Miami’s Aria Development Group is partnering with Kuwait Real Estate Company AQARAT to build a new 40-story hotel and residential tower in downtown Miami.

The 360,000-square-foot project will be located at 227 NE 2nd Street, on a site where Loft III was once planned. It is situated in between Loft I and Loft II, just west of the Vizcayne condos.

Between 100 and 110 rental units consisting of Studio, one-bedroom and two-bedroom apartments will be targeted at students and working professionals. A 250-room hotel will be operated by Yotel, known for micro-sized rooms.

AQARAT owns a 51% stake in the project. Construction is estimated to be between 18-24 months, with completion in 2017.

Here is what the site looks like today. Wonder if it will have no parking like the 2 Loft towers on either side.

Forgot to mention that this will be 45 floors which is a 5 floor bump over the original plan.

So: MIAMI | 227 NE 2nd Street | FT | 45 FLOORS

Most likely 460 FT if I had to approximate it

Apartments At Yotel Will Be Targeted Towards Students & Working Professionals

Aqarat Kuwait Real Estate Company recently updated their website to show that 150-175 residential units at their Yotel Miami project will be apartments targeted to students and working professionals.

Previously, the developer had indicated that the residential units would be sold as condos.

Plans for the 45-story tower at 235 NE 2nd Street were submitted in July 2015. Since then, there haven’t been any permits pulled, and the lot remains vacant.

Yotel Hotel & Apartments Redesigned To Remove Parking Garage

The developers of the proposed Yotel hotel and apartment building have resubmitted plans for the project, in an attempt to gain approval from Miami’s Planning Department.

The new proposal removes a parking garage from the proposal. Zoning does not require parking for the residential units due to proximity to Metromover, and the developer is requesting a waiver to allow for offsite parking to satisfy a requirement for the hotel units.

Even with the parking garage removed, several additional waivers will need to be granted in order to build on the small 14,903 square foot lot, including setback and lot coverage waivers.

Under the new plans, a 29-story project with 10-stories of micro-hotel and 16-stories of apartments would be built. In total, there would be 188 apartments and 225 hotel rooms.

Previously, the developer had proposed a 45-story tower with 180 apartments and 262 hotel rooms, above a 10-story garage with 144 spaces.

Aria Development Group is partnering with Kuwait’s Aqarat on the plans. Stantec is the architect.

Miami’s Urban Development Review Board will review the plans at a meeting on April 19.

^ What a disappointment and a waste of a site that is zoned for a much taller height.

Yotel Gets Approval, Will Be Built Without Parking

Miami’s Planning & Zoning Department gave final approval for the mixed-use Yotel project last month.

Plans call for a 29-story tower split between apartment and hotel use. The project is to include:

188 apartments
No parking garage will be built. Previously, a 10-story garage had been proposed, but it was never approved.

Construction Permit Pending At Downtown Miami’s Yotel

The developers of downtown Miami’s Yotel appear to have selected a contractor and filed for a construction permit.

A permit fee in the amount of was submitted on December 14. The permit has yet to be approved, but the project was approved by the Planning Department earlier this year.

According to the filing, the project includes 256 hotel rooms on level 3-13, 208 multifamily units on levels 14-30, and a 4000 square-foot restaurant on the ground floor.

Cost of construction is estimated at $54.6 million. Coastal Construction is listed as the contractor.

Yotelpad Reveals Pricing And Construction Date, Sales About To Launch

Yotelpad Miami is about to launch sales for its 215 condo units.

Sales will begin in April, with construction to get underway in October 2018.

Prices will start in the in the $260,000 range, with average prices of $650 per square foot for fully finished PADs, according to a spokesperson for the developer Aria Development Group (parking is not being built).

It is the first Yotelpad to launch on the East Coast. The building will accommodate short term rentals, but details of a rental program have yet to be finalized, the spokesperson said. A two-year leaseback program will be offered.

Luis Chacon of OneWorld Properties will lead sales, the developer said.

“It is very exciting to be a part of a development that is truly unique from anything previously offered in Downtown Miami,” said Peggy Fucci of OneWorld Properties. “We’re seeing a great deal of interest from investors and young professionals who are looking for reasonable square footage at an attainable price point. I believe this project is meeting a much-needed demand in the market for buyers who live a transient lifestyle and want to be in the middle of a bustling, downtown setting.”

A hotel will be on the lower floors of the building, with the PADs located on floors 15-30. The PADs will be finished with “top-of-the-line flooring and lighting,” as well as a dedicated storage unit, according to a press release. Unit sizes range from 425-square-foot studios to 700-square-foot two-bedrooms.

Yotel Submitted To FAA At 341 Feet Above Ground, Construction Permit Pending

The developers of Yotel have applied to the Federal Aviation Administration for permission to build their hotel and condo project.

According to the application, the 30-story tower will rise 341 feet above ground, or 351 feet above sea level.

A parking garage is not included in the plans.

City records show that a demolition permit to clear the site was applied for last month, as was a permit to install fencing. A construction permit to begin foundation work was applied for in January, but hasn’t yet been approved.

Buyers of the Yotelpad units will be permitted to rent the units on short term rental sites like Airbnb with no restrictions.

Miami’s Aria Development Group and Kuwait’s Aqarat are the developers.

I think this was on the right track at one point. My theory is that the architect started designing this from the roof. You know what I mean. Kept working his way down, took a whole jar of Quaaludes, and 20 minutes later, the base was drawn and designed.

I'm not sure what is going on with that base, but something terrible occurred when those synapses were firing, and it was all a blur. Possibly the base symbolizes the fudging of the night.

Carless 31-Story Yotelpad Breaks Ground After Quickly Selling More Than Half Of Units
