The sale of a 58-unit condo project overlooking Lady Bird Lake is now final, paving the way for more high-rise residential development in the Rainey Street area on downtown Austin’s eastern edge.

More than 80 percent of the owners of the decades-old Villas on Town Lake condominiums — the statutory requirement for a sale to occur — agreed to sell their units at the 2.3-acre waterfront property, which is tucked at the foot of Red River Street adjacent to the hike-and-bike trail.

Preliminary plans for the first phase call for a tower of about 40 stories with approximately 400 apartments, Ip said. A second tower would be timed to market demand, Ip said.

Genesis will be required to get a site plan approved by the city of Austin before starting construction. Ip estimated it could be sometime next year before the project breaks ground. The cost of the project has not been determined, and Genesis will have to obtain construction financing.

The site was formerly owned by The Sutton Co. who had been working on a plan that would have had two towers, one that was stated to be a 60-story tower that would have been the tallest in Austin. Sutton worked to get the permits that would have allowed them to build up to 1.5 million square feet on the site. Sutton sold the property after the new developer approached them.

This article from last year details the old proposal that Sutton was pursuing.

I haven't been following it all that much, but it is on schedule. The tunnel itself and the outlet at the river are complete, but they're still working on the inlet at 4th Street, 8th Street and Waterloo Park.

The site plan which had been filed a while ago was expiring soon, and it has been renewed this week.

Also, the site plan was posted to the city's website for the utilities review and it included some numbers for the towers.

There's some discrepancy here, but Phase I is listed in the box to the left as being 595 feet with 422 residential units. Those numbers are listed as the same in the building's footprint on the site plan to the right.

Phase II is listed in the box to the left as being 595 feet with 422 residential units. The odd part is that in the building's footprint on the site plan to the right it lists the building as a 695 foot building with 147 units, but it also lists 280 hotel rooms. I'm guessing the 147 units are residential.

They're still all over the place with the numbers. This article says the first tower would be "roughly 45 floors" but that it could be 50 floors.

The 2nd tower is being mentioned as anywhere from 30 to 35 floors or even 50 to 60 floors depending on how the market handles the first one.

This says they're planning on breaking ground early next year.

Originally the Austin American-Statesman reported the tower would be roughly 40 stories high. This week though Genesis President Gordon Ip said it will go even higher, at 45 stories or even as many as 50 stories.

The site plan was posted for this project and for the first time we have a better understanding of the heights.

Phase I will be a 594 foot tower with 52 floors of condos.

Phase II will be a 704 foot tower with 60 floors of condos and a hotel.

This is Austin's third tallest proposal. 6 X Guadalupe is proposed at 848 feet with 65 floors and The Republic is proposed at 708 feet with 46 floors.

I'm not sure why they're stating they're adding a 2nd tower. We've known for at least a year that they were.

Yeah, it can be a little misleading. I wish these were climbing over 1000 feet, that would be incredible.

After seeing so many of these new iconic towers going up around the world, I'm more than ready now to see the square or rectangular boxes return.

You can always dress up any boxy glass building by employing different colored reflective glass. Or mosaic like.
