I was surprised (at first) to read that about 50% of the workforce in Monroe County commutes outside of the county for daily work. But when you think about it, it makes sense; there must be a lot of pull from Detroit and, to a lesser extent, Toledo. The link plan prioritizes development along the I-75 corridor, especially LaPlaisance Rd. which connects I-75 to the City of Monroe (through Monroe Township), and which is seen as the best option for big job & economic gains in the county. The plan seeks to take advantage of potential commerce with Canada; no doubt partly influenced by the eventual opening of the Gordie Howe Bridge.

There has been a focused strategic plan for this corridor in the works since the start of this year. Named the Monroe Innovation District, it has received County, Township, and City support, along with Port of Monroe and Monroe County Business Development Corporation (BDC). According to the above article,

...the district has the potential to deliver 7,000 jobs and 7 million square feet of commercial, flex-office and warehouse space and distribution facilities to provide up to $350 million in new investment for the community. The timing of the development coincides with ongoing reconstruction of the LaPlaisance Rd. overpass including new roundabouts that will promote economic development along the corridor.
Will this lead to stellar architecture & ground-breaking design? Not likely. But it will be interesting to see how it plays out, and if it helps or hurts future development in the downtown core of Monroe. Also, I am curious what this plan could mean for the former Monroe Factory Shops, right off of I-75 & LaPlaisance Drive. Also referred to as Horizon Outlet Center, this place opened in the late 80s and featured popular outlets for the time, but by the early 2000's was in decline, and by 2015 was effectively dead.

University of Detroit Mercy to open campus in Novi, first outside city of Detroit

The private nonprofit university has bought the former home of South University, a private for-profit chain headquartered in Georgia.

"We're not leaving the city of Detroit," UDM President Antoine Garibaldi said. "This (building) just checked off all the boxes. It was really tough to decide to go outside of the city of Detroit. There just weren't the right locations in the city of Detroit."


^Unfortunate they couldn't find space in the city, but a good sign that there's still low vacancy rates in the city despite Covid.

Office Evolution Co-working Franchise Coming to Metro Detroit

A co-working franchisor is making its metro Detroit debut and says its soon-to-be-announced Oakland County location will offer private offices, conference rooms, shared workspace, and mailing addresses.

Office Evolution, the U.S.’s largest co-working franchisor, features workspace designed for small- to medium-sized businesses and employees of larger corporations who are working remotely. It is based in Colorado.

While an exact location has not yet been announced, area residents Walt and Leslie Czarnecki are eyeing sites in Birmingham, Bloomfield Hills, Royal Oak, and others. They expect the space will open in the second half of 2021. There is an existing Office Evolution location in Ann Arbor, and a Troy office is in development and expected to open in 2021.

Interesting. The Detroit News posted an oddly detailed drive-by + walk through of the exterior & interior of the building (even the bathrooms are included). It is quite bland, inside & out. But in good shape and move-in ready. This building is something that they will probably update with some branding of their own over time. UDM will be a more stable occupant than the previous for-profit education company anyway.

Emerging Tech Complex in Plymouth Township Completes Infrastructure

The Michigan International Technology Center, an emerging real estate initiative focused on technology companies, has completed critical infrastructure at Ridge 5 Corporate Park, an MITC community in Plymouth Township.

The park, a 60-acre industrial subdivision within MITC’s 800 acres, is developed and managed by Novi’s Hillside Investments. Located at the southwest corner of Ridge Road and Five Mile Road, it has nine custom, build-to-suit lots designed to house international high-tech, light industrial, and research and development corporations.

Total capital investment for the project is estimated at $100 million. Construction began in 2019 and is expected to be complete by 2026.


$20M marijuana cultivation facility planned for northern Oakland County

Construction of a $20-million, high-tech marijuana cultivation facility in northern Oakland County is under way with plans to begin operating by spring.

The 54,000-square-foot facility in Lake Orion will create about 65 jobs, according to Natrabis, whose name comes from a combination of natural and cannabis. Natrabis said jobs will range from plant managers to controllers to cultivation technicians to packagers and marketing and sales.

According to partners Nick Simpson, Mike Thomas and Ben Puraj, they plan on opening five retail outlets in Michigan to sell their private label cannabis. Future plans also call for a doubling of the cultivation operation with an identical facility directly across the road from the one under construction on a 5.5-acre site in the Liberty Tech industrial park near Brown and Giddings roads.

Small news (but good pizza) - Buddy's newest location opened in Troy last week. The Architect, Aria Group (Oak Park, IL), tried to create a Detroit vibe with some modern grit & edginess, inspired by the original location. Thinking about posting this made me crave it so much I had to go get some for lunch (from the fairly-new Portage location).

Oakland Community College's new Science & Technology building is well under way at its Auburn Hills campus. The work recently reached a milestone with a Beam Signing Ceremony near the end of October. The 54,000 SF addition will provide new facilities for the CIS department and science programs. It will include a cyber-security lab, microbiology labs, physics labs, biology and chemistry labs, CIS labs, offices, conference rooms, and collaborative study spaces. In addition, the existing "Building C" is being heavily renovated (31,000 SF) to provide better wayfinding, student breakout spaces, and instructional spaces. More info on the school's website.

Former Northland Mall in Southfield Slated for 1,300 Apartments, Former Hudson’s Store Eyed for Food Marketplace

The Southfield City Council has approved an $11-million purchase agreement for the sale of the majority of the former Northland Center, located just north of the intersection of the Lodge Freeway and Eight Mile Road, to Contour Cos., a residential and commercial firm in Bloomfield Hills.

