Armani-designed condo project coming to Sunny Isles





A 60-story luxury condo will feature architecture by César Pelli and interiors by Giorgio Armani’s Armani/Casa Interior Design Studio. The Related Group and Dezer Development will jointly develop the project.

The 60-story Residences by Armani/Casa will rise on an oceanfront site at 18975 Collins Avenue in Sunny Isles Beach, in a partnership between Jorge Pérez’s Related Group and Gil Dezer’s Dezer Development.

Dezer has a track record in building luxury projects with a marquis brand: its Porsche Design Tower is under construction on the same stretch of beach, and the developer has built six towers bearing the Trump name.

“Trump. Porsche. Armani. It’s a niche market I’m creating,” said Gil Dezer, president of Dezer Development. “We’re getting luxury brands to join us on the buildings. It makes for amazing projects.”

Star architect César Pelli, who designed the Arsht Center for the Performing Arts in downtown Miami, was tapped as the architect for the Armani project.

The condominium will mark the first U.S. project by Armani/Casa Interior Design Studio, which has designed interiors for condos in other locations: Maçka Residences in Istanbul, Turkey; The World Towers in Mumbai, India; and Century Spire, in Manila, Philippines.

Working under the direction of the fashion designer, the Armani/Casa Design Studio will designate interior materials, colors, finishes and custom-made furnishings designed to reflect the setting and architecture. In a statement, Armani, CEO of Armani Group, said the Sunny Isles project provides “the opportunity to create something really very special — a remarkable living space, imbued with the spirit of modern elegance.”

The tower will include 260 luxury units and is planned for completion in 2016. Units will be priced from $1.2 million to $5.5 million.

Dezer said his firm and Related jointly bought the majority interests in a broken condominium to acquire the site. He said the project is expected to begin taking reservations soon.

“This is going to appeal to the same type of buyer as Porsche. They will be equally luxurious but lesser priced, strictly because they will be smaller units,” Dezer said.

90% Of Units Reserved In 10 Days At Armani/Casa Sunny Isles

The project was said to have been successful at attracting reservations this summer, prior to the collapse of the Russian economy. Unit prices started at $1.35 million for a two-bedroom condo, and went up to $5.6 million for a four-bedroom unit.

Buyers will need to put down 10% to convert to contract (in addition to their 10% deposit), with another 20% due at groundbreaking this Spring. Completion is scheduled for Summer 2017.

César Pelli is the architect, with interiors by Armani Casa. Related Group and Dezer Development are the developers.

The project should be completed in the first quarter of 2018.
The 60-story tower is the first Armani/Casa branded tower in the U.S. Architect César Pelli, known for his work on the Adrienne Arsht Center in Miami, will design the units.
"We are extremely pleased to bring the internationally-celebrated talents of César Pelli and Giorgio Armani to Sunny Isles Beach, further defining the city as one of the world's leading addresses for elegant living and sophisticated design," Jorge M. Pérez, CEO of the Related Group, said in a news release.
Units range from 1,350 square feet to 3,750 square feet. They're priced from $1.3 million to over $5 million.

Records show that the developers have been acquiring units from individual condo owners in the now-demolished building on the site, and that they had been engaged in litigation which delayed the project. Condo documents for the new project have not been filed yet.

The project consists of a 56-story, 640-foot tower designed by architect Cesar Pelli, with interiors by Armani Casa. Sales are said to be strong.

Glad I can help. Its a hobbie that I enjoy and have a passion for. Sometimes I question why I am a Geologist. I should be a real estate broker selling NYC real estate. Eh, time will tell. Maybe in the future. Who knows but just doing this hobby has landed some nice connections. But the fact that people enjoy the work and compilations makes it worth the effort.

May the towers rise!



And yes, I agree, Sunny Isles is growing up. Joining the big leagues. Miami in general too. The 1990's skyline was laughable, and now, its a global icon. If all goes well, it may very well make it to the elite cities with more than 4 super talls, because on a global scale, having 4 supertalls or more in a city is rare and not so common. If all 5 or 6 rise, Miami will be, next to NYC and Chicago, part of the big boy club.

Construction crews have installed piles 180 feet deep to allow for two levels of underground parking, Rosso and Dezer said. Coastal Construction is the general contractor, according to a spokesperson. The beachfront project is located at 18975 Collins Avenue between condo towers Ocean II and Ocean III. The Residences by Armani/Casa, a planned 56-story, 649-foot tall tower designed by César Pelli, will also include more than 35,000 square feet of amenities: a lobby lounge, fine dining restaurant, cigar room and wine cellar, heated swimming pool, oceanfront fitness center, two-story spa, movie theater and clubroom, as well as beach amenities. Landscape architect Enzo Enea designed the three-acre garden. Dezer said he expects the building to be completed by February of 2019. It's hard to believe that over a decade ago Sunny Isles Beach didn't even have one skyscraper over 500+ feet / 152+ m.
Now with the ground breaking of this project it will be the city's 10th.!

I'm seeing some completion dates for some time in 2017: I'd imagine leaning towards the last quarter or so. Hopefully its true and it will rise fast.

Its a nice tower. IMO, Muse is probally the nicest development out there.

With all these fancy luxury towers named after fashion and car brands, how come there isn't fancy retail in these area to meet these customers demand? All I see on Google Earth is strip malls and generic stores!!!

Is Sunny Isles a more luxurious Miami beach?

Both very pricey but I'd say Miami Beach commands higher costs per sq/ft. Although you will find very pricey units in Sunny Isles and especially West Palm Beach. Anything right near the coast, particularly the barrier islands in S.Florida is prime real estate.

Its a cool little stretch of sand where the buildings get very tall. Nice project. Dezer and Related have licensed the Trump name in the past, looks like Armani is next...

Dezer/Related Group grab $305M construction loan for designer-branded condo

After breaking ground in March, Coastal Construction has started structural work on the 56-story, 308-unit project.

Banks generally don’t make a construction loan until they’re satisfied the developer has strong sales and the construction funding plan appears solid.

Located on the beach at 18975 Collins Ave., the project was designed by César Pelli. Units range from 1,350 square to 4,160 square feet. They are priced from $2 million to over $15 million.

The project will include over 35,000 square feet of amenities, including a pool, fitness center, movie theater, a two-story spa, a beach club, a restaurant, a cigar room and a wine cellar. Swiss landscape architect Enzo Enea designed a 3-acre garden oasis for the building featuring sculptures by Sandro Chia and Boaz Vaadia.

The Residences by Armani/Casa should be completed in 2018.
