Cool CHICAGO | 110 N Wacker | 817 FT | 56 FLOORS










-110 N. Wacker

-DX-16

-office tower

-800’

-PD filed tomorrow 01/18/16

-Current building is 220,000 sq ft

-New 45’ wide riverwalk

-less than 150 parking spaces

1,350,000 sq ft of rentable area

-40’ high lobby on Wacker Drive

-Stepped core because of the dynamics of the sight

-three columns get transferred to one along the riverside of the tower

-50% of the site will be accessable

-Roughly 44,000 sq ft site

-20,000 sq ft of riverwalk and landscape area.

-cable glass wall lobby

-Current about $1,000,000 a year in taxes (Class A space generates $10-14/rsf per year

-Leed Silver? At least LEED GOLD

-36 month construction schedule (including demo)

-podium last on the north side as that area will be used for staging.

-Using lower Wacker as much as possible

-Parking from lower Wacker Dr.

-No start date yet? Waiting for an anchor. Talking to people/interest shown, but no one has signed up yet.

I'm surprised at how thick this is given the narrow parcel of land. Does it hang out over the sidewalk along Wacker a la Civic Opera House or do they plan on extending this over the River somehow?

Wrong thread - I like General Growth - but this looks pretty nice, lots of public space.

Looks really good...great height too..finally breaking 800ft for an office tower!...Im hoping this starts the trend of pushing height limits higher in the loop proper in regards to recent construction

I don't understand how a 52 story office tower will be 800 feet tall. 300 N. LaSalle has 60 stories and is 785 feet. Have floor heights gone up by that much?

From recollection, I believe that it was said 52 'occupiable' floors.

Yes, the floor-to-ceiling height is more generous in this tower, so I was told. Also remember that the lobby will be 40' high.

Interesting. Seems like O'Donnell and Hughes are trying to position this tower as a really premium product - like 150 Riverside. Even more premium than 130 N Franklin, which I assume is their main competition. Too bad Sidley decided to stay. I'd feel more optimistic about one or both of these towers happening then. I don't know who else is shopping for anchor sized space right now.

I actually like the General Growth building, but this proposal seems like a great replacement. I like the riverwalk, too, maybe it'll encourage the buildings north of Randolph to open up their private ones. I wonder if there's any way they could be connected through/around the bridgehouses. I actually had totally forgotten that there was a tiny patch of riverwalk (or riverside patios, basically) north of Randolph. I wonder if they'll keep the riverwalk at street level or at the lower level. Looks like street level in the image, but not exactly perfectly clear.

I wonder where they measure the height from? Lower Wacker? Upper Wacker? River level? This does have a really tall lobby.

This looks very promising, even if it is a bit UBS 2.0, as someone said earlier.

And decent height too. 800' is a bit more than I was expecting.

Low-rise portion will have about 30,000 sq ft per floor.
Mid-rise will have about 28,000 sq ft per floor.
High-rise will have about 26,000 sq ft per floor.

That's up to the Army Corps. They make the decision as you're narrowing the width of the river and the south branch is already smaller than the main.

Remember there are standards as this is a navigable waterway.

Given these front page numbers and the subsequent change in the design, I'm not sure if 100,000 sq ft means a guaranteed height increase. At least not a substantial one.