Contour Cos. has proposed a mixed-use redevelopment including apartments at various rental rates, retail and restaurants, offices, and green space that city officials state follows the original vision for the Northland redevelopment based upon residents’ collective input.

Contour plans to save the original five retail pads from the former mall as well as the underground tunnels and the former Hudson’s building. Previous purchase offers and other developer interest in the property had stipulated that any demolition occur at city expense.


Lordstown Motors puts R&D center in Farmington Hills

Detroit — Electric vehicle startup Lordstown Motors Corp. is creating an automotive R&D center in Farmington Hills with support from the Michigan Strategic Fund, the Michigan Economic Development Corporation said Tuesday.

The center will have offices, space for vehicle inspection and benchmarking, and labs for testing, validation and prototyping.

The project comes with $3.6 million in private investment and creates 141 jobs, resulting in a $1 million Michigan Business Program performance-based grant. Michigan was chosen over competing sites in California and Ohio for the center.

I saw this picture on Instagram. This is by no means new development, but when compared against newer construction in and around Royal Oak Beaumont's sprawling campus, I find this historic photo from 1955 absolutely incredible. For example, look at the farm house in the left-center of the pic!

What an amazing land acquisition to build this place where it is today. It must have all been farm land, somehow spared from the post-war suburban boom. I have a lot of memories here. My mom is a nurse and it has been her home base for a 40-year career. This photo is from 1 year before she was born. I was born here (don't remember that!) as were my siblings. I remember ER visits, my younger sisters birth, etc. When you think about all of the lives that touch a place like this, it is mind-boggling. Now, it acts as one of the metro area's centers for distribution of the COVID-19 vaccine distribution, not to mention treatment for the largest number of COVID-19 patients of any place in Michigan (mom just got her first vaccine dose last week).

Speaking of Beaumont and cool perspectives, DeMaria (contractors) recently launched a virtual walkthrough of Beaumont Health's central COVID-19 vaccination clinic. Take a look around, here.

DeMaria helped repurpose a 23,500 SF space in 6 days, which might be the fastest fast-track project I've ever heard of. All I can say is - wow. This is what preparing for mass inoculations should look like everywhere -

Here's a neat interior view of Ford Land's Wagner Place (in Dearborn). They exposed the original wood lathe and wood structure during construction and left it exposed for aesthetics. I've never seen it done quite like this before -

Baker College Royal Oak broke ground this month:

Baker College to Build $51M Flagship Campus in Downtown Royal Oak

Flint-based Baker College, Michigan’s largest private not-for-profit college and the state’s top private transfer school, announced Monday it is building a new facility in downtown Royal Oak that will become the school’s flagship metro Detroit campus.

The planned $51 million, 86,000-square-foot, seven-story Baker College Royal Oak campus will be located at 420 S. Lafayette Ave., at the intersection of S. Lafayette and 5th Avenue.

The new location, which will be designed to accommodate approximately 1,500 undergraduate and graduate students, will incorporate flexible and connected classrooms and laboratories, foster interactive and collaborative study and feature gathering spaces for students, faculty, and employees. The site also will include on-site parking.

Students are expected to arrive on-campus for the start of the 2022 academic year.


Amazon Expanding Operations in Metro Detroit

^ That Baker College facility looks nice.

Rochester Hills / Auburn Hills -

Oakland University's Varner Hall is going to get a much-needed, $45 million overhaul. The building turns 50 this year and it has never had a significant upgrade or remodel, just routine maintenance upkeep (and even that... questionable). It houses a lot of the Universities programs, including:
  • College of Arts and Sciences
  • School of Music, Theatre and Dance
  • Department of Political Science
  • Department of History
  • Department of Sociology, Anthropology, Social Work and Criminal Justice
  • Instructional Technology Services

The work will include extensive infrastructure & building systems upgrades, a full sprinkler system, new windows, new roofing, barrier free / ADA improvements, and two 4,500 SF additions to support the recital hall and the studio theatre.

I spent a lot of time in this complex for various reasons as a youth (summer camps, music rehearsals, piano lessons, etc.) and I remember thinking even back then, boy, this place needs a makeover. Pretty excited to see how this turns out.

Canadian company Magna to invest $70.1 million in St. Clair facility, create over 300 jobs

Canadian company Magna International plans to invest $70.1 million and create 304 jobs with its Magna Electric Vehicle Structures facility in St. Clair’s industrial park.

On Tuesday, the Michigan Economic Development Corporation Strategic Fund Board voted to grant the company $1.5 million to help offset cost related to training, recruiting, and construction for the project.

Ashley Capital Adding 900K Industrial Building in Hazel Park, Robertson Bros. Building Homes

Port Huron -

(speaking of St. Clair County...) When Country Style Marketplace opens this Fall in the former Woolworth building (310 Huron Ave.), it will mark the first time in 50 years that the downtown has had a grocery store. The project has been in the works since 2018, and financing was finally all lined up back in October of last year for the estimated $3.7 million project. Construction began in November. The lower level will contain a wine and beer cellar, and the second floor of the building will have three offices for rent and a 1,500 SF loft. The same owners also bought a grocery store in Fort Gratiot Township in 2018, which this one will be modeled after -

Port Huron -

Here's another one for Port Huron, and it's a big one. If built, the proposed $14.4 million Wrigley Center mixed-use development could include space for a farmer's market, an arcade, indoor rock climbing, restaurants, retail, and 36 loft apartments. The property, located on this downtown block, was formerly a Wrigley's grocery store, followed by a showroom for Art Van. It has sat vacant for the past decade. Financing closed on December 23 and interior demolition started 3 days later, so at least for now, it seems like it's happening -
