COEUR d'ALENE - After considering feedback from city planners and concerned neighbors, the Colorado developers proposing to build a highrise apartment complex in downtown Coeur d'Alene are ready to unveil their latest proposal.

In a nutshell, the retail and residential building pitched for First Street and Lakeside Avenue calls for a skinnier, taller version from the original concept.


With the change, the building's height would go from 153 feet to 173 feet. Codes allow buildings downtown to reach 220 feet. The 60-unit luxury apartments, estimated to be a $20 million project, would have retail shops on the ground level. The updated plan calls for a street-scaped front.




You beat me to it Cottonwood! Yes, it is now planned for 14 stories rather than 12 and 173 feet rather than 153. I don't mind skinnier...the rendering looks pretty great.

At first glance this First Street and Lakeside Avenue project reminded me of the Aspen. Definitely the balconies on the left side of that rendering look like they could have been taken from the Aspen. All together, its an improvement over the old design.

News from last week (I was busy buying a 2nd condo!)...looks like this project is on track so far:

High-rise receives unanimous approval

COEUR d'ALENE - The architectural design for a proposed 14-story residential building in downtown Coeur d'Alene got the green light Thursday from the city's Design Review Commission.

The commission's seven members unanimously approved the plan for the building, stating it meets all city guidelines and procedures. Prior to the commissioners' decision, they received a preview of the legal battle neighbors of the project have been promising to mount.

Neighbors opposed to the project say the building will obstruct their views of Lake Coeur d'Alene, one of the reasons they say they purchased their properties.

Last month, Greg Hills, principal of the Colorado-based real estate development firm, Austin Lawrence Partners, said the company is prepared to handle a court case if one arises.

The commission's decision can be appealed to the city council, but the council, like design review, can only judge whether the proposal fits the city's building guidelines.

Following the meeting, Damiano said the neighbors plan to take the matter to court.

The north end of the Coeur d'Alene Airport was vacant land a decade ago. Today, it's home to a growing empire.


Empire Airlines is a FedEx feeder carrier with a fleet of 52 planes operating in 16 states. Empire also ran a commuter airline between Coeur d’Alene and Boise for 11 years in the 1980s and ’90s. The lesser-known but faster-growing division is Empire Aerospace, which performs heavy maintenance on regional-sized turboprop planes, such as the 76-seaters flown by Horizon Airlines.

Coeur d'Alene = major tourist city.

At this rate they are going to have the finest looking skyline in the mountain west lol. Boise needs a few more glassy towers to really make our skyline pop and Zions and JUMP are going to make us high when they are done.

I don't know if the rendering is to scale, but it's cool that you can see two other current towers in this picture...to the right of the proposed building is the 10 story Lake Tower Apartments and behind the proposed building is the 9 story Coeur d'Alene North Condos. Three of our other 9 + story buildings are a few blocks away and are not in the picture.

Another ride is set to open at Silverwood Theme Park north of town...

COEUR d'ALENE - Silverwood Theme Park's new thrill ride is not for the faint of heart.

Actually, if you're squeamish at all, if you have a delicate stomach, you should just plain stay away from this one.

The 104-foot tall attraction will swing like a pendulum, rising higher on each rotation, while also spinning its 24 riders seated in a circular platform.

It will perform a complete 360, repeatedly placing riders upside down, while spinning, "over and over and over," said DiGiammarco, Silverwood's marketing director, during a press conference Tuesday.


Groundbreaking on the $2 million ride being made by Visa International in Italy is set for February. It's scheduled to arrive at the park in April, and be ready for the park's 26th season opening in May.

It's expected to boost attendance to the 700,000 mark, up from around 650,000, and should help fill area hotels.


When the roller coaster Tremors opened in 1999, attendance jumped 47 percent to 345,614.

When Panic Plunge opened in 2006, attendance was 518,358, a 16 percent increase.

When the coaster Aftershock opened in late July of 2008, attendance was 554,002, up 3 percent from the year before, the small increase likely due to the late opening.

A contest to name the new ride is under way at Silverwood's website. The winner will receive a free gold pass for this season and be among the first to ride it.

The new monster thrill ride will be visible from U.S. 95 and near Timber Terror.

It will stand a shade taller than rollercoasters Tremors at 100 feet and Timber Terror at 85 feet, but shorter than Aftershock at 191 feet, or Panic Plunge at 140 feet.

It's touted to have a g-force of 3.5, which means, basically, it could make you sick with all that spinning and swinging. It will be one of the most "intensive" rides in the park and last 2-3 minutes.


This will be the first such ride in the U.S., which Silverwood landed by outbidding another company. A 40-foot version stands in Sweden. A video played Tuesday showed screaming passengers being tossed up, down and all around while harnessed into their seats.

North Idaho College is considering a 5,000 seat sports arena/event center

COEUR d'ALENE - A combination event center and sports arena may be going up in Coeur d'Alene.

North Idaho College trustees gave the go-ahead during their board meeting Wednesday for the college's administration to explore the feasibility of building an event center in the Riverstone area, provided funding for construction of the facility comes from outside sources.

NIC president Joe Dunlap told college trustees that the college's existing indoor athletic facility, the Christianson Gymnasium, was built in 1949 and is in poor condition.

An event center would provide a new athletic facility for the college and likely a venue for other types of entertainment activities, he said.

