One Water Street is already a bit fat in my opinion. Cheers for some better future city planning!
And mountain views whichever direction you face. Fat towers block that view.

There is a text amendment going before City Council on Monday to reduce the floor plate size for towers.

What does this mean for any recent projects we have seen proposed in here? Don’t want Kelowna to stunt it’s urban growth just as things are warming up.

Any development permits already approved will not be affected. I don't know about buildings that are in for approval.

Is this being built?
It is in detailed design stage and the developer reported there is strong interest with 7000 potential buyers registered for the 650 suites.

I would think that all currently submitted designs would be exempt whether a DP has been issued or not. There is substantial cost involved in simply getting to the application phase. It would be unreasonable to send buildings back for re-design simply because they decided to change the rules mid stream. I highly doubt there is anything in the current mix that would exceed the current proposal and I'm sure developers have been aware of this change for some time.

Any application in stream will be protected under the current regulations. If you look at the next OCP coming out this fall the intent is to promote taller and slender towers. This helps reduce the overall massing at street level and helps reduce shadowing. This will not hurt future development. Most developers are building to this floor plate size already. This just protects the City in the long run.

Thanks for the insight from city hall's perspective JayMi. Much appreciated.

New downtown Kelowna developments finally show what CD-21 could have been

Water Street by the Park is hoping to start selling in June and begin construction in January.

That was a great read, thanks for posting.

I wasn't aware of CD-21 plan at all. It would have been interesting to see it build out over time.

That would be great if Water Street by the park gets going.

Which tower / towers are they constructing first?

I believe the plan is the 24 story (closest to the park) first, followed by the 42 story on the same podium. 3rd tower (28 story) adjoined by skywalk over Leon.

Has potential to be very nice.

Love the sweeping balconies.
