^ What's interesting about this design is that the glass panels appear to be uninterrupted panels roughly 8-10 stories tall, offset to mimic patterns you might see on wood flooring. Don't know how that's even possible, and likely a rendering trick that will likely not deliver as promised, but if they could pull that off, this would be a differentiator in the tired "glass box" category.

CetraRuddy’s Two-Tower Development At 520 West 41st Street Set For Construction In Midtown West

Quote:
Coming in at number 23 on our countdown of the tallest construction projects underway in New York City is 520 West 41st Street. YIMBY previously reported an exclusive rendering reveal for a possible two-tower mixed-use development at the Midtown West site, with the taller structure potentially rising 758 feet tall. Owner and developer Silverstein Properties called on CetraRuddy Architecture to create a pair of offset glass skyscrapers on the property near the edge of the Manhattan waterfront, and there have been a number of design changes over the past several years. Leeding Builders Group will be the general contractor.

The rendering above shows a large podium section with several high-floor ceilings of transparent glass panels. This could become commercial retail space. Below is what the site currently looks like.

The site was once the home of a large low-rise Mercedes Benz showroom that was demolished four years ago. What is left today includes a sliver of a sub-level tunnel that has been partially exposed and a section of the ground-floor slab on the eastern end of the address. Most of the land has been excavated and sits behind a green construction fence. Silverstein Properties also made an earlier presence in the neighborhood with the construction of Silver Towers, a pair of twin glass residences diagonally positioned to the north across West 41st Street.

People familiar with the property told YIMBY that work could start in late 2020.

How much office space will be here if any?

This is completely out of the way and un-chic. Who would want to work here?

I hope that it's largely rentals.

One tower is residential, the other will have 1 million sq-ft of commercial.

From my 3D model of New York. Such a shame they didn't go with the taller single tower.

Does anyone know the current address for DOB filings? I looked up 520 W 41st St., and it indicated that this is an obsolete block.

Thanks. That's what I looked at, but it doesn't show any of the prior filings.

Silverstein Properties has submitted a proposal for a major development site in Manhattan. I can't think of any off the top of my head.

How has leasing activity been during COVID-19, and how have you navigated this time?

Leasing is obviously way down. It’s very hard for people to lease space when they can’t tour space, and there was a period — four or five months — where people really couldn’t tour space. We were all being responsible New Yorkers, and we were quarantining and following the direction of our policymakers, which has put us in a much better place today in terms of the pandemic. But, the result of not being able to tour is people weren’t able to proceed with their plans. There’s no question things are picking up. We’ve had a lot of tours, we’re now trading proposals with tenants, and we even managed to sign two leases during the pandemic.

We closed on the purchase of a 1.4 million-square-foot building in Los Angeles, the U.S. Bank Tower. We refinanced 120 Wall Street and we’re about to refinance 529 Fifth Avenue [which closed on Oct. 9]. We hired and onboarded at least two people, we submitted a proposal for a major development site in Manhattan, and all of the tenants that we’ve had building out space have resumed their construction.

could also be the portion of the ABC site they retained. On second thought, it's probably in reference to 5 WTC

Possibly, or maybe a portion of the Empire Station district. The WTC sounds likely, I do remember they submitted a plan there. But I think that was earlier in the year.

Larry should redevelop 529 Fifth. His 1960s tower is a POS. I'd like to see a 1,000'+ RAMSA hotel/condo there.
