I don't think it looks that bad! I have seen a rough design for the second phase which is 5/6 stories. It's designed to look like a series of stacked shipping containers.

I like the design. I'd have prefered if the metal wasn't corrugated, but overall it looks fine.

It looks fine to me. Considering the design of the original building, they didn't really have many options to go with. I'm sure it'll look even better after the 2nd phase is finished.

I think they put most of the budget into making it passive house certified, so from what I understand the windows are all triple glazed and the place is insanely insulated and airtight so it hardly uses any energy. I can appreciate that they took the budget as far as they did with such an ambitious concept. Hopefully when they add the window awnings it'll add some dimension to the facade!

Turned out great. When I was in the hammer a month ago, I noticed that the convenience store that used to be on the ground floor relocated back into the new building. Was wondering if they'd do that.

They say tenants in phase one pay about $30/ year in heating and cooling. The same should be the case with this building and all other Indwell ones like 500 James, as well as other Passive house builds like the retrofit of Ken Sobel tower

I'm guessing this might replace the tiny Red Hill branch at Queenston and Nash. Looks like a great move to me since its a much more central and more walkable location than that weird strip mall branch.
