Rightfully appealed to the LPAT.

This should be a slam dunk. Reasonable height, density, adequate setbacks, proximity to transit, etc.

Hope they knock it out of the park and get this approved in a minimal amount of time.

This is good news. This is a good density and style of development along the future A-Line BRT and existing A-Line express bus. I loved the article. I am critical of over intensification and vertical sprawl, but this is a good sized development for the area, and I'm glad the LPAT said the things they did. For similarly sized developments along this corridor and in other areas similar it sets a precedent.

I also think it is becoming increasly obvious that Farr is extremely wishy washy:

"Farr stated the use of a parking stacker system will be inappropriate for this development. The City submitted to the LPAT that parking stackers are hard to use, unreliable, do not fit large vehicles, and residents will park on street instead of using the system because of the time it takes to retrieve vehicles from the stacker."

"Farr originally moved the City adopt parking stackers for new developments. He did so as part of the approval of a slender tall building on the Tivoli site at 108 James Street North in 2015."

I'm glad they approved that Tivoli stacker system. That development is great and the currently used restored theatre is amazing...

That only took about four months to get it approved through LPAT. That seems fast (which is great), is this the new normal with the LPAT set up?

This is great for the North End and the west harbour. There's so much potential for this neighborhood to be done right. Hopefully this sets a precedent of acceptable land use in the area and we see more like it.

I wonder what the odds of this happening are now, and when it may start. If David's suggestion this is going to be rentals, it could be started quite quickly.

All depends who the developer is too. A lot of the sites in this area seem to fail. We'll have to see.

I remembered this from a picture of the Pier 8 development. It's been quiet a while since this has had an update. Has anyone heard anything about this, or seen any work on site?

It's still listed on Pinemount's website with a "spring 2023" completion date and is listed as LPAT approved.

There isn't an active site plan application listed on the City's development tracking website for it though, which would be required. The map hasn't been updating for a few months now though so one could have been filed recently and we don't know it.

There is now an active site plan application here, so it's moving along:

Quote:
DA-22-020

To construct a nine storey mixed use building with 69 dwelling units, 153 sqm of retail space and 40 parking spaces.

Sounds like this building will be bumping with all that attitude, bravado and swagger injected at Burlington @ James.

"Qwest is an attitude, a swagger, a new way of living on the cusp of everything new, everything electrifying, everything hot and happening in Hamilton’s most exciting urban neighbourhood. Qwest is a trip down the street to the Collective Arts Brewery for a cold one. It’s a hike along the Waterfront Trail. It’s an easy GO ride to Toronto, a short walk to the hottest restaurants in town, a game at Bayview Park, a 5-minute stroll to the lake."

I think his point was more why would you advertise Bayview when Bayfront Park is a 16-hectare park and more encapsulating of a waterfront amenity.

The building is no more, looks like they're planning on getting started here:
