This says that Jahn LLC (the one filing for bankruptcy) is unrelated to Jahn Architecture Inc. (which designs building such as 1000M). So I assume very little impact?
I'd be more concerned with the developers getting their loans at this point.

Yeah, seems Jahn LLC was designed for some funky legal maneuvering and has nothing to do with the architecture firm.

Random, but relevant thought:

If these developers can't pull this project off at this point, they are beyond hope. The downtown apartment market fundamentals are galloping ahead as I've never seen before, new supply in the works is currently woefully insufficient, and capital sources on the debt and equity sides are super active, looking, ready and willing to mingle. There are literally no excuses for not being able to line everything up within the next few months at most and put this thing up, save for some combination of inexperience in large scale rental and ineptitude. None.

Still have the question: Do they JV this?

^ I thought the development team already JV'ed with John Buck Company pre-covid.

Am I misremembering things?

^ If that's the case, I completely missed it (not saying it's not, because it's happened before!), and it would be extraordinarily welcome news (to me!)

^ i looked back through the thread.

i was mistaken, the developer has not JV'ed with JBC, JBC has merely been acting as the local owner's rep, as the developer is from out of state.

No, the architect's job continues through the construction period until substantial completion. There is a long process of Construction Administration that is part of every architect's job.

Of course, these duties can be (and often are) delegated to another architectural firm. But if the whole marketing for the project is based around the architect's master vision, then you probably want that architect involved in the execution as well so that the "vision" doesn't die a slow death by a thousand poorly-considered VE cuts.

This will have a tremendous impact when viewed from some of the most popular spots like Alder. It will also expand the skyline south, connecting better with NEMA & One Museum Park, etc. Even if it takes a haircut, it will be a big boi in that ares--very excited!

^ yep.

it's hard to overstate just how large of an impact this one would have, filling in a BIG gap in the south loop skyline.

Hoping all this talk of the apartment boom raging back will lead to news about Crescent Heights' plans for NEMA 2.

Yes that would be wonderful, but as seen in the rendering above, 1000M would enhance the South Loop skyline tremendously, whereas giving NEMA a slightly taller twin right next door would have less of an impact. Thus, if only one of them gets built, I hope it's 1000M, even though NEMA 2 would be taller. Besides, 1000M is more attractively designed than NEMA 2.
