Considering that with the exception of a few Drexel buildings, nothing in this photo outside of the project is accurate, I'd probably venture that it's just a mistake on their part. The International House is one of the few examples of Brutalism that I enjoy.

Pretty sure that's not the final cladding. Apparently, metal accent panels have yet to be applied.

I remember a similar thing happened with the American Water building in Camden. There was a temporary material that the cladding was attached to

New rendering of uCity Square below. The tallest may breach 400 feet in this rendering. You can also faintly see TWO planned new towers at 34th and Market, and the two planned developments at 38th and Market:

38th & Market St.

12 floors, that's disappointing for such an important location. And parking for 500 cars---and no mention of it being underground---another bummer. Lastly, this is to start next year. I'd think it would make more sense to continue to build out along north 38th St. and keep this site for later.

I mean, FMC already did (and almost doubled it), but yes, would love to see some uCity buildings hit 400'+ too. Obviously these are all spec renderings of what would be, so we don't know what will actually happen, but I'd love to see a few have a crown of some sort that wasn't a flat box. We don't need a spire for a 400' tower (if we're lucky enough to get that), but maybe it wouldn't be too much to ask to see something with an off kilter top? Would a tamed down Cira Center or FMC esque crown be too much to hope for?

All that said, I'm happy with the current renderings in the University City report, and am really just nitpicking here.

According to the "State of University City 2023" report on page 31, Two and Three uCity Square are in the works. Both towers would bring a combined 1 million square feet of commercial research complex (with ground floor retail) that is in design phase and aiming for a 2024 groundbreaking. There is a rendering which shows what these buildings may look like.

One uCity Square now 90% leased after adding a pair of new life sciences tenants

One uCity Square, a $300 million life sciences building in University City, is now more than 90% leased less than six months after it opened in January.

Engineering and scientific consulting firm Exponent moved into 32,000 square feet earlier this month, taking up a full floor in the new building at 25 N. 38th St. after previously occupying 20,000 square feet at 3440 Market St.

Massachusetts-based Charles River Laboratories is also taking a half-floor at One uCity Square, which has a total of 400,000 square feet of space across 13 floors.

Wexford is working on another life sciences building at 38th and Market streets which is planned to have 225,000 square feet of space, multiple tenants, parking and more ground floor retail. Wexford is marketing the space to grocery stores, Cramer said, and hopes to break ground in the fall.

As One uCity Square nears capacity, developer plots surrounding innovation campus and hotel addition

The building at 25 N. 38th St., which opened in January, is now 93% leased. Penn Medicine's Institute for RNA Innovation has moved in and started conducting research. Come May, it will be joined by Penn Engineering's Center for Precision Engineering for Health. Combined, Penn research teams will take up 115,000 square feet of space, or more than a quarter of the building.

This spring will mark the first time Penn Engineering and Penn Medicine will have operations under the same roof, Penn Engineering Senior Associate Dean David Meaney said.

Other building tenants include scientific consulting firm Exponent and Massachusetts-based Charles River Laboratories.

One half-floor and two ground-floor retail spaces — likely to be food and beverage concepts — are yet to be filled.

As they approach capacity for tenants in the building, Grady said Wexford will look to "convene a diverse audience, have it be connected to the neighborhood communities" as it relates to the ground-floor amenity spaces. In addition to what will likely be food and beverage concepts, there is a beer garden just outside the building.

Beyond the short-term agenda for One uCity Square, Wexford will continue building out the sprawling campus that stretches from 34th to 38th streets. The includes building out Two, Three, Four and Five uCity Square, though a timeline for those projects will likely depend on market conditions, Grady said.

In parallel with that influx of development, Grady said plans are in the works to build a hotel on the uCity Square campus.

"There is a scale of density that can support that amenity," Grady said, adding that Wexford would look to partner with a company with experience operating a hotel.

Honest question, why is it that it seems that they can’t build enough office space for life sciences in that corridor yet 3001 JFK can’t get off the ground for the last 5 years?

and why is a "sprawling campus" more conducive for these types of buildings?
23rd & Market, the "SPARK" building etc.
and they don't seem to like the idea of mixed-use buildings, perhaps with residential tower above.
These are popular areas with the most transit options.