Dunlap asked the board to consider commissioning a feasibility study for a potential event center, at the same time acknowledging that the college has "competing interests when it comes to capital projects." An immediate need, Dunlap said, is a new professional-technical education facility, a project already being explored by the trustees.

The board members present - Ron Nilson, Judy Meyer, Ken Howard and Todd Banducci - unanimously approved a resolution that the college shall "actively pursue and support efforts" to construct an event center/athletic facility that will ultimately be owned and operated by NIC. The trustees directed the administration to create a study committee to review the project and report back to the board.

"It sounds like a remarkable opportunity," said Trustee Judy Meyer.

Mark Browning, NIC's vice president of community relations and marketing, said early discussions projected a 5,000-seat facility for basketball, volleyball and wrestling. Other configurations that would hold events like concerts and trade fairs may be different, he said.

The trustees are expected to consider funding opportunities further at their March 27 board meeting.

Looks fun. I wish Coeur d'Alene and this amazing looking amusement park were not so far from Boise. A few people I work with take a yearly vacation up north to go to Silverwood with their families.

With as much growth that Coeur D'Alene is experiencing, and with the general affluence of the market and its status as an ever growing tourist destination, part of me wonders how long it will be before we see commercial air service into Coeur D'Alene (KCOE) again. This is explored in their 2012 Master Plan where they ultimately determine that Coeur D'Alene's needs are met by Spokane International. The study does also mention that Coeur D'Alene could eventually be an attractive airport to an airline such as Spirit or Allegiant, ultra-low-cost-carriers (ULCC), to vacation destinations - but I think that's a long, long way off. However, the study also contends that an intrastate link between Boise and KCOE via a 9-seater has the potential for success. Considering the amount of traffic between the two cities, I agree that a properly executed air link could be successful.

It's estimated that approximately 170,000 passengers (or 465 per day) out of Spokane come from the Coeur D'Alene metro area, but factor in East Spokane, Sandpoint, Bonners Ferry, St. Maries - areas that could also be served by KCOE, and I bet that number rises. I don't think now is the right time, but in the future I think the market could be ripe for, say, a 2x daily Horizon Air link between KCOE and Seattle (with plenty of opportunities for connections beyond).

I agree with your assessment BoiseAirport. Even with our good growth in the past and expected future growth, my guess is it will be 40-50 years before Cd'A sees commercial air service. We did have Empire Air serve Cd'A Airport in the 80's and early 90's, with service to Boise and other Northwest cities, but that hasn't been up and running for two decades now. Spokane Airport is just too close to Cd'A for there to be any need in the near future. It would be like Caldwell getting passenger service in addition to Boise Airport.

If commercial service happens in the future in Cd'A, I think there is currently enough land at the airport to make it happen. The runways are long enough to land 737s and of course the few Gulfstreams and other private planes that already have hangars at the airport currently.

2012 Census results for metros & counties came out last week...

Spokane-Coeur d'Alene CSA (combined statistical area) had a population of 674,640 as of 7/1/12
(Spokane, Pend Oreille, Stevens and Kootenai, ID counties)

Coeur d'Alene's MSA (metropolitan statistical area) had a population of 142,357 as of 7/1/12

There might still be some lawsuits to come but my guess is that they'll be dismissed even quicker than this one was. Cd'A is getting another highrise. Completion in June, 2015!

COEUR d'ALENE - A lawsuit filed to prevent a Colorado company from building a high-rise condominium in downtown Coeur d'Alene was dismissed Tuesday, although the ruling doesn't shut the door on litigation completely.

But the company proposing the project, One Lakeside LLC., said it's pleased with the judge's decision and it's ready to apply for building permits this summer, and break ground on the 14-story building by November.

First District Judge Benjamin Simpson said Tuesday that the group of Coeur d'Alene North Condominium residents, called Coeur d'Alene North Home Owners View Preservation LLC., wasn't personally injured by the proposed building so it didn't have legal standing to file the suit. He did leave in the city of Coeur d'Alene, but said that litigation against the city would have to be pursued after building permits are issued.

Even if litigation is pursued after permits are issued, said attorney Mike Haman, representing the city, the suit doesn't have merit under a takings clause in the court's view. He said he would file a motion for a summary judgment - essentially asking for dismissal - if the case is pursued after permits are issued.

Jim Crowe, an attorney who filed the suit along with attorney Scott Reed, said the issue is far from settled. He said the suit could be filed against the Colorado company under an individual condo owner's name - instead of the LLC - that would fall under personal injury and give it legal standing in court.

The proposed building is slated to go where the Mudge building sits today, across the street from the Coeur d'Alene Chamber of Commerce. When plans to build the facility were pitched last year, nearby condo neighbors challenged it on grounds that it would greatly affect their views of the lake, block sunlight and reduce property values in excess of $1 million.

However, the city's Design Review Commission approved the 125,000-square-foot, 60-unit luxury apartment building design several months ago because plans for the estimated $20 million project fit under the city's downtown building guidelines. The commission's approval meant the builder was allowed to apply for building permits from the city, but neighbors followed through on a promise they had stated from the beginning and filed a lawsuit to stop it.

Still, the suit hasn't hampered progress on the project, Hills said. Construction should take 18 months once it starts, and the grand opening is planned for June 2, 2015.
