necessitate a redesign of phase 1 altogether. The whole design of the Monroe Blocks was contingent on the underground parking structure which would have covered both phases of the project. So the existing structures had to be demolished no matter what.

If they keep the existing structures, then that means there's no longer one huge underground parking garage and that means the entire project has to be redesigned from the ground up.

This is not an ideal situation and so I believe it's unlikely to happening. What's more likely to happen is the existing buildings get demolished anyway but replaced with above ground parking with the potential to build residential on top of it.

They started talking about this way too early, they didn't even have Hudson Tower at more than the guesswork stage. They just had some nice drawings to show that it would've looked nice 'someday'. It is Detroit afterall, i'm sure the demand for this type of thing was sketchy at best anyway. MB was just wishful thinking.

Nothing is officially cancelled. In fact there hasn't be any news since last May and no word on how the pandemic has affected this particular project.
