Taking quite a while to finish the underclad (no idea what the technical term is for that beige stuff being installed over the white insulation) part of the west elevation before the final exterior can be installed. A couple trucks delivering more of the panels this morning.

They are hoping to get approvals to start Phase 2 this year. They are ready to go.

That is awesome news. Phase 1 really provides a visual anchor for south Pembina and it urbanizes what was once a very low slung and windswept intersection. Phase 2 will only add to that.

The building itself (phase 1) looks nice with the curve. It's a nice addition to the area. Between this, that clump going up where Frontier Toyota used to be and the ongoing boom in St. Norbert, that stretch is really changing.

Too bad the university side of the street is not gonna be developed any time soon. In their long term land use plan they call for some midrise residential stuff there, at least it would be better visually than the field that's there. Feels downright rural.

I know they were working on getting a report from an engineer regarding railway proximity prior to the fire happening. They still didn't have approval from the City and would not allow occupancy until that issue was resolved. No main floor residential occupancy, only retail or other uses.

Not sure if that's happened yet.

doesn't help that the university's "development" of the area between campus and pembina amounted to dropping in a shitty suburban office park

I remember stopping at the corner on drive trips to the US. Parents would always leave super early while it was still dark and we'd stop at a gas station there and here would be little else down pembina.

Then ofcourse, the Dairy Queen, an iconic part of my childhood.

Finally have some cladding going up on the west side. Interesting vertical/horizontal pattern when you zoom in.
